    I have paid over ***** in money orders and they can. It find them. As well as the have not given me my refund on the light being attached to my apartment. Have been emailing, setting up calls and texting with no responses.

    Hello, 

    The tenant is under eviction, we cannot cancel the eviction until we receive the full balance. It is the tenants responsibility per the lease to ensure that it is brought to our office, at this point we cannot confirm we received the money orders. We asked the tenant to ask the issuer to stop payment and re issue it, unfortunately ********* does not seem willing to do that for some reason.

    (Same issue happened last year around this time) No central air since May *******. *** sent numerous emails about this concerning issue. The temperatures have been very extreme to my son and myself. Reaching out to the company I have been ignored numerous of times, after a few unanswered emails Ive received two small window units for my room and my sons room. Leaving the living room, kitchen and bathroom extremely hot. The temperatures have been up into the 90s in the apartment with the two window units still. Ive had company and the internet workers out and the temperatures in the home was unbearable for them. My son has had chronic nose bleeds which caused me to send him with a relative for the summer just to come back to the same thing. The company finally reached out and took $500 off of August rent which I feel wasnt enough for the suffering I have to endure in this apartment. This is the second year in a row this has happened to us. I was told on 8/4 someone would be out to install the part to get the air to work, on that date I heard nothing. The following Monday I received a text letting me know that the part was in transit and no one knew what was taking so long. This has been a huge inconvenience for my son and myself. Ive taking pictures of the thermostat and I have all of my emails that I have sent. It looks as if we will go through another summer without our central air. This causes my electric bill to sky rocket because the window units are left on all day keeping the designated rooms at a halfway decent temperature. Im just trying to get to the bottom of this and hope it doesnt happen again for the duration of the time that I am here. Ive been patient, understanding and very reasonable. But ** at my ***** end with trying to deal with this situation alone. Please help because Im running out of options.

    As we discussed, unfortunately, this was a new part that was faulty, and although it is the same part that went out as last time, we can not control such things. We also gave you rent credits last time for the issue, as well as half of your rent waived this time. We provided you with 2 ac window units. Since you decided to continue occupying the apartment, that means you accept this condition and are therefore still responsible to pay the rent. Saying that, we do hate that you had this experience, and thats why we worked tirelessly to call the company or visit on a daily basis until the part came in. As i explained there is a global shortage on parts, all the suppliers are facing delays for parts and the big ones cant even send us coils right now, it is a crazy time, but we kept on top of it to make sure it actually did come in. I sincerely hope this time the part is not faulty.

    E & E Capital Management refuses to offer any help in regards to an apartment complex that they manage in **********, **, **********************. ********************** refuses to refund my security deposit and last months rent within the 60 days of moving out of the apartment although they sent me a disposition letter stating how much I would be refunded. They blame their unprofessional accountant ****.

    For the past several months I having been having issues with the heating and cooling in my unit. In the colder months the unit was not being adequately heated. I requested work orders to find out why it wasnt working. During the summer months has been the worse. Ive contacted the management company by email and phone to find out why the central air was not working. A few people came to check but never could solve the problem. With the Georgia heat it has been very uncomfortable staying in the unit. The temperature in the unit reaches up to ***** degrees during the day and night. Due to lack of air and moisture my son has suffered severe nose bleeds while we have been in the unit. Ive called and emailed the company numerous of times and Im not getting any responses. I reached out to a technician that contracts for the company and he stated that the motor was blown and another one had to be ordered. During that time the company provided one window unit. Due to the heat the unit is barely helping with cool air within the unit. I reached out to the agent ******** and asked could the rent be discounted or reduced based off the inconvenience. She stated I will check and get back to you I never heard anything else from her and that conversation took place on June 26th 2023. We have been suffering and have been very uncomfortable. We are forced to sleep together in one room due to the heat. Ive emailed, called the company but Im not getting any response. This has been going on for months. Its getting hotter and Im running out of options. This is not safe and Im feeling ignored. I pay my rent, Ive been very patient and courteous. Im just trying to get this problem resolved. Im the only one on the campus having this issue. This has been going in for months. Filing this report is my last resort. Please help.

    We have been in communication with this tenant to advice that we are still waiting on the part to be delivered by ******* air. We unfortunately can't control that the part is on backorder, however, in the meantime there has been window units installed in her apartment to make sure she is comfortable. We have also given her a credit for the inconvenience. We continue to follow up with ******* air to check on the status of the part.

    No one is reaching out to me, I have to constantly reach out to the techs for answers. There was 1 unit provided and its not cooling properly as I told the technician. Ive called and emailed and no one has responded. There has been credit applied or no communication about the credit or any updates.

    We have been in constant communication with the tenant. We are awaiting the part from ******* air, they have stated every week that they would deliver it for the last few weeks. it is currently on back order. We have installed AC window units in the apartment for relief until the part comes in. We wish that supply chain issues would not impact us, but we do the best we can.

    There has only been 1 unit in the entire unit not multiple units. There has not been any adjustments or credits made in my account. Ive paid regular rent for the past months with no adjustments. If they could add more units and adjust my account accordingly would suffice until the motor comes in. I would just appreciate communication, the company has not been in constant communication with me or we would not be at this point.

    It looks like an approved credit was never applied to your account. We will be giving you a credit equal to half of the month. We will also be installing another window unit for the other bedroom. ******* tells us every week that the part will be delivered so we thought it would have been taken care of already. We check in every few days with them, and hope we will get it soon.

    On the 11th of April 2023 my 2018 **** Mustang Gt was vandalized by one of the tenants girl friend who is not a tenant but have living there for at least 6 months. I have a video clip of the girlfriend of the tenants puncturing the sides of both driver side tires and attempting to burst my driver's side window. I called the police and they took a report and said I could press charges once they had the name of the person who did it. I went to the rental office to inform them what happened. The head manager to me to come back the next day and show her a clip of the girl vandalizing my car and she would trespass her. The next day I went by the office and I was told the head rental manager was not in. So three days later I went back and they attempted to blow me off. I was told by the manager that I couldn't inject them into my issue. I said you mean to tell me that you all allow tenants to vandalize other tenants property. The manager responded she is not a tenant and I said but she is being allowed to live there by management. The rental lease clearly states that visitors can not be allowed to stay over more than seven nights without special approval from management. I have tried reaching out to the cooperate office but I can't find a working complaint line or anything. The advise me of my next recourse. Thanks

    From the start this business has been very unprofessional. You can't even get anyone on the phone to get any information about one of the properties. I only got a response when I emailed them. After getting the information I needed, I got everything that was asked even numerous bank statements, which I didn't understand why they needed 3 MONTHS of bank statements for an apartment that was $1000 to rent. My paystubs should have been enough. After giving all the information they needed, I didn't hear from anyone for a week. I sent emails and I even asked my current landlord to confirm with them that they received their landlord verification form and to see when I would get a response, nothing. I then received a response from another person saying that my application was approved and was asked when I would like to move, of course I said ASAP that same day. I also asked to see the lease agreement before I placed the $1000 deposit. But the next day I received a message saying that the apartment has been taken and the person will be moving in the next day! How is that even possible to approve TWO PEOPLE for the same apartment. She then tried to place me in another property in an area I was not looking in and the area seemed unsafe with a higher rent price. The property I applied for was in the area I WANTED and in the school zone for my son. If I wanted the property they offered me, then I would've applied to get it. I understand it's first come first served but if you know you have one property as soon as that first applicant submits an application that property should be listed as "pending", as of today the property is still listed as "available" but someone supposedly has already leased the property. Sounds to me like they're just collecting application fees and if you do get approved they'll put you where they want you. So now my son and I have no where to go because my current lease expired 6/1.

    I am sorry for any inconvenience to reach us by phone, we have a very high call volume, therefore, we offer a calendly link on our listing to schedule a meeting with our office staff so they can dedicate time directly to you! 

    Due to the courts being backed up for evictions, we are taking extreme measures to ensure that we only approve applicants with 1-2 months savings in their bank account, can confirm their payroll is hitting their bank account to confirm income verification, etc. There is a very high amount of fraud in GA, and we must protect our clients and make sure that the applicant is not putting an undue burden on themselves to pay rent for the apartment. 

    Our team does their best to communicate on pending applications on a daily basis, if there is a delay, it is usually due to waiting for an answer or a document from the applicant. Since, I cannot see your name, i am not able to look up your communication or notes, but if you provide it, i certainly will. 

    We have many applicants applying for our units, and it is rented by first come first serve policy. So whoever has completed their application and been approved and puts their deposit down. We cannot take the property off the market until a deposit is paid on it, however, we will let applicants know if there are multiple applications pending for it. We never intend to put anyone in a bad position, and we are very sorry to hear that you are now in a hard spot. I truly apologize for that.
