I used to live in ****** Ridge Apartments. After I ended my lease I had everything set for automatic payments for any charges I may be responsible for. The companies bank info, according to the office staff, changed and caused my last payment to be received to the wrong account. I was never informed until I was notified that I had a collection on my credit report that dropped my credit score significantly. I had tried to refinance my car loan but wasn't able to and it took over 7 months for the collection to be corrected. I want compensation because of the period of time I had a falsely filed collection which prevented me from even refinancing my loan. I've tried sending an email to their office to no response and no one answers the phone. All I want is compensation from the unnecessary hardship this has caused me through no fault of my own.Business response

It was canceled with collections on 3/28/2024. The collections sent it to the credit bureaus to take off their account on 3/31/2024. The 31st of this month will be 60 days and June 30th will be 90 days. The collections stated in the email that it can take 30- to 90 days to fall off.Business response

I am not going to contact the collection agency because this fault lies with Orion property group. This is already more drawn than necessary. It should not be taking over 6 months to get this easily resolved.

I have lived at the Villas of Loiret just under a year. I have had nothing but maintenance nightmares since I moved in. Online maintenance tickets and messages with the office are ignored. It is nearly impossible to get a hold of anyone or get anyone to return messages left on their voice mailbox. We dealt with sewer gas in the townhome for 3 months before someone finally came out to address the situation, we had dead mice rotting in the walls that went unaddressed for months, we've had a leaking window, water damage due to the leak, kitchen faucet not working properly, fireplace not working properly, water in the basement now twice, ants and mice in the townhome. Some items were addressed but fixes did not work/hold, some items have never been addressed. Most recently I had water in the basement, dripping from the ceiling (via sump discharge line) and in other areas of the basement due to storms. I called and left multiple messages on the maintenance emergency line as well as office line with no response for over 2 days while my basement sat soaked and offensive odors grew. Someone finally came out, ripped out sections of carpet padding and placed fans to dry out the basement. I was told someone would be back out later in the week to check the carpet for dryness and put things back together. It's now been a week and a half and no one has returned to put my basement back in order or fix the larger issue of why water came into the basement in multiple places including from the discharge line. I've again left multiple messages that have gone ignored. I received my electric bill indicating that my usage increased by 143% from the week prior to the fans being placed in my basement and having them run 24/7 for over a week. The kitchen faucet is still not working properly, the fireplace not working properly, the window still leaking, the water damage from the leak still unrepaired, and I just killed a mouse a couple weeks ago so entry points were not all addressed and plugged.Business response

I have been battling with Orion Property Group since October of 2023. The list of issues is long. I have dealt with sewer gas smells in my home for over 3 months, water leaks from windows that that cause damage to interior walls that has never been fixed now for 7 months, water infiltration in the basement in 2 separate areas and multiple times within the past few months, wet carpet that sat for a week and a half unaddressed, repairs half fixed, conflicting information from contractors and office staff, kitchen faucets not working properly, fireplace not working properly, mice and ants in the home. Dealing with this management group and getting them to listen, take action, fully remedy/repair issues is literally a full time job in itself. I have been told water leak repairs have been completed when nothing has been done. I work from home so am always there and know the comings and goings of my rental and know the repairs haven't been done. The water infiltration into the finished basement has been an absolute nightmare and is still not fully/properly addressed. I have sent more emails, left more voicemail messages than I can count trying to get this management property to do it's job. The sump pump discharge line break has been half addressed. The cause of the water infiltration in another area of the basement has gone completely unaddressed. I've had soaked carpets twice now. Their solution is to have the carpet cleaned each time, but the cause of the issue has never been addressed and therefore will continue to be a problem with the basement flooding with heavy rains. I now have what appears to be mold/mildew now growing on walls and likely in the carpeting. The basement smells awful. This all has to be a health hazard. We've been paying the rate for a finished basement we have been unable to use. I need this company to do their job. I'd also like to be reimbursed for the portion of my rent that paid for the use of a basement I have not been able to use.Business response

was living at the apartments and they decided to take the apts over and raise the rent stating they were remodeling however i called and spoke with the manager and sent a letter stating i was moving out due to having to take care of my father so i moved on june 10,2023 and was told by the manager that i would only have to pay a prorated amount when i move well i go a bill of a full month rent and because i left some furnishing and didnt clean the refridgerator or stove that i was charged more so all togethe i was charged a lot so when i tried to contact them leaving voice messages after voice messages finally after about 4months got a call back on my voice mail when i called i spoke with manager who told me the amount i owed and i told her i would be in the office on that wednesday which was 2 days from the date we spoke on the phone to pay the bill and the manager stated it was ok when i called on that wednesday to get the closing time she told me it was in collections i then ask what company and she stated she didnt know i ask to find out so i could contact them but she never got back with me and i still dont know what collection company ive tried to call orion property but the number is disconnected i have no way of contacting anyone to pay this bill and im afraid when i go to apply for an apartment this would hold me back i am still waiting on someone to contact me and no one has i want to pay this billBusiness response

I have lived in the Villas since 2018. I had zero issues with the previous owner. Since Orion took over nothing is taken care of in these properties. I have had multiple maintenance issues that are still not handled. There has been a new office manager and new maintenance every few month so you never talk to the same person or have the same person coming to do work orders. I’ve had water damage, broken appliances, no garage light, no master bedroom or bathroom lights for 6 months, a hole in my wall they patched but never finished and the list goes on. A microwave was left on my porch and I was asked to bring it in until he could return to install it. Most recently the current office manager is the rudest one I’ve spoke to to date. I’ve asked in the past and currently for even just a 15-20 min heads up that maintenance is coming. I have a teen age daughter and we live alone. Not having a steady regular maintenance person I’ve requested this because I don’t want a man here alone with her. This isn’t a hard task. Ruelena refuses to do this. When I reached out about my lights someone was sent here and nobody was home. I was told they couldn’t enter and would be back. When I requested a different time I was informed I need to be accommodating or wait. I said I could wait and never heard back. He showed up the next week and couldn’t finish the job. I still have no lights. I sent an email AGAIN asking for a heads up. That’s when I was told no and my ticket was closed. She said I refused to open the door when actually I wasn’t here. They said I work from home and I own a salon and work behind the chair 4 days a week. She was condescending and spoke to me in a way I would never allow an employee speak to someone that paid my bills including her salary. These are considered “luxury” townhomes and there is nothing luxury about them but the price since this group bought them. 4 years of things not working and falling apart while we pay $1900-$2200 a month for rent.Business response

Courtyard Apartments is an absolute nightmare. We moved in with issues that should have been resolved before our move-in, such as the apartment never being fully cleaned and inspected for pests. Our apartment smelled like smoke, the carpet had animal urine in it and multiple stains and our dishwasher was full of food from the previous tenant. A couple of months after moving in, we noticed the mice, which had infested the oven. The back of the oven had several of them, as well as more trash and dirt from the previous tenant which means it was NEVER properly cleaned. We battled the landlord (Beverly) at the time about this and got nowhere. We cleaned everything and sealed the holes the mice were getting into by ourselves. Later we ran into issues with our utility payments being nearly half of the total of rent, (350 for a 750 dollar apartment). Mind you, with only two people living in the apartment and energy bills never being over 50 dollars, it was absurd for us to be paying that amount for TWO people. The utilities were explained to us three different ways by different people, so none of the people you get in contact with about this complex even know how it is being divided and split amongst the tenants. They say whatever they can to placate you at the moment so they don't have to do their jobs. Now, we have a cockroach infestation. We have had pest control come into our apartment several times, although they don't stay longer than 3 minutes. They barely spray or look around, even though we have told them about our pest problem. We are tidy people who take out our trash regularly and do not keep food out. Meanwhile, the apartment in general is so unsafe, with there being loud, aggressive neighbors, potholes in the parking lot, homeless people coming into the property, and stolen vehicles on the premises. The people who answer the phones for the office are incredibly rude and disrespectful and do have not an ounce of empathy or customer service skills.Business response

To Whom It May Concern:
We are in receipt of your concerns regarding your apartment at Courtyard Apartments and we do apologize that you have experienced any issues during your time at our property. After speaking with the current onsite team and the previous manager, I wanted to respond to your complaint. Upon move in, an inspection was done with the Manager and with you, during this inspection there was nothing notated that was of concern regarding the presentation of your apartment, I have attached this for your review. The day after your move in you did email regarding the dishwasher and the Manager came over herself and cleaned out the dishwasher for you. After that point I do not see any further requests for cleaning of the dishwasher, but I do see that you had put in a couple of work orders that it was backing up, and we came in and made repairs to get it working. There has been no report of issues with your dishwasher since August 27th, 2023. I do see that in November of 2023 you did report mice in the kitchen. We had our maintenance tech come out to look into this for you and also had pest control out. Pest control did state there was a hole behind the dishwasher and our maintenance technician filled the hole. Pest control also left behind bait stations to try to control the issues. The maintenance technician also cleaned up the inside of your stove and behind the stove for you. We have not had any reports from you since November 7th, 2023 that there are still any issues with rodents in your home. Your complaint also mentions cockroaches, which we did do a treatment for on March 5th and they will be coming back for a 2nd treatment. We are also treating units around your apartments so we ensure we get to the bottom of the issues. We will continue to work with pest control on this issue until it is resolved.
Regarding the utilities, the way these have been charged have been discussed with you on more than one occasion before this complaint was filed. During these discussions you were advised that we use a 3rd party company to bill out the actual usage of the buildings and then the usage is billed back to all residents based on occupant count. You are being charged for two occupants and the amount you are being charged is the same as anyone else with two occupants. The months you are referring to were much higher on the gas charges due to sub-freezing temperatures and the need for the heat to be on constantly. The increase in the consumption of gas is not something we have control over, but we can see that the usage was higher due to the cold temperatures. You should expect this bill to go back down as we will be billing for warmer months coming up. Please remember that you are back billed for utilities, so in March the bill was for January and in February it was for December, two freezing months which required more usage.
Regarding the property concerns, please make sure that you are reporting any issues with loud neighbors or other concerns to the office so we can handle that accordingly. If you do feel that you see anyone on property that does not belong, please be sure to call 911 and report that to them so they can come investigate. The pot holes have been repaired previously, but after the winter and the snow removal we do know that we need to do more repairs on them and plan to do so when the weather allows us to do that.
Again, we sincerely apologize for any issues you have had during your time at Courtyard Apartments and hope that during the remainder of your time with us there are no further issues. I first put in a work order for a running toilet on 7/26/23. I have since put in five more work orders. I have a water bill of $433 that I cannot afford to pay. I reached out to the property manager (she's no longer w/ the company) about a credit and she only put a credit for $100. By time I saw the credit was only for $100, she was no longer w/ the company. I have tried calling corporate, emailing corporate and I get nowhere. They will not call me back or email me back. I have also threatened to get an atty because my toilet is STILL running although they have come out multiple times. whatever they are doing isn't working and there needs to be a permanent fix because my bill is usually $55 and I haven't had a normal bill since. There is no property manager so I have no one to reach. The number I'm being provided is disconnected. I have even reached out to the old property manager via facebook to get a resolution. With corporate, you only get voicemails and they don't call you back. Please help me.Business response

In the 2 and a half years we have lived at one of their properties, we have been fighting a major cockroach infestation. Pest control is very inconsistent, we've caught them skipping our unit and lying about it many times. We had to get the health department involved in the situation but at this point the roaches are multiplying faster than they're dying. They're destroying all our electronics, they've destroyed wall outlets, they've nested behind cabinets where you can't clean out the mess so our place always stinks like roaches. We have to keep our valuables and food in sealed trash bags to prevent them from destroying any more of our stuff. Our master bathroom shower has leaked since the day we moved in. In 2 1/12 years, we haven't been able to use it even though we are paying for 2 bedroom, 2 bathroom. They resurfaced it but never finished installing the drain assembly so it just leaks into our downstairs neighbors cieling. We have animals living in our ceiling because the screens along the perimeter of the building are all torn up. They have been notified, we've filed reports over it with the appropriate agencies, and still nothing gets fixed. Meanwhile, thousands of dollars of our stuff is being destroyed and we're just expected to keep living like this.Business response

I am rejecting this response because:We were advised by an attorney not to accept any offer that isn't in writing that clearly outlines what fees we will or won't be liable for upon moving out, and are advised to forward any further communication in regards to this matter to them. We are still waiting to hear back about other possible legal action regarding our destroyed belongings.
I asked the manager for the details to reach your legal department and was told I'd have to call corporate. I called corporate and simply got an answering machine directing me to leave a general office message, and nobody has returned my call or provided contact info for your legal department. Basically the same run-around i was getting over the pest control situation to begin with before calling the health department.
At this time we will not accept any resolution unless advised to do so by our legal counsel.
We will not vacate voluntarily while there are still cockroaches infesting all of our stuff because it will just move the infestation with us.

I have been living at the property for a little over 2 years now. My issue came immediately once this management took over the property. Ive had terrible communication with the office staff. I was working with an agency for rental assistance for the month of April. The agency informed me on the 8th of april they would be contacting property to let them know they where going to be paying my rent for april and may. Communication was dropped and i was sent to eviction on the 11th or April. My lease states i have until the 15th. I spoke with property manager and advised that I was working with an agency. They still proceeded with the eviction and was later dismissed in court because they received payment. Today I contacted my office about the ongoing maintenance issues that ive put in months ago. Only to be greeted by the property manager stating “when am I going to pay my rent”. This took me completely off guard as i was under assumption that my rent was already payed for the month and i have not received any notices, calls. Or anything letting me know I was behind. I advise her that I haven’t received anything and was told that she did. I checking my ring doorbell and never saw any footage of them coming to my home. I advise her and asked if there was anyone else i can speak with. She told me no. She said she will give me a few day to get things together but im going to be evicted. Ive tried reaching out to the property headquarters with no response only sent back to my property management. Not understanding how i can get assistance from an agency and all of the rent money for two months get eaten up i. Fees? There is no resolve. The maintenance issues are causing bugs coming in my house.And this place has tried everything thing to take my home away from me and my children. No notification that payment was not going to cover my full month rent for may. Finding out at the end of the month when another months rent is due.Business response

Contacted management February 20th, 2023 attempting to gain a pro-rated rent prior to moving to a new complex. I signed my lease with rent being $1,250 for a 12 month term which comes to $15,759 with my first month of pro-rated rent+ security deposit. However, I am now scoped to end up paying well over $16,200 with an increase to rent during the lease that wasn't specified in writing or given any notice until I checked my bank. Secondly, I'm attempting to end the lease February 28th as my 12 months is up and didn't provide a 30 day notice to the property of vacancy so now they are trying to say that I am tied up to pay for a full month's rent in March. However, I gave written notice regarding my departure on February 20th and received a response on the 21st and the rent contract does not state that you have to pay the monthly amount in full. Since I was late to my contacting, I said I would like to pro-rate rent and stay throughout March 21st since today is February 21st and was told I can't pro-rate the rent for the month and have to pay March in full when I signed the original lease on a pro rated rent as I moved in the middle of the month. This complex has also left me 4 days without running hot water in the middle of the winter and a leaking roof because they close their office early on Friday and don't have maintenance on call. I'm paying my water bill in full and can't receive the amenities of the complex. Due to their mail policy and early closure (despite posting they are here until 5PM M-F), I have missed time sensitive packages and my complaints have gone unheard. I work a 9-5 like anybody else and had some time when I got off early a few chances and rushed home to try and visit the office to obtain my package and they were closed as I missed the deadline for a payment so that I could receive additional medical attention. Complex doesn't keep up with residents or the community to make it "luxury" as other clients leave trash out.Business response

This tenant has a lease that expires on 2-28-2023. His current lease clearly states that a 30 day written notice from the first of the month is required when terminating the lease. The current lease states this on page 2, paragraph #3. He failed to give a 30 day written notice from February 1, 2023. Therefore, he would be responsible for March, if he moves out early and we can re-rent his apartment and possibly refund any March rent that is received. Per his lease, he was only charged $1250 per month and then he was charged for sewer as stated in his lease that we don't pay the sewer. I have attached the ledgers showing that he wasn't charged anything more to his rental amount, only sewer. Per the no hot water, we do have a 24 hour emergency maintenance number as they just have to press the prompt. As soon as we were notified, the hot water was fixed. We do have a problem getting into the unit as his service animal is in there unattended and we have to wait to get ahold of him before we can enter. As for the mail, we have 24 hour access to the parcel area and the fitness center. He didn't respond to any of the emails that stated he needed to contact the office for the link to the area, which he never did and never said anything to us as we would have given him access.Customer response

I am rejecting this response because:My service animal is always upstairs in the loft area caged in. I've told maintenance themselves how he is stored and he isn't a threat. I called the regular office line starting Friday at 4PM right after I got off early from my own 9-5 and there was no answer after I left a voicemail. I called the 24-hour maintenance line and there was no answer all Friday or Saturday morning. There was nothing done until the request was seen in the computer on the following Monday and I didn't get to experience the hot water until after I got home from work. Getting ready for my job, I'm going to work to pay for this apartment in, for two separate mornings I had to get ready with that. Can't really get clean dishes and scrub things without hot water, everyone just knows how much of an inconvenience it is.Also, within the rent agreement in page 2 paragraph 4 states the tenant shall be paid as provided on page 1. Page 1 shows an option for pro-rated rent in which I received for staying a certain amount of time within the month which wasn't in full. I gave them a notice of not signing my renewal documents and it being the month that I am moving out. If they want a pro-rated rent for a week and a half of being here while they have to clean and market the apartment then fine but I'm not paying a full month of rent while I'm moving somewhere else and paying them rent this month too. That's just not humane nor do you care about people. You just want money to cover your own behinds while you still make half a million dollars a month. You're a multi-million dollar corporation skimming every dollar out of everyone's pockets when this "rent" for March is simply just to keep your cash flow in while you can or can't get a tenant in. You have $700 of my money in a security deposit yet, I'm supposed to pay you in full for a month I'm not going to live here? I have my own carpet cleaner and vacuum and keep everything pretty clean in here. You wouldn't even know that I had a dog to be honest it doesn't smell like it. But I'm willing to bet I wouldn't get my $700 back in full because of some miscellaneous cleaning fee and service charge and tax on this or whatever. You're already up over $16,000 from my pockets and you want another $1,250?My concluding argument is that you should be able to pro-rate the rent now since you've done it in the past. Just seems like a trick to me.

The service animal case is closed as you are moving out and all issues with the dog aren't relevant to the issue at hand. The issue with the hot water I am not sure what number you dialed as everyone else that has called in an emergency maintenance request was received by the emergency maintenance personnel. We are following the rules of the lease which is a legal binding contract. Yes, the move in amount was prorated but all leases end at the end of the month. We do not prorate leaving at the end of your lease. Your lease simply states page 2 paragraph 3: TERM: The initial term of this Lease shall be as provide on page 1. Unless written notice of non-renewal is given on or before the 1st day of the month in which this Lease terminates, at the end of the initial term of this Lease, this Lease shall automatically renew on the same terms and conditions provided herein, except that the term shall be month-to-month, and except that the rent and other terms shall be modified to be those as last specified in writing by Landlord to Tenant more than thirty (30) days prior to the termination of this Lease, whether by written notice or by written proposed renewal lease which is unaccepted by tenant. During any month-to-month renewal term, this Lease may be terminated by either party by written notice to the other. If such notice is given on the first day of a month, termination shall be effective on the last day of that month and if given other than on the first of a month, termination shall be effective on the last day of the month following the month during which notice was given. Please read the last sentence as it clearly states that you are responsible for March rent, per your signed lease agreement. The only thing that the office can do is try and rent the apartment for you during the month of March and you could get a refund of that rent. But that would also mean that you would need to move out before the end of March. If you would like to move out early, then we can make the necessary arrangements to get the apartment ready for the next tenant as long as the apartment is clean and no damage when you move out. You state that we are keeping your security deposit and that has yet to be determined. We won't know until we do your final walk through. Due to fair housing laws, I am unable to negotiate the move out terms of your signed lease agreement, which is a legal binding contract.

I was threatened with a firearm by another tenant who "wasn't supposed to be living here". Not only have they not offered any solutions or evicted they other person, they are now threatening to have me evicted.Business response

We were made aware of the incident that the resident mentioned and immediately intervened. We offered them the ability to move with no penalty for leaving before their lease was up and as well we offered the option to move to another unit. They said they would get back to us and that never happened. We filed an emergency eviction for the resident that was housing the man they are speaking of. We also talked to that resident as he was not on the lease and she kicked him out. We still have an eviction on that unit as we were not convinced he would not return. He has been trespassed as well from the property and that occurred immediately after their complaint as he is not a resident of the property. In January, less than a month later, we did have a domestic situation that I was present for where another unit it that same building had an incident where that man was present but not the aggressor. We intervened at risk to our own safety and called the police. The response was slow, it took them 45 minutes to arrive at which time that man had fled the property. A warrant has been issued for his arrest. During this period of time, from December 12th, when we first learned about it to the last incident we had no knowledge and had not been alerted to any issues regarding this person being onsite. As well, we never heard from the complainants regarding a decision. They also have failed to pay rent and have been served a 3 day pay or quit, which lines up with the date of this complaint and a google review complaint. There have not been any recent issues with this person and to our knowledge he has not been onsite since the last incident, in which he was present but not the aggressor, occurred. Attached is the lease violation that was attached with the eviction and sent to the resident of the unit he was staying in. The office is open 9-5 M-F and no attempt has been made to contact us or to walk in to the office to discuss.
