I paid an $800 deposit to reserve a unit at Ashley Square Apartments. I was shown a clean, move-in-ready unit during my visit, but that unit was not actually available. The units that were available at the time were still full of previous tenants’ belongings and required visible repairs.
I drove by the property frequently, hoping to see progress, but none of the available units were being cleaned, repaired, or prepared for occupancy. Their staff has claimed that my deposit is being withheld due to a “lost rental opportunity,” but at that time, over 10 apartments were labeled as available—yet none were ready for move-in to accommodate me or any other tenant.
In addition to the unprepared units, the overall condition of the complex raised serious concerns. I observed broken car windows and vehicles vandalized with spray-painted words like “liar” and “cheater.” The way other residents maintained their spaces made it clear that the property lacked proper oversight and care. After evaluating all of this, I decided it was not a safe or suitable place for me and my young daughter.
There is no legal justification for withholding my deposit. I never signed a lease or took possession of any unit. No acceptable apartment was ever offered to me. I did not prevent anyone else from renting a unit—there were multiple units listed as available, yet none were move-in ready.
Warning to all potential renters. zero stars!

After living there for almost 5 years, I finally bought a home and moved out on May 18, 2024.
I fulfilled my contract, and thought that was the end of it. Until I got a move out expense sheet. They charged me $147.70 sewage bill ( which they say they pro rated for JUNE) and charged me $300.00 for vertical blinds( which were so old they were rotting on the rod) and a patio lock which their maintenance man left like that. Instead of arguing with them, I sent a check to cover their expenses thinking this was definitely the end of pinnacle properties. A week later, I get another bill from the utility company for $47.75. they told me pinnacle properties had NO right to charge me the 147.70 since they had nothing to do with the sewage. Now, Pinnacle properties will not answer the phone and no one is ever in the office.
I'm just thankful I will never have to rent from them again.
I was told to leave info on these people, but it would not let me leave my review with info on it. Sorry

We rented a beautiful property from PPG. There were promises made prior to us signing the lease that was never completed. Their old maintenance staff (not the few new ones we have meet) have reported they were at our property when they were not. We have cameras and motion detectors all the way around the house and inside. Everything is recorded. When we inquired about the dates and times, they were supposed to be here so we could check to see if were not home, prove way or front of property was blocked they got defensive and never offered any information. They have not fixed issues that were wrong with the property since before we moved in. They do the bare minimum so that rent cannot be legally withheld. The office staff is rune and the only response you ever get is i will send an email. They will not divulge supervisors' names (Huh?) yea never happened to me anywhere else, I'm ex-military have haver lived all over the country. Another response you often get is that's not my job and have a very rude tone like they are offended or how dare anyone question them, this company is a scam, they have an F rating by every business rating. I'm sure i will get evicted for leaving a bad review. I have several attorneys offer to sue them for free. smh that's not who i am.
This is the most unprofessional office staff i have ever dealt with. Do not rent from this company unless you have no other choice, unless you are ok by massively overpaying and having to foot the bill for all maintenance that's no coved buy renters' laws. I have never. ever been treated this way by any company that.
They also increase the rent by more than 25% if you're not under lease... greedy, rude, lazy, and mean.

This has been a horrific experience, I had to pay for my own plumber to come out and fix back up in the toilet and shower which I was accused of pouring grease down my toilet and shower drain. The cost was 754.00 and they took no responsibility. They will not fix anything, my door frame has been broken for 4 years now, the shower wall has a large hole in it where I was taking a shower and all of the tiles just collapsed off of the wall and they patched it up like literally covered it up with a shower lining. The floor is sinking in the kitchen and there are several other holes throughout the floor and have been covered up with carpet. The entire place is infested with mice and roaches, the water in the kitchen is cloudy I had to purchase a filter for fresh water. My cars have been broken into and vandelized 6 times and they refuse to place cameras in to protect the tennants. This apartment complex at Park Central should be condemed!
