This is one of the worst appraisal companies to work with. The appraisers are not local and know nothing about the locality you are in. They only go by what they see online and do not really understand what is the ground reality. If you ask for a reconsideration, they come up with lame excuses like no recent sales available so we take values from 12 months ago or your neighborhood is not worth it. According to them the value has only depreciated and not appreciated while the actual market has seen 4-5% increase. The appraiser is not reachable for any questions or concerns. The person who does the appraisal has not even seen the neighborhood and only assumes based on the pictures and compares it with other neighborhoods using pictures. By god's ***** if your neighborhood does not have good pictures online, you are done as they consider your property and neighborhood as inferior. They appraised my property $75000 lesser than the in person appraisal done by my mortgage lender. One year ago my lender's appraiser valued the property in higher 700s. These guys say the lender's appraiser used properties that are from different neighborhood's and not really a valid appraisal. It seems the bank basically is giving me a loan for a property that is not even worth it.
