I have been reaching out to the ***** for several months advising them of the damage/mold/hole in the ceiling/wall area right outside the entrance to our apartment unit. I was told that they would put in a ticket in, I called every couple of weeks to management for an update in which I just received the run around stating that they are looking into it. We have had a large abundance of fruit flies in which the pest control company indicated that the uptick could be a result of the water damage and mold outside of our apartment unit. After several months of no response I emailed the property manager ******************* explaining setting aside the fact that this is very unpleasant to look at there is also a health concern regarding the mold. I explained the lack of responses and attention to this is matter is unprofessional. I waited about 2 weeks and there was still no response. At that point I sent another email advising that if they do not address this, I would be filing a BBB complaint in 7 days. At that point I did receive a response indicating that they have a plan of action in place. they indicated maintenance will treat effected area to eliminate mildew and that they have scheduled plumbers coming out to remove and replace the damaged pipes in the ceiling and that once that is done, they will have drywall contractors remove and replace drywall. I was told that everything should be completed no later than 10/20/23. To date the only thing that has been done was the treatment that maintenance did with respect to treating the mildew. On 10/24/23 I sent a follow up email to see what the holdup is with getting the work completed, no response, on 10/30/23 I sent a follow up and received no response, on 11/2/23 I sent a follow up email indicating that I will filing this complaint. Also, today 11/3/23 I physically stopped in the office and asked to speak with **** to discuss and I was told she was in the back room working on something and she could not speak with me.

    Dear *** or Madam,

We are in receipt of the above captioned complaint and would like to confirm that the issue has
been resolved. Our in-house maintenance team mitigated the mildew to the wall and were able to complete the necessary repairs in-house.There is no active leak that is entering the apartment or causing further damage to the common areas. This extensive repair required a full shut down and drainig of the water system to the entire building. Once the repair was complete the drywall was replaced and both the wall and ceiling were painted. I have included photographs of the completed repair for your reference.

We have not igniored the residents concerns, we take every issue seriously. I have personally spoke with this resident and she is satisfied with the resolution.

Please do not hesitate to contact me if you have any questions or require further information.

    Sincerely,

    *******************

I have been living in the towers of four legs for the past 8 years my apartment number is 516 my recent problem is with ******* the property manager here. She's trying to play games by telling me I need to vacate my apartment and move to another apartment in the same building so that they can renovate the apartment I've been living in for 8 years. This is completely bogus. There is no renovation required in this apartment it is absolutely fine. She called and set up an appointment for blue hammer some kind of apartment cleaning service and they showed up yesterday Friday March 24th 2023. Supposedly they were going to do comprehensive cleaning including pulling out the stove to clean underneath. Two Hispanic ladies showed up to do the cleaning. One of them brought her little girl maybe 6 years old. Right away I knew these two ladies are not going to pull any stove out from the wall. The second lady with the little girl left after 20 minutes so that left just one lady there to do the cleaning she did a terrible job now the management is asking me to pay $250 for the cleaning. The lady who stayed to do the cleaning was there two and a half hours and never did do anything regarding pulling the stove out from the wall. All I want is to have my release renewed the same as it has been renewed Every Spring for the past 7 years. I have paid my rent on time each and every month I've been here never late never any problems. I am 73 years old and in poor health having had several Strokes over the past few years. Last thing I need is ******* the property manager playing games and talking about renovation in this apartment where no renovation is required whatsoever. If I have to fight this in court I will. ******* is playing games here. This cleaning service blew hammer I never heard of them it's ridiculous the way I've been treated one Hispanic lady who spoke no English who understood no English and did a terrible job of cleaning. This is unacceptable!

Owner and Management company removing the door lock for the garbage room. /leaving the building unsecure INTENTIONALLY! Putting a sign on the door stating to leave the doors open/unlocked until further notice after installing a new intercom system. This violates the landlord /tenant rights in ********. It's a landlord's duty to provide a safe and secure home for the tenant. This means the locks must be functional and windows and exterior doors must be in good condition. Windows and doors must close properly and be lockable. IT is the fact the the landlord does this INTENTIONALLY and WITHOUT regard for PEOPLE thus leaving tenants at high risk for their safety.

After a laundry fire in December of last year, Eagle Management took their sweet time fixing the laundry room. New dryer was installed anlmost a full year later and 11/9/23 residents began notifying office management that there was a lock on the lint trap and it could not be accessed for cleaning by residents. On 11/11/23, the leasing office confirmed that they were aware of the situation. A full week goes by with no update, no notice from the leasing office that there was a problem or that residents should be cautious due to the fire hazard. 11/19/23 a second laundry fire occurred, worse than the first one. Residents have also had only one working elevator for the entire year as well due to upgrades and repairs being done.

This is eviction because city was called. I had put in several work orders on the apt 1) smelling full of sewage gas and the apt full of 2) dust and dust mites. 3) cockroaches and rodents. 1) says they dont smell anything even when the maintenance comes in they wink there eyes at each other say they don't smell anything. 2)The dust mites makes me highly allergic. They tell me no one else complains. .#) spray only for roaches nothing for the rodents. Since dec 2021. February they give me a violation on criminal activity as explanation. About the fact of drugs being dealt. With no proof or police involved. 2 weeks later another violation. Unauthorized occupants, this is my family. Saying loud noise in foyer. Truthfully it was my daughter looking for the kids where she left them for 2 min while walked directly across the street to start car came back they're gone. ***** (building manager) had taken the kids and put them in the office (abducted) the kids. My daughter was in a panic when she could not find the kids. ***** puts a note under door says I wasn't home to talk to ***** about the violation. My 9 year old granddaughter and I go to talk to ***** she would not come to the window. Instead she sticks her middle finger up and sticks her tongue out at us, I was floored by this action. my granddaughter 9 could not believe it either.. The next day was a letter they are not going to rent another year. Then I had got an eviction. So I lived there for 6 months with no problem the next thing you know, all this occurs. Is this what they call retaliation? I think so. My furniture is ruined from the dust and dust mites. My air conditioner was almost knocked out the window from the work on outside building. Dropping of cement blew it out when in fact the cement around in my new air conditioner. It has been a nightmare. My neighbor his ceiling caved in lost everything. they never compensated him charged her for a stove 600. elderly abuse help them

Been living here for over five years. Rent is expensive but good for the area. I guess this building also has section 8 & social security , no big deal. But when Anything in the building goes wrong, they wont pay a professional , they use their minimum wage staff, to attempt to fix the issue. Past year, hot water heater keeps going out. Three times in 2022, hot water and/or water has gone out. Several days down. Last month the hot water was out for 18 hours. As Im typing this, it has now been out since Friday, 7/29. The issue is, they wont pay an actual professional and they have their maintenance crew watching ******* on how to fix a hot water tank. While I dont believe this is safe , its definitely not a remedy. At the prices they charge a paying resident, they can pay a professional to fix a simple issue. Please help. Anytime we call, whomever answers just says its eagle managements faultS sorry

Hello my name is *************************** I am writing to you in regards of a dispute I have with a company called Eagle management LLC at ************************************************************************* , managing apartments complex called Abbeys at ********** in ***** ******** which I'm I have been residing for the last 5 years. In April 1st 2021 I was charged $416.55 on a Gas **** for my monthly ****. Mind you I live in a small 1 bedroom 700 square feet apartment. For the last Five years I have never got that high of a ****. For all the years I have live in Abbey ********** my gas **** are usually around $35 or low in the summer time and around $75 to $125 highest on the winter time. I don't understand how a gas **** can that be that so high, its absurd and I feel like I'm being dupe, taking advantage of and being scam. I keep asking them why and they just keep giving excuses about gas **** came from ***** disaster and ******* war that raise the Gas. Which makes no sense because were in ******** and the war was way before that. Now their using the war in ******* excuse to raise my gas ****. This a poor excuse and unexceptable. I told them that its possible my patio siding window could have cold air coming in and window sealant needs to be fix, but they want to hear it. My gas **** this February 2022 was $197.04 and for this March **** 2022 was at $242 compare to last year *********** 2021 gas **** which was around $80 and $87 . I have records in all of them. Ultimately I paid all the **** except for the $416.55 for April 2021 gas ****. I refuse to pay that ridiculous amount, If they want to settle the highest I will pay is $125 like most of my ********************* around that month or lower. I don't like to make fuzz or cause trouble but I also don't like being taken advantage off. I've been living here for a long time and I like living here and was planning to live here another three years & save enough for a townhouse. Its Sad how the new management no respect for the long term residen
