I have been living at the property in ************** for a year and a half. Moving in a home, full of roaches and broken appliances.I bought a new car recently after I was in an unfortunate car accident. I called in the information to my property manager, and she confirmed it was noted and would not be towed.I woke up this morning to my car being towed and put it in an emergency request at 6:30 AM. Nobody responded until working hours at 8:30am, which was a A woman who stated she was the Director. She told me she didn't know why my car was towed. And would find out. I was forced to pay for childcare for my 2 1/2 year-old that I couldn't take him to and take a full day off work. She told me she would call me back at 11 AM after she spoke to the tow company and found out why they took my car when they should not have. She did not call me back. I called, I text messaged, I emailed. No response.Two hours later 1pm, I'm begging the front desk to give me some kind of communication on what is going on with my car and the Director picks up with aggression and asked me, how can she help me.She then told me that they released my car and I am free to drive to ************ from ********* without a car and pick it up. I told her that was not acceptable. It was taken when it shouldn't have been and it should be returned immediately. I told her I also have a 2 1/2 year-old that I don't have a car seat for because it's in the car.She told me I should put the 2 1/2 year old in a seatbelt, get a **** and forward her the **** receipt. I told her that's against the law, and she continued expressing to me how much she did not care about that, and it was my problem. She yelled and said "it's not my f****** problem". "I did everything I could and you're free to go pick up the car". Then hung up on me.The stress and Financial distress I was caused as a result of their errors went without any acknowledgment.I hope someone stands up and makes them accountable.33 Realty, LLC

*******, we understand that this towing situation caused you distress. Our emergency after-hours service is used for property-related emergencies, such as flooding, fire, gas leaks, or no heat in extreme weather. Since your request did not fall under any of these parameters, it was addressed during business hours. On March 30th 2025, you indicated to your property manager via text message that you had a sticker from your previous car that you were going to place on your new car. Since this did not occur, you got towed. We called the towing company the same day and had your car released to you. We offered to reimburse the transportation cost to retrieve your car from the towing company. You declined because you did not have a car seat for your child. Stipulated in your lease, under the parking addendum, it says the Landlord is not responsible for items left in any vehicle parked in the designated space. We assisted you according to company standards. It is the responsibility of all residents to promptly notify management of any changes to their vehicle information and ensure that the appropriate parking sticker is properly affixed. Being added to the "do not tow" list is a temporary courtesy and does not replace the requirement for visible stickers. My experience with 33 has been extremely frustrating. My unit flooded 4 times. My Family literally walked in f**** Our blankets, comforters and towels were ruined by the flood because failed to fix the issues. These maintenance issues have caused significant inconvenience and stress for my family. Despite multiple requests for timely repairs, the response has been slow and inadequate which could've prevented damage. When I demanded proper compensation for the inconvenience and expenses incurred, management offered only $200an amount that does not come close to covering the hardship we faced. Their dismissive response shows a lack of care for tenants, and I would not recommend renting from them. Additionally every step of the way 33 made us seem at fault of their complete negligence If your thinking it wont happen to you, think again!33 Realty, LLC

****** we are extremely sorry that you incurred damage to your unit due to sewage backing up. We understand that when emergencies arise, there is an immediate reflection upon management to take care of the situation. When your bathroom flooded initially, we dispatched our technician within the hour, and he attempted to rot out the sewer line. He was unable to get far enough down the piping, so we dispatched a professional plumbing service and they discovered debris deep inside the pipe left over from construction on your unit, which 33 Management did not complete. After we fixed the leak, we offered to cover any damage to your personal belongings provided you submit receipts for items lost. We also urged you to reach out to your renters insurance company for any other recompense, which you declined to do. I am extremely frustrated with this company. I have been a tenant for nearly 4 years AND NOT ONCE HAVE I PAID RENT LATE and yet have had to deal with communication issues and random charges and fees for the last three years. I am constantly hit with random non-descriptive charges on the online portal - they charged me a cancellation fee the last two years in a row for putting me on their insurance (without my permission) even when I provided proof of coverage. As for the rest, they can't even explain what those are. It took months to remove the first set of charges and now I am going through the same thing again - my renewal was in June and I am still fighting these charges in November. Because I can no longer select what charges I want to pay for and have to pay the full set of charges including the bogus ones, I am forced to pay my monthly rent via check and get this, they charge me a late fee even when I drop it off at their office AND receive a receipt for dropping it off on time. Not once have they answered my calls in the last 3 years and nobody seems to be available when I am forced to go to their office to drop off my check.33 Realty, LLC

Remi, We apologize if you are frustrated with your current situation. However, since June of 2024 we have reached out to you multiple times (latest was 10/29/24 before todays communication on 11/5/24) to upload your full insurance document onto your tenant portal to ensure that you do not get charged the monthly ***** ***************** fee. You have only uploaded the declarations page and not the full rider, as specifically requested. Until you do so, we will have to keep charging you the stipulated amount that is in your lease agreement for renters insurance. This is standard company procedure. Be careful when doing business with this company. They will attempt to ***** you with ancillary charges like monthly fees for paying rent through the tenants' portal and monthly renters' insurance charges even after you provide the required proof of insurance coverage. I'm still getting past due messages for renters' insurance six months after providing proof of coverage and the site manager seems unwilling to correct the record or justify the charges.33 Realty, LLC

************************, we apologize if you have been frustrated with the breakdown in communication about the fees associated with your account. Our renters insurance affiliate has a policy that requires you to upload your own documentation to meet their standard, otherwise, you will be charged the subsequent fee each month. Now that your documentation has been approved, we have given you a credit in the amount of that fee/per month you had to pay. Thank you for your patience while we resolved that with the vendor. Absolutely the worst property management company we have EVER dealt with. DO NOT RENT if ********** is the *** Cannot stress this enough. If I could put negative stars I would. Do not waste your time. We have lived with raw sewage for 13 days and mice for now 78 days!!!!!! NO urgency to solve issues that are clearly a violation of our health and safety. *** never felt less respected in my life. Talked down to from staff like were the problem. This whole situation is beyond ridiculous and Im not sure how some of the people here still have jobs. I absolutely implore you to rent anywhere else. I dont wish even my worst enemy to deal with the incompetence weve been dealing with since OCTOBER. Awful.33 Realty, LLC

*****, first we want to apologize. No one wants to share a home with a mouse. We are aggressively treating your unit and the building to get rid of the mice as quickly and effectively as possible. We are working with an excellent exterminator and doing everything they recommend. We are doing weekly treatments at your unit. It will take a little time, but we are committed to continuing the aggressive treatment regimen until the issue is fully resolved. We encourage you to keep any food and pet food stored in sealed containers. We also want to apologize for the flooding issue. There was an oversight on our part which caused a delay in repairs, as you mentioned. For that we truly apologize. As your property manager has discussed with you, our offer still stands to reimburse you for expenses you had that related to the back-up in your unit. We also sent a tech to check for mold, none was found, but we treated the unit to be on the safe side. We have learned from the situation and have made internal adjustments to be sure a similar oversight doesnt happen again. Additionally, the plumber was able to identify a larger issue with a catch basin and replaced it so the issue should be fully resolved. **************** training and development is one of our top priorities this year, company-wide. We drove over 5 hours to see an apartment. We kept in contact with *********************** all week and up to an hour before we were supposed to be seeing the apartment. We finally arrived to view the apartment and he ghosted us!!! Terrible business ethic. If I could give negative stars I would. I do not recommend. Please listen to these reviews!!!!!33 Realty, LLC

i would never recommend renting with 33 management - they are not worth the trouble. I went to a showing for their apartments in ***************** and was told that they were moving in clients because they were over their budget which shouldve been a red flag. I moved in August 2020 with a rent that I had agreed with the man who showed me the apartment and then later confirmed in writing and email. Despite this, a few months after moving, I was told I hadnt been paying my full rent and now owed more than my agreed to monthly rent moving forward. I provided them with all the evidence where the person showing me the apartment and I had agreed on the rent that included all the fees that came with it. After going back and forth for some time they conceded to maintaining the rent I had been paying (after they advised that taking this to court would be costly for me because they would win). When I moved in, the apartment was still dirty and had garbage left over from the construction crew. The apartment was very obviously a flip but I didnt mind since I needed to find a place during a pandemic. Fast forward to the end of my lease and after move out, ** contacted again saying I owe 33 management money, despite paying my rent on time every month. After again going back and forth I sent them what I could and asked them for a payment plan. I never heard from them again. Now, almost a year later, ** getting emails from a debt collector on behalf of 33 management. *** attempted to contact them multiple times to resolve the issue and havent heard from anyone. Their management is inefficient and is unorganized. Im disappointed with my experience with them and I hope you consider twice before renting with them. The grounds of ************** Apts. are kept wonderfully groomed. The friendship amongst neighbors is unlike anywhere I've ever lived. This is all wonderful. Let me tell you what is NOT wonderful. Dealing with the property manager. She is very deceitful and unforgiving. Cold as could be in her delivery to you when you talk about something that you want rectified. She walks around the property puffing cigarettes all day; no problem. We all smoked at one point right? Not when she's smoking a cigarette and pretends to not hear me calling out to her. *************************** from ********** apartment homes is absolutely a liability to any business or company looking to succeed. She is rude to her tenants, she is dismissive to her tenants, and she uses any excuse she can conjure to tell her tenants to F off. I don't expect stainless Kitchenaid appliances. But a smile when I walk into the office once in a while would make the difference....This is a comfortable, safe place to live. But if you have come from anywhere where there is luxury service; don't expect anything like that here. The staff simply isn't equipped. Good luck!33 Realty, LLC

The management bullies and antagonizes paying tenants. I have requested several life threatening issues and they keep dismissing me por others. They have violated the city ordinance no noise after hours. I have been profile by other tenants and asked for their help and all they said is call the police. I have asked many times that my well being has been in danger and they keep dismissing all. I know other tenants who feel the same about this horrible management. If you think on giving your business to them run the other way. I did give them over$30,000 plus to get treated as a second class citizen. Do not rent from them.33 Realty, LLC

We have no record of any incidents or harassment. We hope you were able to file a report with the police. If so, please send your property manager a copy of your police report so any further steps may be taken. As for issues with noise, we received your complaints and took action. We sent communication to tenants about quiet hours. The police came to check on noise complaints and confirmed there were no disturbances. Unless management has proof of noise issues, be it from a video or a police report, there is not much we can do besides reminding tenants of quiet hours.We are sorry to hear about your situation and want to do what we can to help.
