Date of transaction, deposit was paid on July *******, work started on approximately the middle of September. The amount paid to Edmar was $11,300, to install new concrete stairs with upper landing on front of the house. Break up and remove existing concrete stairs with upper landing. This was completed in one day. I noticed that the bottom concrete step that leads out into the public sidewalk is not lying flat in that it is scoop shaped, lower in the middle, rounded and higher on the each side possibly causing someone to trip over it and also causing rain to run out to the public sidewalk. Approximately a week after the stairs were done they started to crack and I contacted the company and expressed my concerns. The company came out cut and patched the NEW concrete stairs and told me that the scooped stair was fine that it was supposed to be made like that. One week later again I noticed that the patched stairs are beginning to crack again. I have called the company several times and they have not resolved the issues. I recently contacted the company again, they failed to respond. I paid for new concrete, therefore I am requesting as the contract states new concrete stairs and not patched, misshaped concrete stairs.

It is a surprise for us to see such a statement from this customer. The final payment was made after the concrete crew supervisor visited the jobsite twice and the customer assured him that shes fully satisfied with the work - the final invoice was forwarded to the customer after that last visit.

The issues our customer was complaining about were corrected during those two visits, we also performed a couple of additional services not included in our proposal as a courtesy / completely free of charge.

The cracks, our customer is referring to (this is what was pointed out to the crew supervisor), are actually the expansion joints, which are mandatory and created to allow concrete slabs to expand and contract, thus preventing the actual cracking. The requirement was explained to the customer, and at her request, the joints were filled with a sealant, in order to change the appeal of the surface, make it more uniform. After the sealant application customer claimed to be satisfied with the outcome.

The section of the property sidewalk, adjoining the public sidewalk, was shaped with slightly higher edges (along the grass) due to the landscape grading / to prevent rain water from the grass covered soil from flowing onto and staining the concrete slabs. That particular concrete section is partially below grass / soil level.

Yes, the rain water from the propertys concrete sidewalk will flow onto the public sidewalk because of the front yard grading and a slight pitch of the concrete sidewalk away from the house thats a code requirement. All that was also explained to the customer and she appeared to be satisfied with the explanation.

The pinholes on the stairs surface (very common on new concrete) were also patched with cement and to the customers satisfaction.

We did not receive any stairs replacement request from our customer, however, the customer called us again recently for another favor, to fix her gutter, which we refused to do.

Please let us know if you have any questions. Also I attached pictures after the project was completed.

    Kind regards,
