I rent a house through their company. *** put in many maintenance requests that they refused. I just put in my 3rd request for them to fix their pipes in a month because my only toilet wont flush and my bathtub stops draining. They charged me $85 the first time and $150 the second time claiming there was some plastic piece blocking the way and it was somehow my fault. Issue is still not resolved either. Also my mailbox has been broken since I moved in about two years ago. It was lazily held on by zip ties and broken. When I told them it needed fixed they said it was NOT their responsibility and I needed to do something about it. Theres not even a front protecting my mail from the elements or identifying numbers on it anymore. Lastly there are now bees that have made a nest under the house in front of my door which threatens the SAFETY of my partner who is ALLERGIC and me. They also claim that is NOT their responsibility to take care of the issue.Business Response

Unfortunately the work orders dont line up with tenants complaint. The ***************************************** the tub drain, not toilet. Per tenant lease they are charged. The 85. Charge is a clogged toilet. Licensed sewer contractors were called to unclog the toilet that is also in tenants lease. DBD received a recent work order that the mailbox was broken, that work order is out with contractor to be completed. At no time was this tenant told that it would be refused. Also in the tenants lease is that they are responsible for all pests. Bees are pests. There are many pest companies that can remove bees. Tenant was advised to contact one and have the hive removed. This tenant left their unit owing quite a bit of funds thru the court judgement system. She has been told multiple times that we cannot accept funds on a judgement from the courts. As ************************* credit adjustors has the judgement against her she MUST make payments to them. ************ has notes that this tenant has refused to send funds to ************************* and still continues to send to us. While DBD would like to make the owner whole from this court case it must be done the correct way. Thank you. *********************Initial Complaint

I am the legal guardian and rep ***** For my disabled son that receive services with Easter Seals Arc and the house that my son reside in, is managed by DBD. Upon seeing the home There was multiple needs to be fixed that were stated were going to be fixed in 2023. Since then the toilet and both bathrooms have run nonstop and have not been replaced increasing the water bill ************** The hot water tank went out and water flooded from the laundry room all the way into the living room and full bathroom for weeks. None of the carpet, none of the flooring were replaced or even dried out by DBD, leaving mold in between the walls, and under the carpet. Not only do the toilets need to be replaced, the shower and the vanities are crumbling because they are the original to the 1960 year-old house. At one time I did offer to replace the needed bathroom items and was told I would not be reimbursed nor would rent be lowered to accommodate the needed expense for repairs, nothing has been completed and the house smells like mildew because of the lack of care and maintenance to the home. ******************. ***************, **. Im filing the complaint because Im responsible for paying my disabled sons bills. What is happening is not right and this needs to be fixed and money for water bill needs to be refunded back to the Disabled Tenants. Its been a year and the toilet is still running, the house smells due to the mildew carpet. If those toilets are not replaced this week, I will take to the news to show the living conditions thats being subjected on such vulnerable population.Business Response

Tenant put in a work order on 10/29/2023, sunday. Roofer explained that they wont go on the roof in the rain. All roof requested that were made on sunday and 10/30/2023, monday have been sent to the roofer. Tenant has called and has hung up on maintenance as the roofer isnt coming out as quickly as the tenant wants them to. These maintenance workers go as quickly as they can however emergencies take precedence over smaller leaks. Roofer is doing the best they can to get there as quickly as they can.Initial Complaint

The tenant signed a lease with the following information contained therein: Should Tenant fail to maintain renters insurance at any time, Tenant shall be solely responsible for all liability,claims, damage, theft, and vandalism to Property (the premises), Tenants person, and Tenants personal property from any cause whatsoever.
A. General condition. Tenant shall maintain and return Property in condition as clean and good as Commencement Date. Tenant shall use equipment, electrical ****************, sanitary systems, heating, ventilating, and air conditioning systems located on Property only in a reasonable manner. Tenant shall be solely responsible for and shall pay Landlord immediately for all damages to Property, except for normal wear and tear, caused by Tenant. Before writing this complaint I contacted DBD homes via phone to try to resolve this issue, and was met with resistance and no answers.I rented a house through DBD homes from December 2021 to December 2022. After receiving my security deposit back I noticed a few charges that I had an issue with.My first complaint is regarding the carpets. I swept the carpets soon after moving in and they were disgusting. Not just dirty, they were filthy. I had to empty my vacuum multiple times while sweeping 4 rooms.Upon move out, we were made aware that according to our lease, we had to have the carpets professionally cleaned. Let me preface with this: I left the property spotless upon move out, including sweeping and cleaning the carpets myself. The property was left in much better condition than it was when I moved in. I asked the leasing office if they could show me the receipt for the professional carpet cleaning from before I moved in and they were not willing to show me that. I know for a fact those carpets were not professionally cleaned before I moved in, so for DBD homes to charge me for something that was present before I moved in is horrible business.Similarly, DBD homes also charged me for a gutter cleaning fee. When I went to look at the house before signing the lease, I noticed the gutters had plants growing out of them because they were so dirty. I put the dirty gutters on the move in check list, and they were never cleaned. Again, for DBD homes to charge me for something that was present before we moved in that was marked on the move in check list seems to be shady and horrible business.With all of this said, I understand the professional carpet cleaning was part of the lease, and I'm not expecting DBD homes to return any of the money or make any of this right, especially after my phone call with them. At this point my issue is with their business tactics and I want others to be aware of the shady business before renting with them.Business Response

I personally heard the conversation from this past tenant and a member of my staff this morning where this past tenant threatened several things including calling the BBB. Not surprised by the complaint. Tenant is incorrect on several levels. 1. The carpets were cleaned professionally from a reputable carpet cleaning company prior to his move in. I have a receipt from them and he was told this. He also stated to us this morning and again in this complaint that he cleaned them himself. His lease clearly states they were cleaned by a professional company and the tenant must have them cleaned by professional carpet company as well. Obviously he did not comply. The gutters were cleaned prior to his move in and we have pictures of that. He was told this. His lease states he is to clean them during his tenancy. He admits he did not do that. Also he forgets to mention the furniture he left out and the appliances that were not cleaned. His security dep was $1200. and he received $855. of that security deposit back along with any prepaid rent that he had left. Our business model is clearly stated in all literature and leases. I have no issue with complaints that are based in fact, unfortunately this one just lacks merit. Thank you!Customer Answer

I am rejecting this response because:
1. There is no way those carpets were cleaned prior to my move in, at least not within a reasonable time frame to my move in date. I would say I'd love if DBD could provide the receipt showing that the carpets were cleaned before I moved in, but at this point I'm not interested because both the company and myself know what kind of shape those carpets were in. The filth in those carpets made me wonder what exactly went on in that house before I moved in.
2. The gutters were not cleaned prior to move in. Plants were literally growing out of the gutters when we moved in. I believe I also submitted a maintenance request to get the gutters cleaned out, to no avail. If the gutters were cleaned prior to move in there would be no reason for me to submit a maintenance request. Again, not interested in seeing the supposed pictures of the clean gutters because I vividly remember the shape of those gutters upon move in.
3. I didn't mention the furniture because I had no complaint about that charge and accepted responsibility for that. Not sure what that has to do with the discussion at hand.
4. As mentioned in the initial complaint, I understand I signed the lease and that they have legal documents on their side. Seeing as I'm not expecting any money back and am not asking for anything other than awareness be raised to what kind of business DBD runs, I'm not surprised by their response. In fact, their response further confirms my thoughts on how unprofessional DBD homes is as a company.
5. Lastly, if you look at previous reviews of DBD homes on BBB and ****** reviews, you will find hundreds of reviews complaining about DBD as a company. Rudeness, "slum lords" that only care about money, maintenance requests going unanswered for months were a few of the common themes in the most recent complaints.
As mentioned, the main reason for my complaint is to bring awareness to what kind of business DBD does. I don't want a response from DBD from here on out, they are clearly not willing to take responsibility for any issues or shadiness. Just because someone signs a lease doesn't mean the company shouldn't treat their tenants like valued customers. Unless the customer isn't valued in the first place. I hope DBD figures out how to run a professional company and learns to take care of their tenants, rather than denying all complaints and accepting zero responsibility.Business Response
