Refund and Exchange Policy
Rates for 2 bedroom units include up to 4 persons. Additional persons are $20 per night, with a maximum of 6 total persons.
Rates for 3 bedroom units include up to 6 persons. Additional persons are $20 per night, with a maximum of 8 total persons.
Stay Requirement: 5 Night Minimum
Thanksgiving November 18-28: 7 Night Minimum
Holiday Season December 20 – January 6: 10 Night Minimum (Stay requires both Christmas and New Year), latest arrival will be 12/23

A $1000 plus the $35 booking fee is required to confirm a reservation. The balance of payment is due 60 days prior to arrival except for holiday booking which are due 10/15. Cancellation notice must be received prior to the final payment date for a refund and we charge a $75 cancellation fee per booking. A one-time non-refundable booking fee of $35.00 is charged for each booking. All rates subject to 14.42% Hawaii State Tax.
You will have the choice to choose from paying at one time $40 Accidental Damage Protection fee, which covers up to $1500 in the unit if anything is damaged.  If you choose to decline this fee, we will require a $1,500 Security Deposit sent by check, and will be mailed to you after inspection of the unit upon check-out.
The Hawaii Transient Accommodations Tax rate is 14.42%.

Bookings can only be accepted 11 months out.

Cancellation:  Refund short $75 cancellation fee only if notice is received 60 days prior to your arrival.
