    Hi, My name is Ye Qin. I lived in *****************************************. The concrete floor of my parking lot is cracked. The steel bars on the ground are exposed. My tires are punctured and I can't park right now. I called the management company many times but no one answered. In August 1st, we were told that workers came to check and make a estimated . After that, I called the management company and sent emails to the management company and left messages on their website and leaved voicemail, but no one responded. Every time when I called the manager and his assistant their voice mail told me they are not in the office during their office hour. Sometimes they told me they will call back but I never get the call. I pay the management fee and parking space management fee every month and call the management company every week, but I haven't received any specific progress results for more than a month. I am very disappointed with the management company and I would like to get help to repair the parking lot floor as soon as possible.

    Realty & Mortgage Co. did receive the work order for the exposed rebar in the parking area. This building is a condominium building, we provided a proposal to the Board of Directors to make the necessary repairs and have not received an approval. We are not authorized to make such repairs without the approval of the Board. We do understand the inconvenience. We have sent a request tot he Board President again today.

    The property Manager is **** ********* and he can be reached at ************ or ***********************************************************************************************************

    I am not sure why there was failure to communicate on our behalf and if that was the case I apologize.

    The apartment rent listing was $1,315. I toured numerous times with a broker working with the company. I paid $475 to apply for the apartment. On 8/22 I was notified that rent is now (with no clarification of why) 1,475$. I reached out multiple times via email and voicemail to understand how this happened. I never received any response and I want my money back since I was told under false pretenses how much this apartment will cost. Now I'm being told the listing was incorrect and the correct rent is 1,475$ with no understanding of how this MASSIVE error occurred.

    We moved into our **ndo back in May 2021 and only a few months later we noticed that the windows in our living room and bedroom had some leakage problems. We **nstantly sent emails and made calls to management, but were told that they were looking for a new (aka cheapest option possible) masonry **mpany. 3 months, to 6 months to a year and then two years later, they finally hired a masonry **. But of **urse, it was another few months before they actually did any work. Back in late 2022, they had masonry **ntractors **me look at the inside of our windows and then assess on the outside. But that was it, no work actually being done. Wasn't till two months later when they attempted work and I was literally home when they put up their ladders (we live on the 2nd floor) to our windows, but just for show, or maybe they're not very good at their job, b/c a month later, our windows were leaking again. Most recently on 7/2/23 our windows were leaking the most we've ever seen. See pictures attached. We have called and emailed management, & reached out to the masonry ** directly (********************* Restoration in *****************), but no response. We shouldn't have to sit by our windows every time there is a rainstorm in our area to monitor leakage with pots and tupperware to catch the water. Please think twice before renting, buying or doing any business with Realty & Mortgage. This is our 2nd but longest grievance with this **mpany. We also had a different kind of water damage/flood in our unit that plumbers found to be the buildings fault and of **urse no ac**untability taken on their end. The ignorant building manager, *************************** never calls me back or takes days to respond to my emails w/ no solutions. I have never spoken to the man b/c he is NEVER in the office even during office hours. I have actually never spoken to anyone directly there except for the secretary, and only get managements' voicemails. This **mpany is very in**mpetent and lacks professionalism.

    I have looked into the situation and as the complainant is aware ********************* Masonry has been contracted to address the leaking masonry/windows in the unit.

    We still do not have a scheduled date although I have placed another call to ********************* in an attempt to expedite the work. 

    On July 18, 2023, ********************* was on site to make several repairs under the warranty of their last contract and reassessed what was happening at the 2NW unit. They provided a proposal to make the repair that they identified as the current problem and submitted it to Realty & Mortgage *** which we submitted to the Board for approval which was received.

    My BF and I only moved into our condo in May 2021 and have already had two big problems with our condo. The first is the mold and dripping coming from the window in our bedroom. The mold started small when we reported it in Sept. 2021, but has grown bigger and spread across the whole top of our window frame. After 5 months, management finally sent someone to "fix" the window, as in he just painted over it and said that they will be sending a masonry (the cheapest they can find, which is why it took so long) to fully fix the problem sometime late spring. Also in Feb 2021, our unit flooded twice, the second time it was non-stop over night and the drains in our bathtubs, shower and toilets were backing up. ****************** assumed it was our fault since the sewage was coming up from underneath our laundry machine, so when we called in our own plumbers, they had found the source to be all the pipes in the whole building and unfortunately the sewage was erupting from a pipe underneath our laundry machine and into our unit. Since management did not want to pay our plumbers (since they found that management was liable at this point), they sent them home and said the building's plumbers would come in the following afternoon (basically 2days since the flooding started) b/c they were looking for the cheapest plumbers possible. So a 2hr job turned into a 2day process and our floors were drenched the entire time and ultimately destroyed. At this point, I am still waiting on a reimbursement check of $79 for the original plumbers that were sent and sent away from management and we are also waiting for management to send someone or a check from their condo insurance to fix our floors. We already sent in a floor restoration quote to them 2 weeks ago, and the flooding occurred over a month ago. I have sent multiple emails and made several calls, but only the receptionist shows up to work. I have emailed practically everyone at the company with little to no response.

    The $79 reimbursement check was tendered to complainant and cashed 3/31/22 check #****.

     

    Our understand is resident is taking care of floor repairs through her insurance agent as is appropriate.  Complainant indicated that work would begin the week of 4/25/22.  *************** is responsible for repairs in her apartment.

     

    The cause of the backup was determined to be a multitude of wipes that are continually flushed down the toilets.  Complainant was provided with the report as provided by the plumber on 4/22/22.

    I am rejecting this response because:

    Although the flooding issue has finally gained momentum, it still shows that it has taken over two months to get a resolution from management. For another example, the issue of the mold in the window ***** of not just my condo, but other residents is still of concern. Getting a response from management is still very difficult with multiple calls and emails with little to no response. As it is now late spring, we are still waiting for a masonry to come out to remove the mold that is spreading from the outside of the building into our condos, i.e. spreading at the top of our window sill. We need someone to come out to remove, not just clean and paint over the mold, as I see that it is continuing to grow back.
