      I purchased a mobile home in a community managed by lakeshore management and since I have moved in Ive had a balance due which is not correct, Ive tried emails multiple times month after months and calling no one ever answers the phone or returns the call when messages are left I have tried calling the corporate office where you also have to leave an message and get no return call. I have went to my community office where no one is ever in the office to resolve the issue of a past balance due. I can get no help and no response. I have not been able to get this taken care of since 2021 with my sent emails as proof Ive been trying and no response at anytime from anyone and now they have blocked my online account where I make my payments due to the past due balance and are now making me accrue late charges that are unnecessary on my account and due to their negligence to their residents.

      I am disabled and can not walk long distances . I have medical verification of my limited mobility. I also have limited income. All this being said since February 7th of 2022 I have been emailing, calling spoken to the property manger and the regional manager got a ride to leave a message on the Ring door **** video stating my situation. After all this nothing has been done no response from any one but guarantee since I can not get them on the phone in person they are going to try to impose late fees. I have been here 13 yrs and this place since Lakeshore Management took over this entire community has gone down hill. They do not enforce the rules the property over all has fallen in disrepair. Since I have lived here I have seen 5 property managers come and go and 2 regional managers. Quite a turn over. Anyhow back to my complaint I have no access to a computer now since my computer crashed. I do not have access to a computer. I can not afford a new or used computer. I can not download anything on my phone for it is an old government phone used only for emergencies, So how am I to resolve this issue?? When I had a working computer things were fine now not so much. They are blaming everything on Covid-19 when all the mismanagement occured way before Covid-19. Our roads have large pot holes, our pool was shut down for months, they were having sewage issues,they are still using advertisement and pictures of our community that does not look like what it does today false advertisement to attract new unsuspecting new tenants when they can not do right by their currents.

      Hello I am trying to get some help.I have been paying my lot rent since I have lived on the lakeshore property. I am a owner. Well I guess either the page wasn't working right or who ever collects the money was late because by the time the money came out of my bank it was late. So lakeshore charged us the late fee. We spoke to the community manager who said she will take care of it. Well she never did. We got a letter saying we owe 1050$ or they would start the eviction process. This was with keeping in constant contact with the community manager and being told it will be taken care of. Well now i am out 1050$ which puts me way behind on other bills due to Lakeshores lies. I have recently found out that we are not the only ones in the park with this issue. I would like a refund of my 1050$ late fee.

      In September 2021, the lawn contractor for ***************** Home Park damaged our car for the second time. This time we contacted the property manager and had her come to look at the dirt, grass and debris on our car as the Lawn Maintenance contractor had sprayed the riding lawn debris on our car again. At the time *********************** told us to get the car cleaned and deduct $35 from our rent to cover the damage. In October 2021 it was still listed on the rent and we emailed ***** to have it removed. This went on for a few months, then ***** left the property to another property and we discussed this issue with ***** the replacement property manager. In January 2022 we were told we needed to pay the $35 and then ***** said she would see what she could do. On February 10, 2022 my wife and I notified the property manager that we would not be renewing and do to a change in job we were moving more than 150 miles and would be vacating the premises before March 31, 2022. Our lease was set to expire on April 30, 2022. On February 11, 2022 we received a letter telling us if we did not pay the $35 that Silver Lakes and Lakeshore Management the supervising company would initiate legal action. I paid the $35 as I did not want them to attempt eviction proceedings over $35 because we are legally breaking the lease one month early and they are in all actuality trying to keep our deposit. They company has more than 20 vacant properties in the park and are having difficulty leasing. I would like the business to return my $35 and document that the same was due to us in October 2021.

      I am rejecting this response because: This was not solely about $35.00. This is about your staff's behavior under countless situations that has been unprofessional, inept, and repulsive as a member of the business community. To date, no answer to our original inquiry has been forthcoming. I know it was received by your office because I was present when *********************** sent it however, that inquiry is now moot. As I relayed to you in our phone call, the issues at this property are too numerous to list here. In addition, I don't think that Lakeshore has any intention of correcting the deplorable behavior of not only the current but previous manager. One need only review the emails sent to your office over the past year to see what has transpired. I have never had such a deplorable relationship with a management company and I've rented properties both as a tenant and a landlord for over 25 years. ****, I sincerely hope that you take some if not, all of what we spoke about to heart. What Lakeshore offers is not all that dissimilar from a slumlord but if that's the face of your firm well, that's on you.

      I bought my home in July 2020 from a guy named ********************* who works for Lakeshore MGMT. My home sits on a lot which I rent from ************** in *********, **. Before we even moves in we were told that our front yard would be redone and our ice maker would be fixed. The front yard is more gravel than grass and the ice maker didn't work before we moved in. To date, neither of those things have been done. As if false promises were not bad enough, we were also told by *******************, the property manager, that we needed to take down our basketball hoop that we just received from my parents for our 3 boys to play with. She told me a neighbor complained about it and they were not allowed in the park so it has to be taken down. To date, there are numerous basketball hoops scattered around the park still standing. As if this wasn't bad enough, there have been at least half a dozen times that they have shut off water throughout the park with very little communication to the residents. Most recently water had been shut off 2 days in a row. First day we were told a water main broke and water would be shut off from 8am-noon. It was actually shut off from approx 1pm-1040pm. I put in a long day at work and couldn't even come home to shower. Then it was shut off the very next day because 2 water mains had now broken. This has been a repeating problem that has yet to be fixed for over a year. As a result of these water main issues the roads in and out of the park become flooded and iced over causing major issues just trying to drive out of the park. Overall I feel like the message being sent to my family and anyone else who lives here is that they don't care about how they treat their residents. It's not ok for any business to treat people this way and the appropriate parties need to be held accountable.

      I purchased a place under management of this company, I bought it back in October in which i moved in promptly. I was told i would have a month free of rent and had to pay 320 for what was left on that current months rent. I have documentation of all monies paid and copies that i have paid everything owed.This location is **************, now i have confirmed this many times with the office manager and a have been told i owe nothing and not to pay. But Lakeshore Communites keeps charging me for the amount Ive already paid and is charging me late fees which is against state law. This has been going on for 4 months now and i keep getting told the same thing, we are just waiting on corporate to enter the amount and adjust it. if nothing is done soon, i will seek legal injuction.Thanks,

      My septic has backed up into my house and yard 3 times since Lakeshore has taken over my community. In a attempt to make sure this didnt happen again I asked my property manager to please have my septic tank pumped in the summer. She stated it wasnt full enough. I asked again in the fall and was left with the impression it would be pumped and monitored. Last week my tub began gurgling I asked for it to be pumped when the man from the septic company came he showed me that it was full and overflowed. I went to the community office and the manager tried to tell me again it wasnt full and when I told her I was standing there and saw she finally agreed to have them pump it and also stated they only come for emergencies. I asked do you mean it has to back up into my home and I asked for this in writing which she would not do. After they pumped my tank it was still gurgling and the septic men stated when you allow it to overflow it creates blocks in the line. Sewage then came into my home overflowing my bathtub and toilet. I called a plumber and they also said there is a clog in the outside line from my septic tank not being pumped. I have called the emergency line twice with no response and sent emails to the manager with no response. There is now sewage coming from my home for four days. I need the addressed immediately.

It appears there is a different issue going on beyond the frequency of pumping the tank.       I started renting a trailer from them 2/2020 and upon renting my landscaping was not done they said once the snow melt that I would be top of the list. For a whole year and a half I had to suffer with rocks and concrete in my yard I hurt my ankle walking in the yard. My landscaping did not get done until 8/2021. Now when they finished I was told that they would compensate my sewage and water as it was needed to take care of the lawn so they proceeded to put a timer on the water and set up a sprinkler system but, the water was ran all day 24 for about a month. When I received my water and sewage **** it was sky high $80 for water 60 for sewage. My **** is normally $8 and $6 and now they are saying they will not be paying my **** I am outraged. They left all of the equipment at my house I have asked them to send some to get there stuff and no response. I have water hoses all in my yard its an eye sore.Problem 2. They sent out my new lease around 4/27I filled it out retuned it to them and it was canceled due to some terminology that was missing. When they sent it back out I noticed that lot rent went up. I filled this one out again and again it was returned this time it stated cancelled in the back office by *********************. When I ask my local office about this they have no clue whats going on. My local office never answer call or emails it is extremely hard to get ahold of anyone for answers. And I still dont have an updated lease but yet all my white neighbors do hmm sounds fishy I say.

      I owned a mobile home in this park, and sold the mobile home. The buyer was approved by the park, and the sale was completed. I was still charged lot rent after moving out. The park is saying I am still responsible for rent until the new buyer pays. This is not my problem, as they accepted the buyer and I sold the unit to the buyer. I have been out of the park for over a month and they are threatening me with late fees etc... Not a good situation.

      I am rejecting this response because:

      Whether or not it is written in the fine print or in bold print of any agreement, what is reasonable to the "Your Business" is not reasonable. You must be insane along with being extra greedy, if you believe I should be held responsible for lot rent after I moved out and legally sold my mobile home. I don't care what your "lease agreement" states. In no way shape or form can you hold me liable for renting a piece of land and the utilities of others when I have no legal obligation to the personal property(MH) on your land. I sold the mobile home and moved out months prior, yet you still are trying to get me to pay lot rent. How is this OK? Put yourself in my shoes. No way would any jury of rational beings say you are due a darn ***** from me. Go get it from the new residents that have moved in and you accepted as tenants. You are basically saying that if the "new owners" decided to never sign a lease, I am forever responsible for their rent. You must be stupid. Remember this: YOU ACCEPTED THE NEW OCCUPANTS AS RESIDENTS OF THE ***** yet still want to try and **** lot rent from me. You should be ashamed of yourselves. I will not roll over as your greed needs to be put into check. I have since filing my BBB complaint received notice that I am not longer responsible for lot rent, but this fiasco needs to be available and made public for future prospective residents.

      My husband and I rented a trailer from the park for almost two years. After our initial lease was up, we were told we could continue renting on a month to month basis because we told management we were in the process of buying a house. We told them once our offer was accepted in May that we would be leaving by closing. We closed on our house on May 30th. We moved out two days later. I just got an email that our rent was due and they are trying to charge us over $5000 in back rent, but they already sent us a letter informing us they were taking our deposit. Which is fine. Even though we paid our last months rent. We left a washer and dryer, a tv, two couches and a bed, the neighbor was going to pick up the next day. We know he grabbed those items, and he showed us where the keys were left. So nothing was left in the house, and I spent the night before cleaning it until 6am. Nothing explains why were almost into September and they are claiming we havent turned over the property.
