I filled out an application 11/15/2024. I was told to bring an additional 400 and my id on Monday which was 12/23/24 they received the money and by Friday 12/27/24 I was told my application wasnt complete and I couldnt get a refund!! I paid home insurance for 2 months and never been in this home!! DO NOT MOVE HERE! The leasing staff is terrible!! Very dumb and unprofessional!! I lived at 4102 tree mountain parkway with my room mate ****** **** for a duration of 1 year. When it came time to renew the lease, we decided that we would not and followed all procedures to end the lease and move out. We provided an address to send out security deposit and was assured it would be sent. Several months went by and we had not received it so we contacted the office and was told the check had been sent and that they would reach out to corporate to resend a new one. Several more months went by and we still didnt receive anything. It has now been 3 years and we still dont have our security deposit. I reached out several months ago and was told someone will reach out to corporate and call me back with an update. I stayed at this property for 2 years and paid rent every month. I initially paid a deposit upon moving in and I have officially moved from this property on 4/29/24. I left the unit clean and returned keys to rent office. I was asked to fill out a forwarding form for my deposit to be sent to. I filled out my address correctly as well as the unit number. I received the final account statement on the same day, 4/29. A month passed and I noticed I hadnt received my deposit back, I reached out to the property in which ***** took the call and asked if I wrote my address down correctly. There was no empathy in his tone and he asked me to hold while he typed something. He then stated he was reaching out to the corporate office to let them know the unit number. He stated it would take another 30 days before I get the deposit. Now we are getting towards the last week of June and still nothing. This needs to be addressed immediately and I should not have to wait for my deposit again when I completed everything correctly on my end.Initial Complaint

Hello, I am experiencing black mode all through my apartment. Im not sure if theres a water leak or a pipe leak, but it has moist all on my walls and my base of my walls and nothing but black mold. When you step on the bathroom floor, water is coming through the tiles. My daughter already deals with immune issues and the complex is not doing anythingjj. I had to Contact the code enforcement to get help as well. I just recently moved to this property on 12/1/23 and I have nothing good to say. I have had packages stolen from my door twice, my car has been keyed twice and there was a juvenile that attempted to kick my door in. Being here is very uncomfortable and not safe.Initial Complaint

The nature of my business is with The Park at East Ponce. I resided in unit **** for 6 years and 2 months. I moved out on 9/15/22 and the property management staff and ****************** (owner) have refused after several attempts in requesting my $200 security deposit to return it to me. I have contacted the *** ***********************, ***, Erez **** *** and General Counsel ***************************** via email a few times requesting my security deposit and my email has gone unnoted. I am requesting your assistance in securing my security deposit and up to 3 times the amount allowed by law. O.C.G.A. 44-7-34(2010). On July 3rd my unit started leaking water. I called the office, put in a work order on top of an emergency work order. I was due to move out on 7/15. Needless to say they did not come out to fix the water problem which caused my unit to flood throughout the hallways and living room area. Which set mold in the living room wall. On top of that they did not pro rate my move out rent, so I was told to pay the full amount and they would refund my money when I get my security deposit back. Prior to me moving out, the tenant upstairs moved out which is what I found out during my move out. I had to move out with water flooding the unit ruining my items. The unit upstairs had a bad water heater. Oh they had to break in the door to figure that out. But keep in my I aaa cleaning water for almost two weeks the small leak got bigger. Today is 9/29 and I have yet to receive my deposit or the overpayment of my July rent. I called ****** multiple times and he told me he would return my call and nothing . I called today and he told me he had a different address. I explained to him that address is not what I wrote on my move put paper and he agreed and all of a sudden we got disconnected (yeah ok). I called back and he instructed someone else to get my address. I will be reaching out to a lawyer because by law they are supposed to return our deposit within a month. I have been patient and very understanding about this matter, but I have not been handled with the same level of respect. I was being fair and didnt charge them for the damages I accrued while living there. Upon leaving I cleaned the place cleaner than it was before I moved in even cleaned the water out because they had to shut off the water. They also couldnt lite my hot water tank because of the damage so I couldnt shower for three days. This is ridiculous and beyond unacceptable!!!!Initial Complaint

On 3/1/21 I submitted my 1st work order for the bathroom. A few tiles in the tub started separating from the others, causing a gap. The shower & the closet in my bedroom share a wall. This is important information to remember for later. My work order was ignored but marked "resolved" 1 day later. So I call the leasing office to speak about the ************ seemed like things would be fixed. I was told to stay out of my apt for the full day of 3/8/21. I came home later to see nothing was repaired. Called leasing again & was assured that someone would come on 3/12/21. A repairman came & said he was there to fix the paint but couldn't do that until the tiles were fixed. I notified the leasing office. Nothing was fixed, & no one came to my apartment after that. At this point, it was frustrating to deal with the leasing office. I felt I wouldn't get help so I let it go....until the tiles started breaking more & water started going through those cracks. The water in the cracks eventually started spreading to my closet ************** I noticed that the paint in my closet was bubbling & there was a constant wet spot on the carpet in the closet as well. Once I noticed this, I put in another work order on 7/29/21 and it was marked "resolved" on 8/3/21. Again, nothing. Because of my continuing frustration, I stopped trying, again. Fast forward to January 2022. I stop putting in work orders because they are obviously being ignored. I go to the office and show them the pictures, thinking an in person visit would do more. I also tell them that mold is starting to grow in the ceiling in that same bathroom. I'm told I'll be called to schedule a time for a tile repairman to come. I was never called for that. A maintenance man did come to "fix" the mold. He painted over it. As of July 2022 the problem remains. My closet is humid & smells like a swamp. Mold is growing. In the midst of this, my rent has been raised from **** to ****+ despite conditions worsening and being ignoredInitial Complaint

I have been exposed to mold, **************** growing in my unit. Although I've made several work-order requests, the problems persist. Many times, my work orders go unanswered or delayed. This issue started this past October, when I noticed mushrooms growing from my dining room ceiling and what appears to be black mold growing in the bathroom. When the contractors are finally sent out to fulfill the work-order, it turns out that they are simply concealing the problem and not actually killing the mold in my unit. This delay in effective action has led to the development of respiratory problems. Furthermore, I have voiced my frustration with the management team numerous times for employing the same incompetent contractors to resolve the same issue. As a tenant I have the right to a safe and clean-living space, however, I feel as though neither of these things are currently true in my case. The complete lack of urgency to my situation and lack of professionalism makes me question why I'm being charged so much for rent, when I may have to come out of pocket for my own contractor on top of medical expenses incurred from my newly developed respiratory problems. This will be an added financial burden that I did not expect to have when I signed my lease agreement. I ask for my rent to be credited for the months I've lived with the mold/fungi exposure and reduced for the remainder of my tenancy, because it is due to their lack of action that my health and financial burdens have increased.
