    My son was a renter at 526 Evergreen street in ************** with two roommates. I am listed on the lease. As parents, we paid his share of the rent and security deposit of $1845, split 3 ways. At the end of the lease, Evergreen withheld $1000 of the $1845 for cleaning $498, painting $414, carpet cleaning $70 (there was no carpet), replacing light bulbs $3, and trash removal $15. It is my understanding that under ******* law that only damages can be withheld from security, not normal maintenance. Under the itemized statement from Evergreen, these were not itemized as damages, just charges. Even though the lease states that they can withhold funds for additional cleaning, they did not itemize or describe what they felt was left unclean. The boys spent a number of hours cleaning the property, and it is an older home with a dated kitchen. Also, I spoke to my son, and the other boys, and there is no carpeting in the property at all. I emailed Evergreen after receiving this reduced payment, they did not respond at all after their agreed 30 days. I emailed again 5 days ago, to no response. I also attached the move in checklist to illustrate that the property was nothing close to pristine at move in.

    My minor college daughter lived in ********************** 100-B from July 2022- March 2023. Flea treatment was split between my kid and her other roommate with a cat, the split bill being 300 bucks each. That cannot be possible, there is no way a flea treatment is 600 bucks. I have requested twice for an invoice and not received one, clearly this is a fraudulent charge. I request a copy of that 600 invoice. I also continue to request removal of a fraudulent charge of 75 bucks when they chose to look at the hallway camera. I have written proof that we did not request a hallway camera check. As well, we have a friend who did actually request a camera check from her apartment and was not charged. So everything regarding that charge is fraudulent. Once the 75 bucks is taken off and the actual invoice is revealed, we will be owed a refund. Is it even legal to charge for flea removal while refusing to show the invoice???
