      One year lease June 1 2024. After settling, I went to the office because our neighbor above was running through the apartment, stomping, jumping, and dragging chairs across rooms. Lasting about 3 hours in morning and 3 hours in afternoon every day. We also brought the issue of the gate not working since we moved and people who are not residents at the pool, we asked if they have security. The mailroom for packages was also never locked, they said they were fixing it. We also brought up the smell of marijuana everywhere we went around the facility. We told them that we noticed dog urine in the elevators. This is October and the gate is nonexistent, the mailroom door was finally fixed but not until August, that is three months with access by anyone to our packages and anyone in the apartment complex still has access to each other’s packages. Marijuana use is even worse we have seen people smoking at the pool with kids around. The dog urine continues to be a problem so we don’t even use the elevator. The breezeways/hallways/stairs are covered with dried concrete drops and grease stains. It is absolutely disgusting to walk to our apartment. I noticed roaches and started taking pictures of them. The dog park fills with water every time it rains and the landscaping everywhere is eroding away, the plants are dying. Finally I got fed up and posted these comments with pictures of the conditions on the ****** map review. I also messaged the office Sept 22, about the noise from neighbor and they did not respond so I called them and the manager yelled at me saying they will not do anything because the other tenant pays rent and can do whatever they want. Yesterday after the neighbor spent two hours stomping, jumping, and running, I went to the manager who lives below me to ask her to come listen to the amount of noise, she refused. This is totally unacceptable, if they are selling luxury and we are getting substandard living conditions, mismanagement and maltreatment.

      Every time ****** has made a complaint about the resident above him running jumping and making noise I have addressed the issue with that resident in a timely manner.  When he came to my door it was after hours and I told him I could not do this at the moment. I mentioned that I have tried to reach out to him and his wife during business hours. I have a witness of this.  I did not say the resident above him pays rent and can do whatever she wants. That is a lie. I have tried to call ****** and his wife during business hours and tried to resolve these matters on more than one occasion. He never called me back and ignored my calls. We have pest control once a month and are working on all the issues he has mentioned.  The gate is broken because a big service truck ran into the gate, and it is being fixed.  We have a housekeeper that cleans the elevators 3xs a week.  We have reached out to home office with the bids for landscaping, dog park and the breezeways to be cleaned.   All these things are in the works to have completed soon.  I had to call the police this past weekend due to loud music and yelling coming from ******'s apartment and this was told to me by him in text that it was on purpose.  We do have courtesy officers that are with the city police and a sheriff officer, they live here, and they make a point to patrol the pool area, as well as all other areas too.  I have addressed all these issues with him, and I am working really hard to make Grand Park the best it can be.  Somethings take time to be completed.

      I am rejecting this response because: This manager refuses to take any responsibility for anything at this property. I have photo and video evidence of the conditions of this property I have been taking. Some are posted at ****** map reviews and *********** **** *** **** ********. I called the office twice and no one answered. You cannot say I didn't call just because you didn't answer or you left early. I have to leave work early to go to the office because, which I should not even have to be doing if not for these issues. I was most definitely told on the phone WHEN I CALLED and received an answer at the office that the other tenant pays rent and that the managers could not tell her what to do in her apartment. I don't know of any police officer. A man in house slippers, shorts, and a T-shirt came to knock on my door. He did not identify himself as a police officer, he did not show a badge, he claimed to be apartment security. I have NEVER, not once have I seen anyone patrolling the property. I have however witnessed people smoking marijuana at the pool with children present. It smells like marijuana everywhere I walk around the property. I have also witnessed people go to the pool bathroom to change clothes and leave through the open gate when it was there and not functioning since June and while the gate has been removed. We haven't had functioning gate but for two or three days since June 1 when I moved in. If the gate is poorly designed that is the fault of the property. I don' see how you can try to justify not having any security or a gate for a gated community where tenants are paying for that level of security and peace of mind. I have witnessed and reported children throwing all the lava rocks from the fire pits onto the walkway no adult supervision and no security to stop them. I have seen kids and heard kids running up and down the stairs playing hide and seek in the hallways with no supervision and no security to stop them. IF the elevators are cleaned three times a week then they need to be cleaned everyday because I just took a picture of dog urine a few days ago. The cameras need to be reviewed to see who is leaving dog urine in the elevators. I stopped using the elevator and only use it when I have to pull things up with a cart because it is so disgusting and completely unsanitary. It is a HEALTH AND SAFETY HAZARD! This apartment complex began renting two years ago, that was ample time to correct these things a new tenant should not be suffering due to this level of incompetence. Again you are marketing a Luxury living facility so that is what paying customers should receive not excuses as to why it is not done yet. I am still in awe as to how this apartment complex was even approved by inspectors.
