      Multiple issues not being addressed. My recent concern is total lack of drainage on my street. Water build up worsening over the past 3 years. Have reported to Manager with e mail, photos, and videos. Concerned about water damage to my car as it is going half way up my raised driveway. Management said they would come by to check it out after the next rain storm which was this past Saturday and Sunday. More photos and videos sent to manager but she never bothered to come by Of note. The manager resides inside this park so wouldnt even have to drive. She lives only a few streets away from the flooding. Very frustrating

      Hometown America takes great pride in providing well-maintained communities with professional onsite management. After reviewing this matter, we found that the customer reported a drainage issue to the community by email on May 16, 2024, and was sent a reply the same day indicating that her complaint was received and would be investigated. In response, we informed the customer that the storm drains in that area were cleaned on June 5, 2024, and we would observe future rain events to see if that resolved the issue. We followed up after rainstorms occurred on June 22, 2024, and June 23, 2024.   

      Our follow up reviews found that after significant rainfall events, there is some temporary ponding of water at the end of the street and the edge of the customers driveway, however, the rain drains sufficiently and quickly after the rain event ends and there is no standing water present after a short period of time. 

      A Company construction manager also made a site visit to the area on July 8, 2024, and met with the customer to review her observations and concerns.  The construction manager reviewed grades and existing drainage structures and will continue to follow up with the customer to determine if additional measures are needed and if they are, he will provide more information on the timing and status updates.

      I am being harassed By Hometown America because my home in ********************* does not come up to the expectations of one of my neighbors. My neighbor wants me to repaint my gutter because they do not like the color and this was after i was forced to wash my house and gutters. I am retired and would caution anyone trying to get into Hometown America, I have been here 16 years and I a vet. It seems that anything our neighbor wants they get, regardless of what it does to the homeowner.

      Hello, received information from hometown America relating to California privacy policy. It states I can delete my personal information (I.e., so it would not be sold). I call the number provided ***********, three times and left messages, With no response back.

      We appreciate you bringing this to our attention. Hometown America Management,L.P. ("Hometown America") attempted to contact Sinai Gama on June 4,2024, leaving a message that included a name and number to make direct contact with a Hometown America representative who could assist with the request.

      Additionally, a letter with the same information has been emailed and mailed to Sinai Gama's email and postal addresses on file with Hometown America. The complaint references wanting to delete personal information so it would not be sold. As stated in our California Privacy Policy, neither Hometown America Management, L.P. nor its affiliates sell any of the personal information collected.

      We live in a 55+ Community known as Leisurewoods in *******, **. We own our manufactured home and lease the land our homes are on from Hometown America. Our leases are lifetime leases, except for the owners who became owners after 2021 who have a five year, fixed rate lease. Our lifetime leases are very complicated and difficult to understand at best. We also receive a notice every December of the rent increase which is difficult to understand the way rent is calculated. Recently I have discovered that I was being overcharged on my rent since 2019. Upon speaking with other residents and reviewing their charges, I have learned that they have also been overcharged (see my chart included). Many seniors here do not understand the issue and are afraid to challenge the overcharges for fear of retribution. The property manager is aware of the issue and has said they are looking into it. However, how do we know they will review everyone's charges and how do we trust them to calculate the overcharges correctly? We do not trust them, especially since the overcharges have been going on for years? To our knowledge, they do not use an accountant to verify the rent charges, the rent increases are calculated by the regional managers wife, who we do not believe has any bookkeeping experience.We would like an audit done by an qualified, reliable accounting firm. And we want it done for every resident (222 residents), not just for those who come forward and ask for it. There are too many who are afraid to ask for it and don't understand how to calculate the overcharges.I am happy to provide any additional information that *** be helpful to you.       The community manager at Tanglewood is creating a toxic environment in the ********************. The infrastructure of the community is terrible- crumbling and unsafe roadways, park benches in common areas that have fallen apart while residents sat on them and fell, carpet in the clubhouse is damaged and a resident fell, and so on ....There are going to be countless lawsuits due to negligence in the near future due to so many hazards! However, the manager chooses to spend way too much time lecturing the residents and causing divisiveness between the residents. She sends emails that ATTEMPT to explain improvements, but has resorted to basically lecturing residents like we are in 2nd grade about our behavior. She even resorted to posting one of her lectures on the Next Door site, which can be viewed by the public. I attached it here. Apparently, it was taken down, but not before countless of non residents saw this. This is extremely unprofessional and should not be tolerated by upper management. Can you really trust her to perform her job in an efficient and professional manner???

      Hometown America takes great pride in providing well-maintained communities that offer desirable amenities and professional onsite management.  The maintenance concerns raised have been addressed. Some repairs have been completed, and others are in process. Community infrastructure and amenities are assessed for maintenance and improvements, and community management communicates plans and updates as projects are contracted and underway.

      Questions or concerns regarding specific repairs, projects or potential safety issues should be raised with community management. If a resident believes an issue is not being handled properly at the community level, they are encouraged to contact regional management, who are in the best position to review the matter and respond accordingly.

      Community management strives to provide positive updates to residents on current projects, events, and community happenings. However, they are also responsible for addressing breaches to community rules and policies. From time to time,community management will share reminders related to community rules and policies in collaboration with regional management.

      We value and appreciate all our residents who call our communities home. We know there are options, and we are grateful they chose Hometown America.

      I have been calling Hometown America trying to reach the manager ******************* for a month now. I have left nemerous messages as they will not answer their phone. I have not received a return call and need to speak with him regarding an issue with one of his managers that has been going on since last June. I need to resolve this issue as soon as possible and they do not answer their phones or return the calls when you leave a message.

      I am trying to reach management at Hometown America corporate, as the community manager of our property in Tanglewood will not return our e-mails or phone calls regarding a recent security issue. When you call corporate, you have to leave a voicemail. They do not call back.

      The residents concerns have been addressed.  ************* manager has been in communication with the resident and her husband.  The resident called the office during non-business hours over the weekend instead of contacting the emergency phone number.  Since then,the community manager has reminded the resident of the emergency phone number and provided her with her cell phone number.

      On 7/31/2023 my *********** signed an agreement with Hometown America Management, L.L.C. to list our house at *********************************************************************** for sale. We are listed on Zillow with an agent *************************** @ ************ that neither my husband or myself have ever met or spoke to. We were told she is just an agent from ********** and that they have to plug a name in the Zillow listing! I have called this woman twice and have not received a call back, and I was told that a woman from *************, had seen my house on Zillow, and reached out to a local realtor with a few questions,that she had about the property, because she had called the Zillow agent, ***************************, and did not get a return call either! There is no *** listing and when I asked *********************** from our Clubhouse why we were not on the *** listing she did not know why they dont list on the ***. Hometown America does not return phone calls or emails, they refer all questions back to the clubhouse @ ************ The reason we listed with them is, we were told they had a waiting list of buyers. I do not feel that we are being represented adequately by a listing agent in ********** who does not return phone calls

      Hometown America lists and advertises homes available for sale in local geographic markets and in national markets in ********** where its communities operate.  The ******************* requires that homes listed for sale name a **********-licensed salesperson on each listing, which is why *************************** name appears on all Hometown America listings.

      However, all public ads list the phone number to Hometown Americas ********************** so its digital advertising inquiries are routed to these agents for a timely response. That phone number is listed along with the listing agent name.  We will investigate internally as to why the complainant did not receive a response timely to improve our services.

      I do not understand how a realtor in ********** is going to sale my house in **** Landing **! I feel i was misled in believing that there was a list of buyers looking to buy in our development!

      Improperly serving 360 notices to tenants. Purposely holding check to question signature and charging late fee when day ends for office. Not answering calls from tenants as caller id shows whos calling they will not answer certain name on caller ids.       Bought the trailer in 2019 with a seven-year Extended warranty for major appliances when we moved into the trailer there was a list made of things that needed to be fixed simple things it was a leak in the roof theres a cover on the air conditioning unit that was off the light fixture and problems with an electrical surge took them almost 2 1/2 years to fix the electrical problem supposedly they sent somebody out to look at it and they couldnt figure it out so it stayed like that and I complained about it multiple times the roof and the trailer leaked into the microwave they sent somebody out to fix that but they did not fix it I had to get somebody else to fix it nothing I am a general contractor so I fixed it and I made an invoice for it in that three in a two year. 2 1/2 year. The whirlpool fridge raider had broken I think it was due to the electrical surges that was ongoing and we ended up paying for it because they said that the extended warranty wouldnt take care of it I fixed the cover on the air conditioner I change the light fixture theres another issue the drywall was supposed to get done a year after we moved in it supposedly they do it from the trailer settling they offer that an S is in the paperwork from when we bought the trailer that they come in a year after and fix the drywall and I have been after the Creekside Estates to fix the drywall for at least six months to a year I have asked him to reimburse me for the roof that I fixed the the light fixture and the ** cover The electrical finally got taken care of smud finally came out when we called them and they took care of the electrical it was not the trailer but from the trailer to the street it was smudged problem not the trailers problem but there still was an electrical surge that happened for almost 3 years it is trailer 2 1/2 anyway and Ive been trying to get the drywall done and I have sent multiple taxes to the management who said that they were going to take care of it and they Haven
