    Me and two of my friends signed onto a lease in *********, we are now going to transfer to different schools at the end of the semester. We asked to terminate our agreement with Apartments Near Campus and they refused, so we found 3 people to take it over so we could be let out and a new lease issued to them. They roped us into a sublease which is against their own terms and conditions, and also against what we agreed to. They are trying to keep our security deposit until next year instead of returning it immediately. We never moved into the unit and the lease doesnt start until August so its not official yet. They will not allow us out of it even though we have given ample notice and found people to replace us. We clearly asked to terminate our agreement and not do a sublease.

    Apartments Near Campus took over the building that we had originally signed a lease with a different company for mid-way through our lease period. They did not come into our apartments to perform inspections or take note of the state of the apartments at the time of our occupancy. Upon move-out, we were returned a small portion of our security deposit with excessive charges taken out for repairs, cleaning, and labor. Most outrageous was a massive charge for what they claimed to be **** hours of labor. Of the repairs listed (painting over a nail hole, repairing a patio screen, replacing blinds and light bulbs, and other clearly minor repairs), it is highly unlikely that it would take anyone, let alone trained professionals, **** hours of labor to complete. In our attempts to work with ANC since then, they sent one additional check that addressed a few of our minor concerns but have since ignored every attempt to settle the dispute over email. After four ignored emails, we called them and they insisted on an in-person discussion where they showed us blurry photos of the "damages" and still had no answer for the labor charges. Since then, we have not heard a word from them and they have ignored several emails from our legal counsel. They are waiting for us to deposit the second check, as depositing it would consider our dispute resolved. They take as much money as possible, mostly from young college students, and make it as difficult as possible for us to see any of it back. We are now forced to pursue legal action or forfeit several hundred dollars without ever being provided a complete explanation as to why. As a word of caution to anyone who rents from them, take pictures of every square inch of your apartment when you move in and when you move out. Even if something is not damaged, have evidence of it not being damaged when you moved in AND when you moved out. Hopefully that will protect you from being in the position that we now find ourselves in.
