Beware of this company aka the fee king, they have a fee for everything, I see why they turn over management so much, they feel guilty for charging a fee for ever little thing that can think of. Private owner manage your on properties or find a different company to do it for you. It's need-5 start, worse company I encountered in my life!!!!Review from Jos S

I hated living at this place. They are the worst landlords ever. Especially ***** Wittenauer as you've noticed with some of the reviews you have. I lived there 2021-2022. It was disgusting and ***** infested. Like there were roaches EVERYWHERE EVERYDAY ALL DAY! no exaggeration. The ** was broke the entire summer in 103 degrees weather. Took the property manager ***** Wittenauer 5 months to even take my is*** serious.. & the only reason she eventually did was because my ceiling got filled with water from the broken ** and popped all over my living room and furniture. She didn't wanna compensate me anything and expected me to pay the rent in full during those months and when i refused she threatened to evict me while also throwing shots at my parenting. Insuating that she questions my parenting for "allowing my child to stay in such conditions" like i had anywhere to go other than a place I pay rent? Just disgusting people when she made that statement I gave the office a call no one answered, I then called from my work phone and they answered and when I asked to speak to ***** they were whispering and said she wasn't in.. pussycat. Not only that but when the ceiling was finally getting fixed maintenance left my ceiling open allowing my home to now be infested with rodents keep in mind I have a 2yr old. When i brought this to ******* attention she told me rodents are the tenant's responsibility to remove... even though they were the cause of you guys. JOKES! If i could attach photos of our emails I would, very nasty woman. When I asked for the owners number she refused to give me that. I finally got it from the maintenance guy who attests to her ugliness. She was a rude a** b**** the entire time no empathy or concern. It got to a point that I threatened to *** and that's when I eventually got them to come to an agreeable amount and I did NOT renew my lease after.. Looking at the history, there was pest control done during your tenancy, as it was done for the entire complex. The owner has his own maintenance person so our office does not coordinate/control the maintenance - if they had delays or left a ceiling open, we apologize on their behalf. Slum lords, only call about money and balances. Also they tack on false charges. Doesnt fix repairs in a timely manner. I went 3 months without a working fridge owners told me to buy a portable cooler I had urine and f**** regurgitating from my tub and bathroom sink for **************************************************************************************** to move and tried to act as if I sent them a notice to vacate. 0/10 this place needs to be investigated there is so much more I could say about my time renting from these peopleKunkel Wittenauer Group Response

I'm actually so furious and never write things like this. I always am the type of person who gets my deposit back because I try to make every one's job as easy as possible. I hired my own professional cleaner, and the apartment was actually SPOTLESS. I'm sure there were a few spots to touch up on the wall (scuffs or scrapes) but they took my ENTIRE deposit and when I asked for receipts, they just made stuff up saying they had $600 of payroll to empty my apartment. Then they made up other receipts like drip pans needing replacement.... I had an electric stove..... I'm just so surprised that literally ANYONE can just make a business and treat people so poorly. I would love to share pictures of the condo and how it was left - there was trash and debris all over that took hours and hours to pick up and dispose of, carpets were black, and the place was horrible. If a cleaner was paid, I would request a refund - they could not have cleaned with all the trash throughout the apartment and it was no where near spotless. Pictures are available as needed - and the person leaving the review (not named ***************************) is aware of the condition. Yet, they are choosing to leave us a poor BBB review, as well as ask family and friends to leave us one star reviews on ****** as well. 10 of them appeared within a few hours as a result of her being upset with us for being held accountable to how the apartment was left. I hope that any future landlord doesn't have to experience the disappointment on the condition that our owner did.Review from M. J.

So I filed and all for an apt back in April was approved. Then ***** called me and told me “What is trying to do”. According to her I was a liar. But she had approved my application but because my daughter who didn’t pass their app process was denied she wouldn’t allow me to rent. Moving forward I looked at a dif apt and was denied access even before my application was put in. Now if I was good enough to get in before and nothing has changed on my end, why wasn’t my application even considered? This is a personal vendetta with Ms. *****. So refuse ppl with the means to pay for an apt but deny them because I cursed you out. Sounds pretty personal. ***** needs to be talked to or something needs to be done about this. Lastly MY DAUGHTER HAS HER OWN APARTMENT just in case she wanted to call me a liar again.Kunkel Wittenauer Group Response

Please see ********************** previous BBB complaint. Her showing was denied because we denied her application before. Her application would be denied again so us denying the showing is a courtesy to her that saves her $65 non refundable application fee, as well as her time. To say that this is a personal vendetta with Ms ***** is completely false, especially considering Ms. ***** wasn't involved with this showing request. Our team followed policy and denied the showing considering the recently denied application and situation.Customer Response

Sorry to inform you all but my application was approved the last time. Why do you think ***** returned my deposit and 1st month payment. Why would I send money if I wasnt approved previously. I have all the documents to show that I was approved until ***** called me a fraud and a liar. So yes this is and was personal. With all that being said its ok that you would NOT allow me to view the residence, I was offered and approved for something better. The company has lost a lot of potentially great clients but with the way they handled me I would be sure to let everyone know about this company. If needed the have very clear evidence that I was approved and EXACTLY what ***** said to me.Review from Bridgette V.

Extremely slow to make emergency repairs. 0n Friday, 6/17/22 I submitted a work order about no electricty around 6 am. The electric/power company determined that weather head & meter base must be repaired before power could be restored. Submitted a picture of the notice from the electric company to the property management company. The property management company has put repairs off til Monday 6/20/22. This weekend the temperature will be in the 90s, on Monday the forecast is for 100 degrees! This past winter the furnace wasn't coming on. I submitted an after hours emergency service request. The temperature was below 30 degrees. It took 2-3 days before any repairs were done to resolve this problem. The drains were clogged and sewage was backed up into the bath tub, kitchen sink & laundry sink. When running water in the bathroom sink, the toilet bubbled and rose. The toilet took several hours to empty after being flushed. Submitted a service request on Friday during regular business hours. Repairs were not made til Wednesday. **************** is awful! I am sorry ****************** has a negative perception and left this review. Below are the facts related to the service requests that she says were not handled properly. As the below facts will show, our office executed all work orders quickly and the full story will detail that. On Friday 6/17 At : AM 5:55 AM Tenant created work order online stating large limbs in back yard are down and that she has contact ****** about an outage. (there was one in the area due to a bad storm Friday morning). A tree company responded quickly Friday to clear the trees from the home and lines. At 3:06 PM **************** called about a note left on her front door from ****** about the repairs needed and they could not restore her power until that is done. Our office immediately started calling Electricians and ****** once we received an image of the note left. Four electricians were booked until Monday because of the storm and ****** didn't even have the note updated in their system from the field yet to give us information. About 6pm, we made contact with an electrical company who would send someone out Friday night to see what issue is. They found the main line to the home disconnected from tree branches and needing major repairs. They attempted to do Saturday but due to scheduling and overload of jobs from the storm, them and ****** could not do until Monday. Our office communicated with the tenant Friday evening, Saturday and Sunday. We asked if she has friends or family to stay with temporarily - she said no (emergency contacted noted on app lived a couple towns over). We asked about staying in a hotel - she said she would stay there Friday night. On Saturday, we let her know it definitely will not be fixed until Monday and booked her a hotel room for Sat, Sun and Monday (just in case), paid for it and gave her the reservation information. She said no. The last communication with her was that she is talking to news stations about us. We told her on Saturday that we will keep the hotel reservation until noon on Sunday and if she doesn't check in or respond on using it, we will cancel. We cancelled it about 2pm on Sunday due to no response from her. The repairs by the electrician are being done today and then ****** has to resinspect and restore power. 2/6/22 ***** Tenant submitted work order online that furnace will not come on at 7:36 AM. This was a Sunday when our office was closed so we processed it first thing Monday February 7th. ********************* was at the home at 11:00 AM that morning Flame sensor is dirty.Friday - 2/18 she created a work order online for Clogged drains 4:16 PM (after our office was closed) On Monday 2/21 at 9:04 AM we responded and asked if she tried draino she responded yes and it didnt work. Maintenance was at the home on 2/22 and advised we needed a plumber because it was at the mainline. The plumber was sent a ticket at 1:36pm on 2/22 and was at the home on 2/23 to clear the main line.Review from M. J.

Personally ***** Wittenaur is the source of any calamity in this business. My daughter was denied a rental. So I completed the app paid yet another $65 and my app was accepted. They later sent me a an email regarding occupancy. I listed my daughter and her friend. I didnt include my name, because duhhh Im thinking you know my name goes on the occupancy form. ***** calls me speaking in an aggressive belittling manner saying I committed fraud on my application. I informed her that no fraud was committed. I simply put my daughters name and her friend on the permit so they arent responsible for the rental payment. Then there was the case of the electric **** being in my daughters name WHICH WASNT AN ISSUE UNTIL I ADDED MY DAUGHTER TO THE PERMIT. ***** proceeds to tell me she knows what is going on and Ive committed fraud. As I explained to her when I emailed the electric comp account # she knew it was not in my name. Later she added I would give me 2 weeks to have the name changed because my daughter was not allowed to lease with them because her app was denied. Ok so she called me a liar but she knew the **** wasnt in my name before she called. Because my daughter is pregnant and I live in another state I wanted to come home and take care of my daughter and her soon to born son. ***** called me a liar and a fraud which I didnt understand because she knew everything. Everything was smooth until I wanted to add my daughter to the occupancy permit. My daughter was not responsible for lease payments, I was, It all seemed weird because the deposit was paid the app fee paid and ***** already knew of the bills before she called me accusing me of lying. She literally said, I know what you are trying to do. You rent the place and someone else live there. At which point I became indignant. I have integrity everything I did was on board. ************** applied for the property at *** ******, Belleville for her to live in the property with only her and one minor on the lease. Discussion was had about her daughter living there and she was told she cannot because her daughter applied for the property before her and was denied. When it came time to move in, we were helping her get the permit since she wasn't in town yet (but needed the code right away), and she listed her daughter and the minor when we asked for names and DOBs of who is living in the home. We called her within minutes of this email asking about her daughter and she was stating she was going to live there because she was pregnant. We kept discussing that she isn't allowed to as she was denied and she knew that before. We also found out that ****** was in her daughter's name when it has to be in her name per the lease. She was not able to do that due to a past due **** that was her previous landlord's fault. We had a lengthy discussion about these two lease issues and being able to move forward. She asked multiples that if we don't want her to live there we need to let her know and give her her money back. After ending the call, we contacted the owner who agreed to release her without penalty for the misinformation but we definitely were not going to allow her to lease the home with plans for her daughter (a denied applicant) to live there and the power not being in her name. After this, she emailed stating she didn't know her daughter was denied so we forwarded her the email exchanges with her communicating that prior to the lease being signed. Until now, we had no reference of her daughter and "a friend" moving in - this is new to us. She was refunded her money and the lease was voided due to the false information provided (she is still in saying in this complaint that her daughter, and now friend, is going to live there) and not being able to put utilities in her name.Customer Response

***** ********* is an aggressive individual. Shes confrontational via phone. I had no problem accepting the fact that my daughter couldnt stay there but the fact that she outright called me a liar and fraud was applauding. Why would I lie about where I NEEDED TO LIVE. I dont have an issue with the company p**** just the individual ***** *********. If I wanted to lease the place for a year to help my child dont argue and make false accusations with me about anything. Also I didnt list any minors on the email for the permit. I was being honest about who would be there with me from time to time AS I STATED DURING THE ***** CALL. But this is the same business who denied a husband to have his wife live with him. Just foolish practices.
