My problem with this company is the misleading way the contract to replace my roof was written. On one hand they state all material and labor will be provided by them. On the other they say the cost to replace bad decking is my responsibility and they will charge me $100 dollars a sheet. The contract, under re-deck says n/a. They then re-decked my entire roof and charged me an extra $3500 dollars. I asked for an itemized cost of materials and labor. I received a receipt for the plywood that they purchased to put down which shows a cost of $23 dollars a sheet. I paid $4000 dollars up front to cover the cost of materials which I have the delivery receipt but no cost of items. I never received a cost for labor either. The square footage of my home is 980. I wound up paying ****** total for the roof. The original contract was for $11,600. This was in August of this year. They tried to tell me my home was ***** square feet and they used 38 sheets of plywood. After I complained about the number of sheets of plywood, they reduced the bill. They did this roof in one day and charged me $2800 extra. I would like at least $1800 back.

Copy of the contract signed by ***********************. It includes both pricing for any deck repair/replacement and a note that "TPO needs to be laid down on good decking. We may need to replace bad decking once we get the top layer off. ****************, by signing, agreed to both the pricing and acknowledged he was aware of the potential of having to pay for additional decking if an adequate roof substrate was not found under the existing roof system.

      ****************,

The contract clearly stipulates that the new TPO roof we were providing needs to be laid down on good decking. We may need to replace bad decking once we get the top layer off. Once a section of the existing top layer was removed, we found that the substrate below was not adequate for proper attachment of the new roof system. The possibility of an inadequate substrate was discussed during the quoting process, included in the contract notes, and we only proceeded with supplying and installing adequate decking after discussing the problem with you. The $100/sheet pricing was included on the contract you signed; it covers the cost of the materials and installation (including delivery, fasteners, labor, and trash haul away) of any needed decking. As our project manager told you by email on 9/21, we delivered 40 sheets of decking (to account for any overages or waste) and installed 36 sheets. You were originally only charged for the 36 sheets we used to provide an adequate substrate to install your roof.On top of this, we discounted your final invoice an additional $700, so of the 36 sheets of decking we paid to install, you only paid for 29 (approximately 928 square feet, so below the 980 square foot of your home that you provided in your complaint). We made you were aware of the possibility of deck replacement, you agreed to both the possibility and pricing for deck replacement in the contract, and we charged you for less deck replacement than was actually installed. We are not sure how you are justifying at least $1800 as a refund, but do not intend to refund money that you agreed to pay.

I am rejecting this response because:
Apparently roofing math is different for contractors. And the project manager has refused to supply a cost of the materials delivered. Even though I provided the delivery sheet. As for the contention that they discovered that they needed new decking after removing the top layer, that is bogus. They dropped off some equipment and went after plywood before doing anything. I took a picture of the start of them tearing off the roof at 9 am. Time stamp on the plywood receipt is 9:23 am. The project manager sent me an email saying that they used 38 sheets of plywood and that was because the roof was **** square feet. When I brought it to his attention that the roof eas actually 980 square feet and they should have only used 31 sheets, then, they lowered the price from **** to **** dollars. So without using roofing contractors math, the **** dollars is the difference between what they paid and what they charged for the plywood. Considering the amount of the estimate, which was already extreme and the fact that my 92 year old mother took out a loan for the roof putting another **** dollars on  the price put a hardship on her. So, yes I signed a contract with the understanding that it would be the price stated. And yes, the price of the plywood was hidden behind an n/a. As for being consulted about them doing the decking,  that never happened.

      Sincerely,
