William Ryan Homes misrepresented the lot size of the house I am currently under contract for. My realtor searched for homes that were at least 1/4 of an acre (0.25), and on August 6, she shared the *** listing for a home in the ******************** of ******, which was advertised as 0.25 acres. We viewed the property and entered into a contract on August 10. I asked the seller's representative to confirm that the property was 0.25 of an acre, and she assured me it was. However, after receiving the survey, it was confirmed that the property is less than 1/8 of an acre. This issue was brought to the seller's representative's attention this week. I have already incurred significant expenses, such as $8,000 for shipping my car and household goods from ******** to *****, and paid $5,000 in ******* money. Additionally, I have no place to live since I terminated my lease in ********. As a Disabled Combat Veteran who served my country honorably for *********************************** a situation where I am on the brink of homelessness due to deceptive business practices. I requested concessions for the property, specifically extending the patio and completing the landscape to match the model home. However, the seller's representative informed me that William **** denied these requests.Initial Complaint

Dear Better Business Bureau,I am writing to file a formal complaint against William Ryan Homes regarding serious flooring issues in my home located in **************************. We purchased our home in 2022 and have been experiencing ongoing problems with the flooring ever since. Despite multiple attempts to have these issues addressed, William Ryan Homes has been unresponsive and has only offered temporary patches that have not resolved the underlying problem.The flooring has deteriorated to a point where it poses a significant safety hazard, especially for our young children. We have provided William Ryan Homes with detailed documentation, including photos and videos, to illustrate the extent of the damage.It is particularly concerning that our neighbor across the street experienced similar flooring issues but was able to have them fully resolved. This suggests that William Ryan Homes is aware of the problem and is not treating all customers equitably.Furthermore, I would like to emphasize that we are a military family, and this type of neglect and disregard for our well-being is unacceptable.I have made numerous attempts to contact William Ryan Homes over the past year and half, I have taken pictures and sent videos but have received no satisfactory response. This home closed on 3/31/2021, per the *** 1-2-10 warranty there is a 1-year warranty covering flooring. We have attached a copy of the completed 11-month warranty submission signed by the homeowner. There is no mention of flooring issues on this form, and we have no record of any flooring issues during the warranty period. There was no warranty coverage for this issue at the time it was first noted.Customer Answer

I am rejecting this response because:We had someone come out and fix some of the floors but the issue was never fixed back in November 2022. Even the manager at the time was also fighting for us with the company and trying to submit a claim to make things right and fix the issues that were never resolved. I have text messages with the manager then and they are attached. A work order was put in and and thats why a older man of Asian decent came to supposedly fix the floors. William **** home failed to notate and document that someone was sent over after being back and forth with them.

The builder is unresponsive to repairs submitted under new home construction. I am a disabled Veteran and am being ignored. Becasue the home was sold, they do not feel liable to fixing the issues that were not caught upon purchase. Home is still under warranty.Business Response

I bought a new home and I have been living in it for 8 months and one of the water pipes broke maybe during the winter. It is now leaking and the warranty department does not want to fix it or cover it because they are assuming I left my water hose connected but I collected all my hose and put them in a safe place until spring. Copper pipes break all the time because they are more sensitive to the cold weather. Thats an excuse warranty and some plumbers use to blame the home owners and not take responsibility.Business Response

The builder made an agreement at closing and now refuses to follow through and fix the problem. Since last May, Ive been waiting to get my rough-in for basement wet bar out of the closet they agreed to move. I even asked if they would just patch it up and refund my $4000 and Im simply being ignored. All of my basement items are in my garage as I await WR Homes to finish what was agreed on at closing in the contract. *************************, the President, was fully aware of agreement at closing and has been ignoring me and not helpful AT ALL.Business Response

I bought a new construction house in Dec 2021 in the ********************* at *******************, **. My house construction did not follow proper building codes. I have a frost buildup on the ceiling and wall joints, almost every two feet. All windows are leaking air through the joints, and there are so many other warranty issues that the builder is trying to drag since we bought our house. The backyard grading is so bad it leaves a 3ft deep hole in the backyard which makes it dangerous for kids to play in the backyard. All room's ceiling joints are shows up like a hump on the flat surface. There are skewed walls more than 1/2 inch off from one corner to another. The floor vinyl is lifting up. There are holes in the subfloor that occurred during the construction not properly sealed and covered up with just a vinyl sheet. I lost my faith in the builder's ability to resolve the issues under the warranty. I am asking the builder to compensate me $250,000.00 to fix all the current issues and the same problems in the future which has 10 years warranty.Business Response

We have reviewed the complaint. The homeowner reached out to us Friday, 12/23/2022 with his list of concerns. I responded to homeowner 12/27/22022 that our Warranty Team would be in contact with him within 48 hours. The customer has been communicated with frequently by our Warranty Team. There is one remaining sink item that is in process, and there is a plan for the grading that is built per plan around the ComEd transformers in the rear yard this spring. We are in process of scheduling Thermoseal to inspect for insulation inefficiencies as well. Please let me know if you need anything else from us regarding this.

Buyer Beware! We built our house with William Ryan Homes in December 2015. 6.5 years after we purchased the house, we learned of massive water due to blatant code violations while installing our patio door. The door was installed without flashing or weatherproofing which in effect caused the property damage. William Ryan Homes installed the door directly on top of our plywood subfloor. The weather over the last 6.5 years had slowly eaten away at the joists, and eventually the subfloor. William Ryan Homes used open celled foam insulation which held water like a sponge that rotted away at the joists. Over time, the moisture ate away at the joists and eventually the floor. We hired a contractor to come out and help us fix the damage and on June 28th, our contractor removed the patio door to insect the damage. According to the hired contractor and our village inspector, every contractor should know that flashing and weatherproofing are standard code for installing outside facing doors. The work done on our house so far included, repairing 2 joists that run through the inside of our house, replacing 15 feet of the rim joists, removing all rotted subfloor and joists, removing all open celled insulation that was waterlogged, flashing the door frame, purchasing a new door, replacing the subfloor, replacing siding that needed to be pulled off in order to replace the rim joist, and puling our deck away from the house so that the rim joist could be replaced. We are now facing confirmed mold issues due to the soaked insulation which will result in more construction costs and potential health issues. We've made multiple attempts to contact William Ryan Homes since June 28th and as of July 27 we finally had someone call to schedule an appointment for a week out. If you are considering building a home with William Ryan Homes to provide a safe and healthy environment for your family, please think again.Business Response

I am rejecting this response because: The root cause of the water damage to our house is due to poor construction and code violations that could not be known until the door was removed. We do not feel this is a warranty situation as it is an issue of poor craftsmanship and cutting corners that is now costing us several thousands of dollars. In addition to the construction costs we are now facing health risks due to mold as we could not have known about any of this until the water rotted out the joists holding up our house.William **** Home is addressing this as warranty issue, and refusing to help with anything because they say this is not covered by warranty. We do not believe this is a warranty issue, rather a matter of poor construction practices that did not follow code requirements and construction best practices. (Best practices document attached, as well as multiple third party professional opinions)
In addition, there was very poor customer service from ********************** ****, taking them over a month to reply to us and come out to make an initial inspection. Their response was only done after many repeated inquiries by us and a complaint to the BBB. Their reply to our complaint states they cannot determine the cause of the leaking due to the repairs having been completed, but it cannot be expected that we live with a situation where our house has significant structural damage while hoping that they return our emails and calls, even after multiple unfulfilled promises to do so. We also provided them with multiple detailed photos of the entire demolition and repair process which clearly show the door did not have any flashing, as stated by code and best practices.
Because of this, we believe that William ****** response to our complaint is unacceptable.
