On August 13, 2022, I hired X-******************************************************* to complete a project at my residence in ************, **. I paid $14,150.00 for:1) a new concrete driveway; 2) a new concrete walkway that connects the driveway to the front porch; and 3) installing a concrete overlay to the front porch. *****************, co-owner, assured me that the concrete would last beyond both my lifetime and his own lifetime. I have a contract for this work, and the work is guaranteed.In Spring 2023 I noticed that the driveway was deteriorating and the porch was cracked. As the weeks passed, the disintegrating parts of the driveway grew larger and deeper. To this day, new areas are chipping and eroding. Holes/pock marks are also appearing on the driveway and walkway. The porch now has several cracks. The concretes condition worsens over time.Other family members and I have contacted *** and *******************, other co-owner, on five occasions since March, and they replied with only 1 visit to my home in March and 1 text response that reads:[******] driveway salt damage is on the schedule for the last week of July weather permitting and the bill of sale is not for the customer thanks **** and ***************** will ****** discuss the causes for the cement deterioration;NOTE: The cement deterioration is neither a result of the ********************'s use of salt nor my use of salt.2) share specific plans for addressing the driveway, walkway, and porch;3) provide a bill of sale for the concrete that was used on the project;4) set a firm date for returning to the home to address the concrete; and 5) test the concrete's PSI.I am very ************************* with **** and ***************** have been unprofessional, are one-sided, and vague. They are circumventing their responsibilities; they are not standing behind their work or their words.Thank you for taking the time to review this information, and thank you for any assistance you can provide.*******,***************************Business Response

To Whom it May ******************** style="font-size: 0.875rem;">My name is *******************, and I am President of X-Pert Concrete and Contracting, Inc. Since the complainant decided to go this route and claim sub-standard materials, I have notified my concrete supplier, Point Ready Mix, who is scheduled to perform a compressive strength test on the concrete that was utilized on this project. The driveway will be tested in 10 different locations by a quality control engineer which will provide a certified report to the quality of the concrete. I would also like to make mention that the salt-spalled damaged areas consist of a total of 4 sq. ft. The total project was ***** sq. ft. which converts to .3 of 1 percent of the entire project. Less than 1/2 of 1 percent. I would also like to inform you that after the signing of this contract, I was made aware by *************************** that she could not read nor write. All of the information that is in this complaint is provided second-hand by her daughter, *****, who was never present during the bidding, negotiating, demolition of existing driveway, and installation of the new concrete driveway. Once the quality control report is received from Point Ready Mix's engineers, I will provide it along with all the information that we have gathered in regard to this complaint and then determine next steps.
Thank you,
*******************

Complaint: 20217196
I am rejecting this response because X-Pert Concrete and Contracting, ***** has not:1. shared the results from the compressive strength test on the concrete (NOTE: The test was just completed on July 17, 2023.);
2. provided evidence to support the claim that the deteriorating driveway is a result of salt damage;
3. addressed the pop marks/holes that are appearing throughout the project; and
4. addressed the cracks on the porch.
The deteriorating area on the driveway grows over time, and it will eventually take over more than a few square feet. The pop marks will also lead to deterioration. X-Pert Concrete and Contracting, ***** has not proposed a solution to the multiple concerns I outlined in the initial report.
Sincerely,

Complaint: 20217196
I am rejecting this response because:
I received notification from BBB on Aug 22, 2023 (Tues) that the BBB received a response from the business regarding my complaint. The notification also explained that I had 7 days in which to respond. I revisited the notification to respond this evening (Aug 29, 2023, Tues), and a new message explains that the complaint is closed.
I want to continue to receive help from the BBB to maintain communication with the business. Please do not close the case. I wish the case remain open so that I can have the best possible outcome with the business. What follows below is my reply to the business's response which the BBB initially shared with me on Aug 22, 2023 (Tues).
I reject X-Pert Concrete Contracting, Inc.'s, response. My complaint includes the following points regarding ****** Concrete & Contracting, **** ****** Concrete & Contracting, ****, will not:
provide me with a copy of the bill of sale for the concrete mix used on the project.
conduct a strength test and share the results.
participate in conversations to discuss the causes for the concrete deterioration, including
flaking/crumbling driveway
pop outs throughout the project;
and cracks on the porch.
participate in conversations to discuss a detailed course of action to remedy the concrete deterioration and crack.
uphold the companys warranty to properly fix the concrete deterioration and crack.
After reviewing *************** most recent reply and accompanying materials, I will address each of my aforementioned concerns point by point.
******************* did provide a document that is titled delivery ticket. It does not provide the specified information that I was requesting when I asked for a copy of the bill of sale for the concrete mix used at my home. It vaguely lists items that were delivered to my home during the 2-day project. There is no way to verify the composition of the mix, and there is no way to verify how much water was used in the mix based on the information provided.
******************* did provide the results of the compressive strength test conducted July 2023. I appreciate receiving this information, and it is being reviewed.
a. ******************* claims the flaking/crumbling driveway is from Crystal ****** use of salt in the Winter of 2022, yet he can not provide evidence and reasoning for this assertion. He rests his claim solely on his experience. The damaged area continually grows. Thus, a 3-4 square foot area that ******************* observed at the start of July spreads. What will come of the driveway with each passing winter? How many square feet will deteriorate by Spring ****? And the following year? And the year after that?
b. ******************* has never addressed the pop outs that exist throughout the cement work project.
******************* most recent response to the BBB does not offer an explanation for the cracks that appear on the porch overlay.
4 & 5. ******************* and ***************** should honor their warranty. I want to have a conversation with ****** Concrete & Contracting, ****, about the steps they will take to fulfill the warranty.
******************* and ***************** have my contact information. I look forward to a phone call.
Sincerely,
***************************
