Millenium inspector - after directly speaking with homeowner and discussing date of roof repacement (2016) and quality, material (Grandmanor cetainteed 3 piece Class fire 130mph wind rating) and cost and being shown example of spare shingles - even after specifics covered proceeded to describe roof as original to home in report from 2001 all this despite agreeing to me face to face "that's a good looking roof, looks brand new" . This has caused the insurance company to deny coverage. His other incompetency is the replacement value estimate that he makes on behalf of Millenimum. Millenium claims to ahve robust data analytics, databases and thousands fo data points on home inspection - yet they have built NO homes and admittedly use "ad hoc" methods. Their inspector has simple used a current market value number as replacement cost. I have contacted 5 different builders in my area and each has estimated a replacement cost several hundred thousand less than than Milleniums uninformed estimate. They should be prohibited from offering invalid opinions to insurance cos which in turn causes great harm to homeowners and of course their own reputation which by reading other complaints is circling the drain already.Business Response

Millennium Information Services has been in business for over 30 years. We are hired by property insurance companies to perform exteriors surveys for the purpose of obtaining or renewing homeowners insurance. For standard value surveys such as this one, Millennium follows instructions from the carrier to take photos of all sides and roof of the home and indicate building material, Millennium does not make any underwriting decisions or recommendations - that is strictly done by the carrier.
In additioln, Millennium has a customer service process with our carriers to investigate any complaints or descrepancies the carrier brings to us. If this homeowner disagrees with the survey, or outcome, they should contact their agent or carrier who would revirew the homeowner concerns and decide whether to investigate with Millennium further. No such inquiry has been made on this home with Millennium.

This business sent someone to our home to inspect and take pictures of our property for the ************** No advance notice was given, no advance phone call. This also happened four weeks ago, and I do not understand why pictures are taken twice. Again no advance notice. A large male in a large silver/grey truck showed up on my property. Millennium Information Services, *** is contracted by California Fair Plan to do exterior surveys for the purpose of obtaining or renewing homeowners insurance. Our surveyer is instructed to knock on the door and let the homeowner know the prupose of the visit. If no one answers the door, as was the case in this instance, the surveyor has been instructed to do the exterior survey by California Fair plan and leave a door hanger letting the homeowner know they were there. California Fair plan does not require a notification call unless the homeowner previously requested it.
A second visit was made to this home. This is because, during the first visit, the surveyor mistakenly inspected the main dwelling,, it was later discovered that CA Fair Plan had requested the inspection on the guest house, not the main dwelling. When the surveyor arrived at the property to inspect the guest house, he first approached the door and knocked. No one came to the door, so they filled out a door hanger and hung it on the door, then completed the inspection of the guest house. At no time during the visit was he aware of anyone being present, and no one is visible in any of the photos that was taken at the premises.

Monday, October 28, 2024; A man named ***** ******* from Millennium Information Services spoke with my daughter today asking personal questions. This person DID NOT have an appointment. We do not appreciated unsolicited persons on our property taking measurements and pictures, asking family members questions without our authorization. This does not sound legitimate.Business Response

Millennium Information Services, Inc. is contracted by ****** to conduct an exterior survey of the home for the purpose of obtaining or renewing homeowners insurance. This type of survey does not require an appointment, but it does require, however that we knock on the door to receive permission to do the survey and during that process ask a few questions regarding the home only. Our inspectors wear a badge identifying themselves and Millennium, and they carry an order ticket that has their insurance company and agent information listed.
If no one is home, we continue with the exterior and leave a door hanger letting the homeowner know we were there.
If the homeowner has questions about the survey they should contact their agent.

When a survey requires an appointment, Millennium's protocol is to make 4 calls - 3 to the insured and one to the agent to ensure we have the right contact infomation. In this case, 6 calls were made, all well documented with date, time and outcome of phone call. Our inspector made 2 appointments with the insured Mr. ******** both of which were canceled by Mr. ************** After the second cancellation by Mr. ******** our inpsector called and attempted to make a 3rd appointment, which is above and beyond any expectation, trying to accomodate Mr. ************** On the 6th call, Mr. ******* said he could not make another appointment at this time. Our inspector, closed the order out as Insured Unavailable.
Mr. ********* carrier, Traveler's makes any and all underwrtiing decisions, any action taken on the policy was the sole decision of Traveler's.

It is a blatant lie! There were only 2 successful phone calls, all other contact was by text without any scheduling discussion. I was TOLD when it would be convenient for the inspector to inspect my home, not asked when it would work for us both. I resent the lies about this transaction. This is a service industry! I am the customer and deserve respect and a voice in the scheduling process.this scheduler was unwilling to consider my work/travel schedule in making arrangements.
as a result I have made other arrangements for my insurance needs and will be sure to share my thoughts with Travellers.

I was inside my house at the address I provided, throwing out some trash in my kitchen, when I noticed someone walking around the outside veranda of my house. I was not warned with a phone call (even though they seemed to have my cell phone on file) and I was alarmed to see someone who I did not recognize on my property. The lady introduced herself as ******** ********. I told her she was trespassing, as she showed up on my property unannounced, and parked in front of my gate, which would have blocked my exit in case of an emergency.She explained that she was there to "inspect my home for ***** as an independent contractor" and I refused the inspection. I do not know if she had taken pictures without my consent prior to this interaction or not, but I feel unsafe ****** no uncertain terms, I explained she was in violation of trespassing law and told her to leave.I made sure to take her picture, a picture of her credentials, and a picture of the form that she had, claiming that she was actually there to inspect.I plan on filing a grievance with GEICO, as an inspector who is legitimately supposed to be there would have CALLED ME WELL IN ADVANCE to get my permission to come onto my property.I also plan on filing a police report, as trespassing is a criminal act in the State of ***********I wish I got a picture of her license plate, but I was too shocked to do anything further.Business Response

Millennium Information Services, Inc., is contracted by many homeowner insurance companies to complete exterior surveys for the purpose of obtaining or renewing homeowners insurance. We follow all instructions from our client, who in this case is Geico, and we are not required to make a call or appointment to conduct an exterior survey. As you can see from the attached photos the homeowner took himself, our Inspector had an ID badge, an order ticket vallidating her identity and the purpose of her visit. The homeowner refused this inspection, which is his right, and the inspector left the premises. If the homeowner does not like the process that his carrier has put into place, then the complaint should be logged with Geico.Initial Complaint

Someone showed up at my house just now (5/23/24 at around 1:30pm) and asked to do an outdoor inspection of my property on behalf of CA Fair Plan for insurance. I wasn't able to have her inspect at that moment because I was on my way out the door and uncomfortable with the fact that one of my minor children (age 10) would be watching his younger siblings (ages 8 and 5) at that time. Note: I have six children and a LOT going on, especially in the last week and a half of the school year.I tried to explain this to her and she refused to let me make an appointment for her to come back. I tried to get her to talk with my husband---and eventually I just relented (and allowed her to make me late for something), only to have her tell me they weren't going to inspect, after all.She basically said that the company will quote a rate based on whether you're willing to allow them to inspect. She implied that we'll have to pay more, simply because the company she contracts with refuses to plan ahead with the homeowner.I'm not trying to be difficult; I just didn't feel comfortable under those particular circumstances. ************** in my area is a significant financial burden to begin with! Millennium Information Services, *** is contracted by CA Fair Plan to complete exterior surveys for the purposes of obtaining or renewing homeowners insurance. The surveyor should knock on the door and obtain permission to proceed with the exterior inspection. Based on the consumer communication, that instruction was followed. The insured has every right to refuse the inspection, which the homeowner did. The surveyor did not complete the inspection. The surveyor cannot make an appointment on request of the homeowner. The procedure is that the surveyor close out the order as refused, and CA Fair Plan would then determine whether to reorder it with an appointment, the surveyor cannot make that decision.
Millennium has a customer service process in place with all of our carriers including CA Fair Plan, whereby the homeowner can convey their concerns, if applicable, CA Fair Plan will contact Millennium and open an inquiry to what transpired on this order. The homeowner can also request an appointment with CA Fair Plan, and they can decide whether to order one with Millennium.

A representative from this company showed up at our house unannounced and didnt seek permission to inspect our home. We saw her on our exterior cameras begin taking photos of the exterior of our property. Then, she came to our front door and took a picture of our house number which was fine, but then she came up to our door and took a picture of our living room through the window of the door. It was only when my wife approached her outside that she identified herself as being with the homeowners insurance. She did not give us the name of your company or her name. She promptly got in her car and drove away. She then returned a few weeks later. Our neighbor (who is a kind elderly man) approached her and asked why she was taking pictures of our house while we were away. She proceeded to curse him out using profanity and got in her car quickly and sped away. Our mail lady heard all of this as well. This is an awful way to do business and dangerous for the inspectors. She very easily couldve been assumed to be trespassing especially taking a picture of the inside of our house without announcing who she was. Her behavior with our neighbor was highly unprofessional and very concerning. When I tried to call to make sure she was actually an employee of your company, I found it is literally impossible to get a hold of someone as every single prompt on your telephone service goes to voice mail. I would like an explanation as to why this woman was unprofessional and showed up unannounced twice. Had she said who she was and why she was there initially, there would have been no problem. Additionally, Im confused as to why she needed to come back. She left promptly the first time after being approached. She could have finished the job the first time. Millennium Information Services, Inc., is contracted with ****************** company to perform exterior surveys for the purpose of obtaining or renewing homeowners insurance. We follow the instructions from the carrier regarding making appointments or phone calls before our visit. Homesite advises Millennium that we only need make an appointment if access to the interior of the home is required, that was not the case on this inspection.
The inspector is told that they are to knock or ring the bell and if the homeowner answers, to identify themselves, who they represent, state the purpose of their visit and ask permission to do the survey. The photos taken that were submitted of this home were all taken on the same day, and their were no photos asked for or submitted of the inside of the home.
If a homeowner has a complaint, they should go directly to their carrier Homesite. Millennium has a process in place with Homesite in which they can bring a complaint to us that we will investigate and provide a response, which would be relayed directly back to the homeowner.

2/23/24 *************************** is raising the premium on a homeowners policy following an inspection by Millennium Information Services. The inspection report says that the client reported there was a garage but upon inspection there was no attached garage and added the square footage of the garage as living space. Scroll down one page in the report and there are THREE PHOTOGRAPHS of the home that show the address, the attached garage (with the garage door closed), and the attached garage OPEN with a CAR INSIDE, all taken by the inspector. I'm not sure what he thinks an attached garage is but he had 3 photos with proof of an attached garage in his own report. When we called Travelers about it they said we'd have to go to the county assessor's office to get a diagram of the home for proof. The three separate photographs that the inspectors took themselves do not count. I'm completely baffled.Business Response

Millennium INformation Services, *** is contracted with Travelers to conduct a survey of the home for insurance purposes. Millennium takes measurements, photos and reports on conditions and building materials of the home. Millennium does not make any underwriting decisions, that is the sole responsibility of Travelers.
If the homeowner does not agree with the decision of Travelers, they notify thier agent or go directly to Travelers, If Travelers has a question regarding the survey, there is a process in place in which Travelers can make an inquiry with Millennium.

There needs to be some sort of acknowledgment that the inspector claimed there was no attached Garage, and then proceeded to take three separate photos of said attached garage. I closed on my home 10/06/23 the inspector came the next day I didnt even have any time to clean the outside of the home. I power washed the deck that day then started cleaning the leaves. Which was written ** in the report along with the gutters being full. There was leaves still on the trees how do you maintain the gutters at this time? A screen was broken and the previous owner put a piece of wood to close it. All of this is nonsense again he came the very next day now because of this my policy was canceled after I paid money along with this complaint I will be contacting the insurance inspector in ************ along with ****** who I used there insurance companyBusiness Response

The survey involves taking photos of the home for the carrier so they can ascertain the condition of the home. Millennium does not make any underwriting decisions- that is strictly up to the carrier and their underwriting guidelines.
Millennium has a process in place with all carriers, that should a homeowner disagree with the report, they should go directly to their carrier. Based on the complaint, the carrier will bring it to Millennium to investigate.
It appears that this homeowner disagrees with the underwriting decision, not the report, and that should be brought to the carrier.

I am rejecting this response because: I closed on the home 10/6 you sent a person on 10/7 I even explained to the inspector I just bought the home the day before I was given no time to clean anything up. He made it his mission to find fault in simple yard cleanup even the report stated over grown the house is within a state park. Its in the *****. You already have a D- on BBB and one star on ******* The insurance company took a hefty down payment and even took a 2nd payment knowing they were canceling the policy. In addition, Millennium has a process in place with all of our clients that should a homeowner disagree with the report or the process, ( in this case the timing of the survey) they should go directly to their agent and/or carrier. Millenium Information Services performed a home inspection on my residence for Traveler's Ins. The inspection report was riddled with errors causing Traveler's Ins. to cancel my homeowner's insurance. They said my 3.5 month old brand new pool was in poor condition. It is not in poor condition. They said there was major main roof damage. There is no damage that would constitute major roof damage. The inspector couldn't differentiate between a garden hose and an extension cord in the report. The inspector contradicted himself saying the pool was in OK condition on a different page. As a result, my homeowner's insurance was cancelled. I have not been able to find replacement insurance. I have been severely harmed. This company is incompetent and should not be allowed to inspect anything. If they had issued a factual report I would not have had my insurance canceled.Business Response

I am rejecting this response because: The pool was purchased in January, 2023, see invoice. It was constructed just before Memorial Day, 2023. It is brand new. I had 3 independent roofing contractors give me an inspection report on the roof. All 3 said there was no damage. I have a report on one and am waiting for the other 2. See attached. Millennium made false statements in the inspection report that influenced Traveler's to cancel the policy. See attached. The pool and the roof were the reasons for the cancellation. These were stated in the Millennium Referral Section. Who are they referring this information to but Traveler's. If the pool and roof were given a legitimate inspection the policy would not have been canceled.The inspector couldn't even identify a garden hose. He said it was hanging wires/extension cords, see page 17 of the inspection report. It is clearly a yellow garden hose. In addition, page 11 of the report says the pool is in OK condition yet they said on page 10 it was in poor condition on page 1 under Millennium Referral Section. Their actions are malicious and incompetent. On page 16, they said there was 5% metal roof damage. How does that justify on page 1 them saying there was MAJOR MAIN ROOF METAL DAMAGE!!!
The report is missing the inspector's name and license number. I demand they provide his name. I contacted the ************** Residential Builders Commission. They are the licensing entity for ************** home inspectors. They want to have a chat with him.
This matter is not going away until my policy is reinstated with no retaliatory actions by Traveler's.

I am rejecting this response because: ************ is committing fraud by misstating the condition of homes. Even after being presented with other inspection reports showing my roof is not damaged, they still won't back down. This shows malice. Numerous reviews on their website indicate other people are having the same problem. 40 out of 45 reviews on their website gave them a one star rating. Other sites have also given them a one star rating. Traveler's used only their fraudulent report to cancel my policy, see attached. They stated NO other reason. I have 3 roofing contractors that say the roof is not damaged, see attached. I attached the invoice for the pool purchased in January, 2023 and constructed around Memorial Day, 2023. The BBB gave them a D- rating, it should be F. ************ should not be in business. They are a threat to the public. It's almost like they are conspiring with the insurance companies to cancel policies. Why else would major insurance companies use this sham company. I will never give up!!!
