    Recently purchased a new construction Prieb Home in a Rodrock Development in Olathe, Kansas. I have several items I was very concerned about, as this is a brand-new home, which I brought to Prieb Homes attention first with the intent to: 1) Make them aware of these concerns 2) Ask for their help to resolve 3) Ensure future customers do not have the same experience They refused to help with any of them. Next step, I went to Rodrock Development (with the same intent as noted above) and received the following regarding all the items “Rodrock Development cannot and should not contribute to the items you mentioned. Sharing some fact-based experiences I have had so far: (I provided them pictures, videos and research documentation) 1) The sellers listing for the home, which is in writing, provided description of items included in the home. Not all items written in the listing were included in the home. I inquired when I would get the items in the listing and the answer was: “ Nothing further will be done by Prieb Homes on this subject.” 2) I asked about inclusion of some key items in the house if they would be provided. The Prieb Real estate agent said it would be provided and then came back at a later time and said no it would not. I should have gotten that in writing. But then again see item #1. 3) Another key item on the outside of the house was installed incorrectly, with broken parts and missing key components. I asked for Prieb to hold the contractor responsible who did the installation to correct the work, replace parts and add all the items which were missing. The answer was – you guessed it “Your more than welcome to modify & after you close, however nothing further will be done by Prieb Homes on this subject.” These items which are not being addressed by Prieb or Rodrock, are adding thousands of dollars to the purchase price of my home because I am now needing to repair, install properly and put in place missing components myself.

    This has all been explained before to our homeowner as well prior to closing. The basis of this complaint is straight up bullying. Prieb Homes built this home & it was 100% finished & inspected by the City of Olathe and issued a Certificate of CO. This was a FINISHED house before it went under contract. No changes or selections were requested or allowed unless it was in the contract. The trim around the front door is installed however you want something additional for a specific screen door. We built all the houses the same way. If you desire a modification to your home to fit a specific screen door, you will need to hire someone for this modification, this is not in the scope of work of the sales contract. We do not customized & upgraded Irrigation systems. The irrigation system has been evaluated & works as intended, as the landscaper went over with you. You want upgraded heads, which is great, but that's not what was included with this home sale. The house was not built with a Jetted Tub. Before you closed, this was discussed. The MLS listing had an incorrect box checked. Jetted Tub are not as commonly used anymore due to mold issues in the jetted lines. Our tub supplier does not even carry these tubs anymore. We have went over this with you before you closed. As you were previously told, bury downspouts are not part of the sales contract. A landscaper can provide you options & pricing if this is desired. However this is not included with the home sale. French Drains are not part of the home sale either. The grade on your home was performed according to eh grading plan & approved by the City of Olathe. This house was inspected by the city of Olathe & an Energy Audit was performed. On an unfinished Basement, insulation on concrete wall is not part of the home sale. As stated in the sales contract, Radon Systems are not part of the home sale. The home had a Stone Fireplace installed & built prior to being under contract. After you have closed now you want a specific pattern in the stone. Stone Fireplaces have stone installed at random, however your mad we wont tear it all off & do a specific pattern. This would be something you would need to do on your own, we do not specialize in home remodeling.
