This is by far the worst management company I have ever rented from. When we first moved in to our unit a year ago, it had not been cleaned prior to us moving in. The floors were disgusting, nails were sticking out of the floor and the whole unit smelled like cat ****. Units MUST be cleaned before a new tenant moves in and that is on the responsibility of the landlord. It took over a month to get everything cleaned and fixed which prevented us from unpacking and settling in to our new space. Packages kept getting stolen from our mail room area. Numerous times management was contacted without any response or resolution. Most recently, I woke up to no running water in my unit. When I called the maintenance man, he was less than helpful and basically told me to go f*** myself and that it had nothing to do with them because they weren't doing any work. Come to find out, the city had scheduled water maintenance A WEEK prior and that was why. No notice from Kass that this was going to occur. It is ILLEGAL to leave your tenant without running water and without giving them notice. Drafty, outdated windows let cold air in all winter long. Our sliding door to our patio when we moved in was the ORIGINAL from the 60s and would lock me out constantly. It was a struggle to get a new one and even then we were met with hesitation and resistance. The units are high priced and the building is outdated and not maintained at all. They take full advantage of the fact that college kids live here and therefore think they don't need to provide nice living conditions. I will never rent from them again and don't even want to leave them one star on this review because even that is too generous.Kass Management Services, Inc.

1 starI got bamboozled into renting from this terrible company. They asked for so many pre-requisites to be able to rent here. Asking for perfect credit scores and tons of background information. Little did I know, this apartment building is infested with cockroaches. I have complained multiple times and they continue to ignore me and down play the entire situation. They sent someone to spray then claimed they fired that company and didnt inform anyone so no one came to service the building for weeks. And finally they sprayed two more times but once just my unit which obviously wont solve anything since I am not the problem and JUST moved in. The problem continues to get worse as babies keep hatching. Theyre all over the hallways and my unit. They invaded my fridge. I finally sent an official 14 day letter as is my right to move out for fear of my safety. All of my belongings are ruined. They are ALREADY renting out two other units in the building while there is still a rampant infestation. Dont rent from this company. Dont be bamboozled like me and have your life completely turned upside down. Ive never dealt with such rude and non-responsive slumlords before. I live in an apartment owned by Kass Management, and they are breaking the law by scheduling their trash pickup at 5AM. If you have an alley-facing unit, you know how disruptive and loud this can be. Chicago noise ordinance laws state that residential trash collection MUST be after 8AM. They have zoned the property as "commercial" instead of "residential" to get around this. I tried speaking with them personally about the matter, and the receptionist hung up on me.Kass Management Services, Inc.

Hi ******, we're sorry to hear about this. Please be advised that Kass Management does not schedule trash pickup times for any buildings that we manage and that is up to the vendor. If you observe a vendor violating the ordinance we recommend taking a photo or video and filing a complaint with 311 or your ********** office. Kass Management also does not have any control over what the City of ******* considers a residential district.

Quiet time is generally designated between 10 PM and 8 AM in any area within 600 feet of a residential district.

Please, for the love of all that is good in the world, do not rent from these greedy slumlords. When I rented one of their run down, overpriced units, just because I liked the neighborhood, the heat went out in the whole building for a week in February and they claimed it took so long because they had replaced the whole boiler. The following winter it started happening again, intermittently going out where we'd wake up to 50 degree weather in our apartments. Kass did nothing for months, the heat wouldn't come back on unless we contacted the maintenance guy directly. When they finally did send out a repairman, I actually had a chance to talk to him, and he informed me the boiler they were having him repair was basically falling apart and installed improperly. When I confronted them about this, they fired that team and brought in another who refused to talk to me. Throughout the whole ordeal, my building's manager, ***********************************, was regularly disrespectful and ultimately told me "if you don't like it there, you can leave". So I did. I found a much better place up the street and got Kass to sign an early termination agreement and bailed without having to pay them another ill-gotten cent. Also, the early out agreement they provided tried to include a clause saying I agreed not to leave any bad reviews about Kass, which is illegal in ******** and just a shady practice altogether. If a landlord ever tries to tell you can't leave them a bad reviews, leave one on every site you can findKass Management Services, Inc.

1 starKASS Management is the worst rental agency Ive ever had the displeasure of working with. They made multiple violations against our leasing agreement, the most obtrusive of which was having unscheduled and unannounced maintenance appointments in my unit. The lease agreement clarified that notice must be made to the tenant 24 hours prior to any party entering the rental unit for maintenance. Without warning, though, someone would enter my unit. Many times. I would say it happened once or twice a month. On top of this, my building has been infested with cockroaches since before I moved in. Theyd send an exterminator to spray all the units (unannounced, of course), but that did nothing. One of the two elevators in my building has been out of service since before I moved in. According to other tenants, it had been out of service for over a before I moved in. Now, 10 months later, and the building still only has 1 working elevator. And when that elevator stops working, all 8 floors of residents (many of which are handicapped and/or elderly) have nothing. To make this all worse, my property manager has answered 0 (zero) of my calls, email, or texts since the time I moved in. He was prompt in responding when he was trying to get me to rent the unit, but once I did, all I got was radio silence. For 10 months straight. Then they had the audacity to increase my rent by $150 after only 10 months of living there.Review fromIbrahim D

1 starI am writing to file a formal complaint against Kass Management due to their ongoing violations of tenant privacy and concerning disregard for safety.Privacy Violations: Representatives from Kass Management have repeatedly scheduled showings on my apartment without consideration for my availability. Despite providing them with my availability schedule, which covers the entire weekdays, they have continued to access my apartment without prior arrangement. This conduct is intrusive and disrespectful, compromising my right to privacy as a tenant.Safety Concerns: The arbitrary and unscheduled entry into my home raises significant safety concerns. It is unsettling to know that my personal space can be accessed without my knowledge or consent. This lack of communication and disregard for tenant safety is unacceptable.Dismissive Attitude: When confronted with these issues, Kass Management has frequently cited legal lease terms to justify their actions, ignoring the provided availability schedule and showing a blatant lack of respect for tenant rights. This dismissive attitude exacerbates the problem and highlights their unwillingness to address valid concerns.I urge the BBB to investigate these practices and hold Kass Management accountable for their unprofessional and potentially unlawful behavior. 1 starWorst management company I've ever rented from. Totally unresponsive, switched our building manager 5 times in two years, entirely unhelpful over the phone. They were so bad that when I moved again, the new landlord heard I was renting from them and actually waived an interview with them since she knew their reputation was so bad. 1 starIf I could give them zero stars I would. They are the absolute worst. I have lived in my unit for 5 years and every year when it starts to get cold and they turn the heat on they have to have a heating company come to my unit and bleed my radiators to get my heat to work. They came Oct/Nov 2023 to bleed my radiators and my heat was fine until December. I noticed around Christmas time that my radiators were not letting off heat. I put in a maintenance request on December 21st. Long story short they just fixed my heat in April 2024. I put in over 20+ maintenance requests and they cancelled all of them. They would ignore my phone calls and emails and when I was able to speak with the property manager he would always act like he was unaware that it wasnt fixed. I contacted 311 and the city came out to take the temperature in my unit. It was well below the ***** degrees and that was with the space heater on. I later found out the the whole building was without heat and my neighbors were also being ignored. The city took them to court on April 4th and after that is when they came and fixed my heat. I have never dealt with a situation like this before. And to go the ENTIRE ******* winter without heat is absolutely ridiculous and cruel. I stopped paying my rent until they fixed the heat. They kept contacting me for my rent money but didnt want to fix the heat. They are the definition of slum lords. Do not rent from them!Review fromEdward G

1 starMy Lease was up July 31st, 2024, but due to a reduction in income in 2022 of June, I fell behind 3 months of rent. In that same year, I also had an issue with this company not renewing my lease and claiming they sent the renewal but didn't. The year prior, it was the same situation. I had to call the owner of the complex to have it resolve literally within 5 minutes after conversation. I have resided at my apartment for 6 years with no issues on being late on rent ever. Got approved for rental assistance. 3 of them to be exact and within a year time, Kass Management refuse to participate. Not only that, but there was also a written agreement, signed by me and Kass management stating that Kass Managment was to honor the rental assistance as form of payment. Not only that, but they also have several properties within black and Hispanic neighborhoods, and this is how they do their long-time tenets? I highly do not recommend this company within the ***************. They are unprofessional and do not know how to properly communicate. They do not honor or take accountability in any form.
