    I had done business with Academy Properties for a number of years. Plesant administrative staff. Last few years customer/owner service, non satisfactory. Communication was less than average. Monthly income often not consistent. Was unaware why until I enquired. Requested to be informed before any maintenance was done and the cost. Last renters left without paying 2 mo rent. I assumed Academy Properties did the necessary paper work, and prepared property for next client. I asked how much to prepare for the next renter? Told about $700.00. Out of the $1450.00 owed to me, minus about $700.00, I received $232.00. I was told 15 clients to view the property Saturday. Friday, I terminated any further actions with our business. I was told I had to pay $300.00 for previous advertising. Don't belive that was the cost but I wanted out. Thank God I terminated. I flew in from MD to see my property, UNSATISFACTORY. UPSTAIRS: 2nd Bdrm: blinds broken and tied to a hook, bulbs and ceiling fan light cover missing, elect wall outlet missing cover, needed touch up paint on base boards and walls, toilet seat too dirty, needed replacing, bathroom needed touch-up paint, cabinet door k**** hanging loose, WASHER/DRYER CLOSET: water valve broken and water was running down washer drain line, several light fixture covers piled up on closet shelf, closet door would not close (missing locking pin), elect wall socket outlet missing cover. Mstbrm: Sink drain line leaking, cabinet door k**** loose and hanging, front window screen has large tare. Hall way ceiling vent dirty, stair hand rails needed painting. FIRST FLOOR: Living room, 3 recess light fixtures had visible stains around them as if there was a leak, half-bath room faucet was loose and not attached to the sink, the large electric coil on kitchen stove not working, all base boards and rooms needed touch-up paint. OUTSIDE: ****** needed to be cut, leaves needed to be raked, and no keys to access both outside storage closets Moving-On

    Unfortunately, everyone makes mistakes and management companies and owners alike are no exception. We are not perfect, however lets shed some correct light on some of these incorrect owner opinions. We have managed one property for *** for over eight years. He has had a good income on the property despite current market trends. The vacancy rates have been low, and we have increased rents as much as the market would allow. His expectations are not realistic. When repairs were needed, he would often get us to waste our contractors and office time getting estimates, knowing he was going to use his own unlicensed, uninsured contractor to try and complete a repair. Most of the time it was done in such a way that we had to go back and correct the issue. For example, his contractor placed a stick down square laminate flooring directly on a slab cement flooring with no backing, it was peeling up within a year We had to go in and replace it. He will not complete any work we suggest being able and make the property more marketable. All of the up-stair flooring does not match. He states that he just finds out about a water stain on the ceiling, even though we have been telling him for years, and the place needs painting. He got his contractor to paint it, along with splash marks on the trim, outlets and switch plate covers. He would paint over nails instead taking them out and patching. It was a constant battle to do anything. We stopped doing any repair work because we got blamed for our insured, licensed contractors being to expensive. Some of the items that he suggested in hie remarks are items that need to be handled before a new tenant moves in. They were charged to the last tenant that was evicted. They just did not move out without paying. They were evicted. He was told that we needed to get it rent ready, he sent his contractor there. Did his person not see any of these items? Again, these are items he would want his contractor to complete. Unfortunately, he does not understand that rental property is going to have normal wear and tear. HE wants a tenant to leave the property better than how they received it, we all know thats not going to happen. He also states he flew into town just to see his property. Thats new, he would never spend the money to do that unless he came into town on Easter weekend and to do something else while here. At any time, he could have communicated to us his concerns and we would have addressed them, that is what we have done for the past eight years. So why suddenly is he not happy? There is something else underlining here. We have held multiple showings and had a couple of applications on the property. The $300.00 termination fee he was charged went to reimburse those people. He has received a full accounting of ALL funds. We have proof of communication, inspections, and reports.Lastly, we are also happy that he also terminated and is moving on. Good Luck to the next.
