Back in 2017, I hired Danleys Garage to replace my entire roof. I paid $9800.00 for the removal and replacement of the roof. Which includes vents, and sealing my chimney. During the major rain storm the first week of July 2023, water came running down in my house for hours. We called Danleys Garage regarding the major roof leak. The staff was very rude, refused to assist me and after many calls the office manager ***************************** returned my calls. **************** states I must provide proof that I had Danleys Garage replace my roof by emailing her my documents as they no longer do roof work and all records were disposed of in this change. I provided proof. See my attachments. They sent Felco to inspect my roof which is was discovered they left parts of my roof uncovered for years and the chimney was unsealed. My second floor ceiling walls were damaged with water for years. **************** refused to repair inside of my house and the roof. My ceiling need replaced walls and painted. We had water but didn't connect it to the roof until the major rain storm until 2023. See pictures of damages. I feel Danleys Garage is responsible for all repairs or refund due to the poor quality service of my house.Business Response

**************,
Please find a response to your recent BBB complaint below.
On 07/07/23 you contacted our organization and our *********** staff requested certain documents in an effort to assist you. You refused to provide the documents until you received a call back from a Manager. *****************************, a Danleys Supervisor, returned your call and made a second request for the documents. Shortly after receiving and reviewing your documents, Danleys sent a professional roofer to conduct a site inspection on 07/14/2023.
The site inspection cited the chimney as the source of the leak and not the roof. The professional roofer assessed the situation and determined that the most effective solution would be to rebuild the chimney from the roofline up to its peak, and to re-flash the chimneys perimeter and replace any impacted roofing shingles along that perimeter. This additional work falls outside the scope of our original contract. In an effort to assist you and ensure your satisfaction, on 7/21/23 we extended an offer to complete both the recommended chimney and roofing work at no additional cost to you.
On 07/22/2023, you requested a documented statement of the roofers assessment and the associated work to be performed. This was emailed to you on 07/27/2023 in a detailed Agreement for your review. To date, we have not received any response from you. In addition, **************** followed up with a voicemail and an email on 07/31/2023 to seek your decision. Yet again, we received no response. While we are committed to resolving your issues to the best of our abilities, any interior water penetration stemming from your chimney fall outside of the terms of the original contract with Danleys.
Sincerely,
The Danley's Team

I am rejecting this response because:
I am rejecting this response as **************** is not presenting what happened. I called Danley's 866 number on July 3, 2023, after the severe rain storm. And on July 6 & 7th of 2023. The staff stated Danley does not do roofing work, only garages, and refused to listen or help me. The staff hung up the phone on me and was laughing as I explained my issues. As noted, I had to call Danley and state I wanted a quote for a garage from a different phone number before I could get a hold of anyone with an ounce of professionalism. I asked to speak with a manager before sending them any documents. I heard from **************** on July 12, 2023, and then via email, I provided the proof of the agreement/proposal/ contract. **************** stated that Danley destroyed all roofing records and they would only do something if I had evidence of my agreement/ proposal /contract.
**************** sent ***** to inspect my roof, and I had to ask for details on what had happened in writing via email. I disagree that this work falls outside their scope; how can **************** make this claim if Danley's does not have any documents of my agreement? According to my attached proposal/contract from Danley, it has a check box on the Chimney Flashing. I had a second option done as well. The vendor stated my chimney flash needed to be repaired and the shingles replaced, as the chimney area work was not completed with the roof replacement, so it explains why I have so much water damage. Please review the attached proposal/contract.
**************** was emailing me at the incorrect email address. See the attached emails in which she states this to me.
I recently moved back into my house full-time. I care for my disabled mother as well. I am still waiting to hear back from ****************. As I explained, her settlement was unfair because of all the water damage to my house over the past few years. Danley took my money and did an incomplete job, and I now have years of water damage and have been dealing with an unprofessional company. I responded to her proposal settlement via email on Sept 10, 2023; see attached proof email.
Thanks for your time, *************************;Business Response

I am rejecting this response because, this statement from Danleys Garage is not true. I respectly replied to the Office Manager Ms. ******* email on 9/10/2023, which I never heard back from the office manager. And **************** responded to my BBB complaint that my contract did not include the Chimney Flashing is not true. See both attachments, my email to **************** and copies of my contract. I am requesting compensation for my interior damage, repairs of my roof, chimney and a apologize for this inconvenience.
Sincerely,

Contract signed 3/19/22 $29,891 total, we still owe $12,000 Contract#G22SS0013 Problems began with leaking foundation 1 week after build completed on 11/4/22 Emailed and included photos of leak on 11/4/22. Emailed again on 11/8/22 since no response. Emailed again on 11/18/22 again no response. Someone came out and caulked leak.12/15/22 contacted again since foundation leaking again and electrical kept tripping so no power to garage. Sent someone out to caulk again and fix electrical.3/31/23 leaking again with rain. Tech came out 4/3 to caulk yet again. Leaking again on 4/14. They replaced the service door at this point to fix the leak. On 4/27/23 a few days after service door was replaced foundation still leaking. Emailed them on 4/27/23 about continuing leaks and no response as of 5/6/23 for next steps to fix. The gaps in concrete are larger than 1 that theyve been trying to caulk. The interior wood framing has water staining so leaks are wicking up into wood. This is subpar concrete work and the constant leaking will degrade the construction so our nearly $30k investment is useless. We want either a substantial discount or a rebuild to get what we paid for.Business Response

To whom it may concern:
This message serves as a response to customer *********************** complaint.
Customer is citing two potential issues with a garage which was constructed for her in 2022.
The garage has been under a warranty since its completion, and our technical staff has resolved two requests for Warranty/Service work within the past year.
1. On 12/15/23, the customer emailed ** to troubleshoot an electrical outlet that was not functioning properly. Our technical staff visited the property and assessed the issue. The customers **** outlet was tripping due to a set of holiday lights that were laying on the ground and taking on moisture. The **** on the outlet is designed to trip in this type of situation, thus, there is no electrical problem present that has anything to do with the electrical service of the new garage. This Service/Warranty Request has thus been closed and no further action is necessary.
2. The customer reached out to ** regarding water seeping into the garage on 11/4/2022. We performed a Service/Warranty request on 11/29/22 and applied caulk to the door and several of its connection points.
The customer reached out on 3/31/23 with a 2nd complaint about water seepage. On 4/3/23, we visited the property and caulked the service door in multiple areas. In our system, we noted that if the problem persists, the service door would need to be replaced.
Customer reached out again on 4/4/23 stating that leaking was still occurring. Danleys contacted its vendor, obtained a new replacement door, and installed the new door on 4/24/23 along with a new pressure-treated sill plate and also flashed the door.
Customer has since pointed a lawn sprinkler at the new entry door and is complaining that leaking is still occurring. The sprinkler is pushing water under the sill plate of the new door, which is what is causing the water seepage. The sill plate on the door is not designed to withstand water that is being sprayed through it. This is not a normal use-case scenario that would come up during the intended use of the product. In addition, the water seepage has nothing to do with the concrete foundation of the garage.
At this time, the company does not accept the customers desired settlement which entails either a rebuild or substantial discount. Danleys has and continues to satisfy its obligations under the warranty of its contract with the customer.
Sincerely,

I am rejecting this response because:Hi
I do not agree with the response from Danleys Garage World for complaint #********.
I apologize for the late response but it was lost in my email. I have contacted Danleys again since the garage still leaks and they responded that they will no longer speak with us since I filed a complaint with the BBB. The garage is still leaking and still under contract. Can we reopen and pursue this to get a fix for our leaking garage?

Had a garage built less than a year ago along with a new concrete slab. The concrete slab is now starting to crack along with cracks forming along the foundation. I have Danleys garage and was told that the concrete work is not guaranteed. I would like Danley to come and correct the concrete issues and fix the foundation cracks.
