********************** came to her condominium association's annual parking pass distribution inebriated and belligerant. She was asked to leave by staff and the Association President, at which time she set up a folding chair outside and verbally screamed at the staff all day. When we advised she would be arrested if activities did not cease, she stumbled back home.Review from Mo V

Posting a ****** review with documented facts, with the owners baseless threat of a response right under. Posted on ****** z reviews. a day ago NEW Came back to edit 3 years later:This place has gone down hill consistently since River Elm purchased. **** is quite possibly the worst person to be dealing with. Pair her with **** and its literal Neanderthals chasing their tails. Our buzzers been broken for months. But they want to leave us notes about the color of our door not matching, because theres are garbage and we replaced with a better one. We have a laundry list of issues she has yet to address. Matter of fact, anything reported to the crew on site is never followed up on. They came in and took pictures of water damage months ago- not a word. Also, in addition to the unit, Internal water damage in the building (documented by her grounds crew) the other water damage in the building outside our unit. You would think they would want to fix this before it worsens for there. Avoid this place. Used to be great. Check out reviews for River Elm and their properties, youll find a theme.After calling for information about the very broken parking system, and having ************* at my girlfriend over the phone, leads me to this review. We pay for parking and to live at *******, and because they dont have enough parking spots for the actual people who live here, residents cars get towed.River Elm Properties (Owner)a day ago *******. Ive been being harassed by the River Elm maintenance man since 04/2023 when He falsely informed his office that my vehicle was being worked on & that more work was being done to the vehicle then was allowed . Despite having permission to change a dead battery. The maintenance man proceeded to Harass my partner who was working on it and then record him. So my partner and him exchanged a few words and then my partner also recorded him for his safety. The maintenance man asked him to stop recording and he informed him that he would if he did. By this point I came down to see what all the commotion was about. The Maintenance man was speaking to one of his staff members and I heard him use a derogatory slang word in Spanish maricon meaning f***** I then called & filed a complaint but they did not care and even questioned how I knew thats what he said. I heard it with my own ears and I also speak Spanish. I Again informed them that we were only changing a battery despite what they had been informed. A few weeks later my vehicle was keyed in the parking lot I filled a police report but they were not able to find any footage from when it occurred and then also informed me that the maintenance vehicle had also been keyed conveniently. When ever I am walking in the community with my dog or just walking I am met with dirty looks from the maintenance man and his staff. Recently, I was informed that I needed to remove my camera from my 2nd Floor balcony when I called the office to I form them that I felt I was being singled out I was verbally abused by a staff member and called the wrong pronoun. Then a few days ago while waiting outside where I was quite a distance from my unit or my parked car the maintenance man approached me and informed me my tire was flat and it cant be like that I informed him thanks for his concern and I am aware of this and he proceeded to laugh. I knew they lacked professionalism but to allow harassment of LGTBQ+ person is despicable.River Elm Properties Response

This company is disappointing to deal with. As someone with anxiety issues, I never look forward to talking to this company. That is, when they actually answer you... That's the issue with this company: I've emailed them about major issues with the Ramar House Condo building--not my condo unit--the actual building, more than a month ago, and they've still gone unanswered. It was on July 12th, 2023, that I originally emailed their Office email address, as well as *************************, who is, ironically, their client relationship manager, about a leak occurring in a concentrated area on my bedroom wall when it rains particularly hard. Upon checking the air conditioner, as well as the wall sleeve adjacent to the leak, as well as hiring a professional to come look at the wall, we can safely say that the leak is occurring due to a tuckpointing/brick sealing issue on the outside of the building. After waiting nearly a month to hear back from River Elm re: my July 12 email, I followed up today, August 9th. They still haven't replied. I suspect they don't want the responsibility of their very own property issue.It disappoints me that I have to essentially force their hand, in order to prevent future leaking in my bedroom wall, because the sealing or tuckpointing in the brickwork just outside my bedroom window needs work. This is after hiring an independent contractor to look at the ** unit/wall sleeve where the leak is happening and confirming that the Ramar House building needs brick work done. I still can't seem to get an answer from River Elm. Not only are they laissez faire about your own issues within your unit, but they seem to also be this way regarding their very own property. The next time it rains hard outside, there will be another leak in my bedroom wall, unless River Elm gets a tuckpointing crew to at least look at the bricks. It's not a unit issue if it affects the exterior of the building itself. River Elm needs to do the right thing and email me back.River Elm Properties Response

************,As explained, the protocol for reporting an issue at the Ramar ***************************** is to call our 24-hour service number at ************. Furthermore, the Association held a meeting last night where the sealant issues were discussed. Please note that you have never attended an Association since moving into the complex. As property managers, our role is to defer to the Board for action on items within the complex. The openly called meetings of the ownership are where the Board takes action on maintenance items such as your request. We kindly ask that your fictitious and slanderous review as is concurrent with your other reviews slandering our company on the internet and social media are removed.Review from Bryan R

I have lived at a property managed by River Elm for nearly five years and I haven't had a complaint with them. Any time I've spoken to someone on their team, it has been a pleasant experience. DO NOT RECOMMEND! Worst customer service ever! Trying to see a property and get more information for over a week! The staff is horrendous and ignorant!!!!!! They talk to people like theyre stupid. Vita and ***** are extremely rude. No call backs, keep giving different information, pushing it back and forth to others and keep saying theyll call back and they dont! Ive called 7 times and emailed twice. Then ***** had the nerve to raise her voice. You guys suck!River Elm Properties Response
