I was approved for no deposit through obligo. When I moved out I cleaned for hours. That place was almost spotless. Kading is trying to charge 800 for cleaning and painting. Oblige apparently payed it and I owe them. Kading properties are scammers taking money just to take it. There were no damages and it was clean they need to pay that money back to them.Initial Complaint

I applied directly through Kading Properties website for a specific rental home that was listed on there website. I paid $45 for the application fee. Within the hour I received a text that I was approved and that they could forward me the lease immediately to get it all finalized. I confirmed the address and that is when I was told that unit was already rented but they had a similar unit available that I could take. After a small discussion over how it didn't seem right that they had something listed that wasn't even available, I texted back this exact text "Thank you! I will go ahead with the app for this unit." I then set up a time that same day to go see the unit for a self guided tour. Later that night I arrived at the unit but the code would not work to allow us in to view the unit. I tried calling, emailing, and texting Kading but no one answered or responded so we went back home without being able to view the property. The next morning I was informed via text that the unit I told them I wanted to apply for and went to see was also rented out. There were no more unit available with a 2 car garage, which is what I wanted, and I had a move by the end of the month so I was unable to rent any properties through Kading. I am asking for my rental application back for $45 because they had a property available to rent online that wasn't available.Initial Complaint

Kading has failed to return my deposit. It has surpassed the time allotted by law. *** reached out multiple times with no resolution still. Im constantly met with rudeness and hostility when I call. This complaint is for Kading Properties. I submitted a maintenance request on Monday, July 3rd for the air conditioner not putting out cool air. It shows that the request was assigned on Monday to a tech. Today is Friday, July 7th and we still have not heard from anyone from Kading. We have called, emailed and sent text messages multiple times and we can't get any response at all. I have a child and two dogs at home plus I have a medical condition that intensifies due to heat. I am highly upset and frustrated with this company and not responding or fixing items.Business Response

8/24/2021 I got a letter from Kading Property stating we owed thme $1818.45 minus our deposit of $750 leaving a balance of $1068.45 break down of charges.. $60 + $50 TRASH CANS we were told to leave in garage to be emptied on trash day. we left on a Friday trash day is WEDNESDAY- so charged $60 to take to curb.. Carpet $1064 NO STAINS just normal wear, cleaning fee I had scrubbed entire apartment with Comet and lysol Have pictures of bathroom and kitchen. $140 furniture removal. I work from home,, at the time the person came to do the walk thru I was still working in the apartment. He came at 10-ISH and I did NOT completely empty the apartment until the end of my work shift which was around noon that day. I still use the same equipment that they said I left behind and I have those pictures for proof, Charged $444.45 for painting. NORMAL wear and tear, any pin hole were filled as requested by management. After my refusal to pay for the NORMAL WEAR AND TEAR and showing proof that I have the furniture they said they had to remove the reported this account to the credit agency.. I called several time to straighten this matter out to be hung up on. They had a lawyer call and threaten me 3 time and I asked him to take me to court, he then called me a stupid B**** and hung up on me... attached are pics of the funiture in the apartment and the same furniture in my current home

I am rejecting this response because: The items that they said they had
to remove from the property are still in MY possession. The carpet
they are charging me for has NEVER been replaced, I went to the property
and spoke to the current resident and she allowed me in the home.
Attached are the photo's of the items they stated they removed. A class
action lawsuit needs to be taken against this company. Imagine all the
tenants they have they are doing this to. As you can see in the last
pic that is my office equipment I was still using in the apartment prior
to moving out in other pics you can clearly see that I am still using
that same office equipment

As a former tenant of **** se 19th CT, I experienced firsthand the unfair and deceptive practices of this landlord.I moved out of the rental property on 01/31/2023, and I left the apartment in the same condition as when I moved in. However, [Name of Landlord] charged me an exorbitant amount for cleaning and repair fees, which were not justified in the amount of 2513.15.When I requested an itemized breakdown of the charges with proof of the work done, ******* refused to provide one, on top of that she remitted my account straight to collections in retaliation of me asking for proof of the work done. (Even though the letter explicitly says that I have 30 days to pay)I have since learned that this is a common practice of *******, and they have been reported to the Better Business Bureau numerous times for similar unethical behavior. Kading Properties are slumlords. They advertise I very nice looking place on their website. They wouldn't allow me to walk the property before I moved in or paid the deposit. They told me that it would be cleaned before move in. When I moved into the property the property was filthy I have a video of the property, It was dirty, items were broken, leftover garbage from previous tenants, the tile had multiple cracks in it. On top of all of the cosmetic issues, the people there are rude, unprofessional and breaking the law. I was a couple months pregnant when I moved into the property and I had a doctors note for bed rest and I couldn't lift more then 10 pounds and they said they don't care about the doctors note. I was still going to get a trash can violation fee of $50. I then contacted Iowa civil rights for the discrimination while pregnant and they served them. They then removed the $50 off of my ledger. After the pregnancy discrimination they then started to retaliate against me by complaining about my rent not being on time when I had IMPACT a government funded program paying the whole year of rent but in increments of 3 months. They started trying to evict me which is illegal, they put multiple documentations on my door. When it was time for me to move out and apply at other places they gave me a horrible reference stating I didn't pay rent on time and that they wouldn't rent to me again. I was unable to find a place to rent to me for over 6 months with two kids. When I moved out I left the place exactly how they left it when I first moved in. They took my full $950 deposit and charged me for all the fee listed in the ledger attached. Including the replacement of the tile floors, which was like that when I moved in. A total of $1,528.00 and the tile flooring being replaced a total of $915. I feel everyone here is in jeopardy of their slumlord selves and unprofessional cheats and taking advantage of low income families. I want this company to pay back everything.Initial Complaint

My sister and i signed a one year lease with Kading. It was problems from day one, the apartment was not clean when we moved. The kitchen sink facets where turned around and the bathe tub stopper to fill the tub did not work outlets in hall way didn't work all this was related to the office nothing was ever fixed.I gave notice we would be moving everything got even worse after that we received a notice that we was being fined ***** for trash can being left out. I explained that trash went out and i work in desmoines and don't get off work until after 9 pm not home till almost 10:30 so how was i suppose to put the can up to please them and not be fined. We do have pictures and text messages to ********************* in the Kading office stated if i sent a picture of it put away she would remove the fine so i sent the picture and was still find you will see it on the bill. She the stated that there was a dog lead in the photo and i didn't state i had a dog. I explained that I didn't have a dog and that my mom stopped by and had visited and she has a dog and it belonged to her. If they would like they could come over and look through my apartment and they never took that opportunity. She then said I had to pay a ****** pet fee I said no its not my pet nor does it live here and nor does it state in their policy that a visitor is not allowed to have a pet she told me my mom should have left him in the car??? um no that's animal abuse and just insane. I refused to pay then all of a sudden I had an eviction notice that I had to be out for none payment of pet fine which I was had already given them notice that I was moving. Then i received this outrages bill for all this stuff they stated they did. We cleaned when we moved out and shampooed the carpets the door crack I do agree to pay that was my fault on the other charges we do not agree to pay because they are bogus and they know it they are scamming people their reviews prove that to many story's just like ours and that's sad.Business Response

I am rejecting this response because: When speaking to anyone in this office there is never a nice conversation they are extremely rude and i will no longer subject myself to the way they treat people. I have text messaging from *******, that they would take the fine off if we would put the garbage can back in the garage and we did that she still applied that to our bill. She also charged us a pet fee when we did not have a pet and that was explained she still charged us for that. We also have pictures of the property when we moved out and it was cleaned so their list of what they cleaned is totally untrue. We are willing to pay for the crack in the bedroom door that was my fault but everything else is totally outrages. I will not be calling the office to discuses this matter as there will be resolution to the matter because they are rude and i will not allow them to treat me the way they have. Anything they would like to discuss can be through here.
