We received an estimate from Mr. ********************** to complete entire exterior house painting of our home. The owner, *********************, came to our house and walked the perimeter of the property with my wife to understand exactly what we wanted done. After the site walk-through, we received an estimate for $4800 to "Powerwash entire home including gutters and chimney. ********************** ALL stucco and addition with two coats in two colors as directed by homeowner" We shortly after accepted this bid and paid 50% deposit. The company was majorly delayed from their original tentative starting date of 6/15/22 and arrived on 8/22/22 to begin power washing. The employee power washing the house did not even have the required ladders or equipment to properly reach chimney or the tallest parts of the house. On 8/23/22 workers arrived to start painting. After painting a small portion of the house, we received a call from ********************* saying that he made a mistake and misquoted and it would cost another $4000 to finish the job (He said he would offer $1000 off - still charging us an additional $3000 for HIS mistake). He had his employees pack up and leave us with not even a half painted house. They only painted the garage and part of the entryway. He said he would not continue until we paid the additional money. When we asked if he was coming back to finish, he messaged that "we've exhausted your deposit" implying that he was not doing any further work. We feel that Mr. ********************** should honor the approved estimate of $4800 and finish the job as this was their mistake and that should not cost us another $4000. He is unwilling to complete the job and said he is not sending his painters back to our house. (Side Note: The painters themselves did a great job during the time they were there.) We just want the job done that was quoted for the price that was quoted and agreed upon by both Mr. ********************** and by us, the homeowners.Business Response

We at Mr. ********************** understand that sometimes home improvement projects can spiral out of control and try to minimize additional charges to our original estimates. It's very rare that an estimate needs adjusting but we will always contact the homeowner as soon as possible to discuss it as we did here. Extensive damage and wear was found the day after the pressure washing when the painters arrived which we alerted the homeowner and talked about the extra material and labor required. At their request, we did return for a second day to work until their deposit was exhausted. Mr. ********************** did offer to cover 25% of the overage but the homeowners did not accept the offer. We are truly sorry that the estimate did not hold up, it does 99% of the time but it could not have been prevented since the pressure washing did not occur before the estimate. We stand behind our work and reputation at Mr. ********************** and will gladly resubmit another estimate for the remainder of the project if so desired.Customer Answer

I am rejecting this response because:This response is false. The owner, ***********************, admitted that on the phone that he misquoted the job and that the reason he was not continuing was because he could not "eat $4000". He admitted that this is his error. He says in his response that there is "extensive damage". This is also false. There are a couple areas of stucco that needed patching before they could paint. I have fixed the 'extensive damage' with a $10 pint of stucco repair, so if that is what is holding up the job, then by all means, come finish. It's ready for you! This is a company trying to save face by lying on online responses to make it look like they are doing the right thing, when in reality they know that they made a mistake and are not willing to hold up their end of the deal. We at Mr. ********************** pride ourselves on customer service and will try to help explain the situation more thoroughly. The estimate needed revision due to the years of neglect that was revealed by pressure washing. The neglect may have been referred to as damage, maybe that helps clear that up. Thats why there was no contract other than the estimated total provided. It was missing from submitted photos so we attached a screenshot of the estimated total. This was unfortunate that the estimate needed revision and it has only happened a few times out of many thousands of estimates provided but that is why we do estimates. We will gladly submit a new estimate to complete the project but it will be an estimate just as the original.Customer Answer

I am rejecting this response because:
This screenshot is of damage to the DECK....we did not sign a contract for you to repair and paint the deck. This was done by my wife and myself. This states NOTHING about stucco damage. This is not an estimate for the power washing, repair and painting of the HOUSE. If you'd like, I'll resubmit the estimate for PAINTING THE HOUSE. This way there is not confusion that you DID NOT stick to your word and paint our entire stucco portions and addition of our house with 2 coats of paint. .PDF is attached for reference in case you wanted to try to screenshot different verbage that does not have anything to do with painting the house. Is there any update on this complaint #********? We haven't heard anything since September 12th and we still have a house that is less than half painted and closing in on fall temperatures. We are hoping to resolve this soon.Business Response

Mr. ********************** sent an updated estimate on 9/13/22 but we did not get contracted to complete the project. The weather is too cold overnight now, we are not doing any exterior projects until Summer 2023.Customer Answer

I am rejecting this response because:
Mr. **********************'s original quote for $4,800 was accepted and signed into agreement in June 2022. The terms agreed upon included power washing the home and 2 coats of paint to the entire exterior of the home including trim. They started painting and at the end of day one the owner, ****, called and stated that he would not complete the job unless we paid an additional $4,000,changing the original agreed upon terms, making the new requested total $8,000. At that point, we recognized that Mr. ********************** was trying to scam us out of more money and we filed a complaint.
We did not receive a second estimate until September after we had already filed a complaint against the company. The second invoice was quoted at $14,832.00. The terms of the newly suggested proposal include the same amount of labor and materials, no more that originally quoted, so we do not believe there is justification for the increase in price. The cold weather was already upon us when they responded so they couldn't have completed the job even if we had accepted their new terms. This issue should have been resolved in the summer or early fall.
The A+ rating on the BBB website was a major contributing factor in us deciding to hire Mr. ********************** and we trusted them to be professional and uphold the terms of our contract.We feel as though the company continues to try and scam us out of more and more money and we wish to prevent other homeowners from falling victim to a company that does not stand by their contract or word.Business Response

Mr. ********************** provided an estimate which was agreed upon. After the pressure wash the estimate needed to be revised. The revised estimate was provided in September and valid for 30 days. The home will probably sustain further damage over the winter months and our prices for 2023 are rising, the most recent provided estimate is not valid any longer. We can provide a new estimate in 2023 when we begin exterior projects if so desired.Customer Answer

I am rejecting this response because: The business owner is lying. He did not stop painting because of issues from power washing (which was a less-than-professional job by the way). If they found damage after power washing then they would have never started painting. *********************, OWNER OF MR. ********************** said on the phone that HE MADE A MISTAKE AND DIDN'T ESTIMATE THE *** CORRECTLY. He is using the damage from the house as an excuse to not finish the job because he ADMITTEDLY screwed up. This is their fault. BOTTOM LINE: Mr. ********************** scammed us and is attempting to further scam us. We agreed to the initial estimate, he made a mistake, now him and his brother saying that it will be EVEN MORE money so that we'll drop it. He started painted our home and then threatened to not come back unless we paid him thousands more dollars. If this isn't a scam, I'm not sure what it. This is unacceptable and businesses like this do not deserve any type of accreditation from the BBB.
