Subject: Request for Refund – Misleading Tax Lien Seminar I attended a Tax Lien Code seminar on Jul 12 - Jul 14. It was advertised as a free class, but at the end, I was offered a paid 3-Day Master Class in Tampa, FL, for $997. I signed up, believing it would be an in-depth training on tax lien investing. However, the seminar did not deliver what was promised. Instead of teaching us about tax liens, Brian focused 85% of his time on telling us how he made millions on his real estate deals, investments, and in the end just offered to go to his website and purchase a subscription for $39 monthly, $1 for click website that every list you click is a dollar, then you get log out after 50 clicks, plus packages costing between $20,000 and $40,000 that they sugested to put on card that I told I didin't have enoufg credit. The event did not match the description. I paid to learn specifically about tax liens, and that is not what I received. I was misled and did not get what I paid for. I kindly request a full refund of $997. I have all receipts and proof of payment and can provide them if needed.Business Response

These people are professional scammers. They pressure you into making decisions before you have time to think about it and you really don't want to make. They know if they let you think about it, they will lose your money. They have you fill out forms with personal financial information about how much money you have and how much you can access so they can milk you for all of it. They promise to teach you how to make money hand over fist. But after every step, they want more money and more money. The classes are nowhere near long enough to teach you what you need to learn. So they just tell you it will be more money to go to the next step. In the first seminar, the promise to teach you what you need to know to become successful. But they do not. They just keep pushing you to spend more and more to get there. They also have another business that applies for credit cards for you if you don't have enough credit to continue paying them. These people should be investigated by the government and they should all be locked up!!Business Response

We’re very sorry that you felt rushed to make a purchase with our company. Feeling rushed, however, does not define a “scam.”
We are extremely transparent about who we are and what we offer and we are the best in the industry at providing these services and working hard to take care of our students.
You needed only to say “no” when offered something that you don’t want, or “I need more time, ” if you felt like you needed more time to make a decision.
The BBB, however, cannot help with a refund. TLC would be happy to take care of you just like all of their clients, but please reach out to the office to request a refund.

June 22 and July 10, 2023 Paid $19,997.00; $34,997..00; $3995.00; $26,400.00; $999.00= $86,388.00. Business signed agreement committed to my success in 12 months, with promise to make one million dollars buying and selling house wholesale Business never delivered on their promise and abandoned me after several complaints to support team, coach and mindset team. Business casually ignored my complaints over several one-on-one meeting with coach. Coach assigned to me was unfamiliar with the Florida market that was presented to me. I complained to mindset person consultant assigned. Problem was never resolved. Issue involved marketing and promoting the business with promises of success. Promoting and encouraging me to borrow funds from my retirement account, taking out credit cards, knowing I am a senior citizen with limited resources, but the pressure was unbearable and I gave into them taking out two loans for $58,000.00 and nine credit cards. for approximately $76,000.00. In retrospect, they saw I was vulnerable and took advantage of me and left me abandoned. I haven't bought or sold a single house for 12 months as they promised me. I am left owning bills unable to pay back what I borrowed . These promotions and advertisement started approximately June 23, 2023, and continued in Maryland seen and heard on TV . The coaching person assigned to me started on July 10, 2023. I was told, If they failed I cannot sue them as I have agreed to work with them and they guaranteed my success. They also provided a name of a person called Joseph that had successfully purchased a house for $30,000.00 in Florida as an example to guarantee my success.Customer Answer

*** ***** ******, Tax Lien Code contacted me by email on 8/6/2024, and *** ******** ***** followed up on with his email and sent me an email on 8/8/2024 that she would escalate the matter to *** ***** ******, Resolution department. *** ***** also wrote that she would cancel my membership and I responded, this is not right as I did not ask to be canceled. She followed up that she was not sure what the matter was about and said she thought I wanted to cancel membership. She subsequently reversed the cancellation action she took.
I followed with an email [attached] to ***** ****** and *** ***** to further address my concern as it appeared no one was aware of my complaint to BBB. I provided written information in an email further briefly detailing the historical facts that transpired during the convincing seminars to become a member and requirement before handing over approximately $86,400.00 to TLC representatives, and the reason I filed a complaint with BBB. TLC has not reply to my email requesting a full refund. I am a senior citizen 76 years with limited resource and a fixed income. I could truly use the refund to remove the debts I incurred due to TLC misinformation.In my email communication to TLC representatives, I also requested a full refund of funds to them highlighting the fact they did not deliver what they had promised while attending several of their seminars in the state of Maryland

**** ******** is making false statements and this complaint should be removed.
We did not take advantage of the client, in fact, he called us to make his payments. The "pressure was unbearable" simply isn't true. We offered a product to the group, he opted in, and called us to make those payments (both in June of 2023). We did not target him, in fact we avoid clients who we think are incapable of succeeding or appear "vulnerable." We have no interest in taking a client's money that we feel there is any chance that we'll just give it back later through a refund. We pay processing fees in and out, so when we refund a client we give back all the money and end up losing about 7% on top. We are very selective about who we bring into the program, and this is one of many reasons for that. We are liberal with our refunds and refund quickly when requested, even when outside the bounds of the agreement. Paul never made that request or even suggested that kind of unhappiness with the program. In fact, we successfully helped him make multiple investments.
We have never guaranteed success, but have only guaranteed that we would work with the client until they find success, which we have done and would have continued to do so. We assisted the client in completing multiple investments including acquiring a nice property in December of 2023. At every turn, we have offered help and hand holding for the client. He has never asked for a refund, which we would have gladly given had he requested it or even hinted at it. We did not take advantage of the client. He was welcome to purchase or not purchase any of our products, which he elected to purchase many. He was also welcome to request a refund at any time, but his expressions of discomfort were simply questions and concerns about investments and confusion about the products that he purchased, and we gladly assisted him.The primary falsehoods, though, are the claims that we promised him that we would make him $1,000,000, which is absolutely absurd and completely untrue. We are extremely careful about how we offer our programs especially avoiding guaranteeing any kind of success. We can help clients find incredible investments with our education, tools, tips, and support, but we have no control over what the client does. We do promise, however, that we will continue to work with these clients until they make their investment in our education back. We can control us, and we promise to be here to help them as long as it takes, which we have done.
Also we have never advertised on TV, so we're not sure what promotions he's talking about.

This complaint is about a Tax Lien Code Seminar my Husband and I attended on Wednesday April 24, 2024. Initially, this was a FREE class, but at the end, Tax Lien and their team sold us another package to attend the 3- Day Master Class in Greensboro, NC at the Marriot Greensboro Downtown from May 3- 6, 2024 My Husband and I paid $997 for a 3 day seminar to learn about tax liens. However, what it turned out to be was a 3 day seminar to learn about other real estate investing, which would be ok, had we needed that information. We attended the first day and saw that this was truly not what was promised at all. We paid for tax liens that's it. This 3 day Tax Lien Code Course was NOT an ideal seminar for people that want to learn all about tax liens. They could have spent those three days teaching us about the Tax liens that we paid to learn! Instead, after paying $1000 to learn about tax liens, they wanted us to pay another 20 - $40k for a package upgrade when they hadn't given us any tangible information on TAX Liens!!! FOR WHAT. TO LEARN MORE ABOUT HOW NOT TO GET TAKEN ADVANTAGE OF? Bottom line this is a Bait and switch BS situation, I wished I had done my due diligence and checked BBB BEFORE going to this scam. On 5/15/22 I paid TaxLienCode 20k for the program that they advertised at the end of a class I paid 1k for to learn about tax liens. I believe I was taken advantage of because of my then good financial standing, which they pass out a sheet asking for info on ur finances that they collect. The ppl they had present are ultimately there to convince you to sacrifice everything for their program. I admit the ppl there were aggressive and good at selling. They also charge different amounts for diff ppl and classes. I was told that if u don’t have the funds to invest in tax liens that they will help u get approved for funds to do so. I was convinced to let their onsite partner get funds for me to invest in tax liens. I was promised at least 25k to use for TLC investing & the difference after paying them could b used for investing in tax liens. Whole time the funds r from credit cards and u aren’t told that you can’t invest in tax liens with credit till after the fact, classes later. The ultimate betrayal! The classes are a repeat of the same info over&over by diff ppl. Definitely not worth 20k. Which I believe someone mentioned because the founder mentioned in my last class that it may feel like we r hearing the same info over&over but it’s necessary. However for 20k, which in most cases is more than 2 yrs college tuition, it’s a rip off. They make it seem like u have a designated person to help u. Well I received maybe 2 calls after, all to get more money from me, one to register a business(another 3k+). Second I began to realize what was happening. I was lied to get into debt for their benefit(professional scam artists). I was told to let their team apply for credit cards on my behalf because it wouldn’t be as big of a hit to my credit score, another lie & an extra $3k. This also had affect on my current job, I was removed from a position becuz of my financial standing. I am now traumatized & I write this to hopefully help someone else not get drawn into their schemes.Business Response

We also even gave you an extremely valuable scholarship to attend an advanced bootcamp (you attended an advanced training event that you didn't pay for), and you gave rave reviews for that event as well.

I am rejecting this response because: this “extremely valuable scholarship” you claim I received was never talked about to me nor given in my knowledge. Also claiming I didn’t pay for an advanced boot camp, is astounding. If you are referring to the tax lien investor expo that was replaced for the tax lien & deed auction experience where I would have had to travel way to Texas for which nothing is covered, then please clarify what you mean? I’m not sure if you are looking at the correct information. Do you receive tax benefits for claiming you gave me a scholarship? For I am perplexed. And in regards to the reviews, I’m not sure what you expect if your team is walking around looking at you fill in their surveys & when I am expecting service from them. There is pressure to give a good ratings when you are being watched. Just like if your employer would be right next to you if you were filling a survey for them. I feel you didn’t read everything I said because it wasn’t addressed nor do I feel you would be so “baffled.”

The client purchased education products, attended and used all of the products purchased, and filled out surveys at each event giving each one positive reviews, positive comments, and rating all of them five stars. My friend and I went to the 3 day course October 20-22 and it was a scam just like everyone else is saying. BAIT & SWITCH for sure! They tell you how you are going to learn about tax liens and tax deeds and how to purchase them. THEN you get to the seminar and the whole time they teach on how you should really only purchase multi family units to make money and that cost is upwards of $ 40,000! Then they demean you by saying you should become a "founder", but they're very selective and most of us wouldn't qualify anyway. They tell you not to network or speak to one another because none of us know what we're talking about and other classmates opinion would discourage you. I live in Hawaii and it's so expensive to live here and we wasted our money. It also broke my heart to see these families invest in the other $40k program which we know they're just going to try to upsell you again. We didn't even attend on the 3rd day because we wasted so much of our time already and learned nothing. i wish I had got on the BBB site prior to going because I wouldn't have wasted my time or money. Also once you tell them you aren't investing any more money they basically shut you out. Completely unacceptable and I want my refund because what was promised was NOT delivered.Business Response

I'm surprised that you requested a refund here through the BBB. You simply could have asked for a refund while you were at the event and the team would have gladly given it.
"I'm offended that you guys are offering more products... I'm offended that these products are expensive... I'd like a refund..." No biggie. We're happy to refund clients that don't want to work with us.
We're not interested in keeping money of clients that are not a good fit for our products, and this is obviously the case here, especially when a client takes offense that we, when operating as a for-profit education company, offer additional, optional education products to clients. Yep, we sell premium investment education workshops, bootcamps, tools, and resources. We're proud of what we provide to clients and have an enormous amount of success helping our clients take action and make investments. These products are expensive because they've taken well over a decade to develop and are extremely expensive to fulfill at the level that we fulfill at, which is literally second-to-none in the industry, and which is why everyone copies us.
As for the content of the workshop, it has evolved over the years and will continue to evolve based on market opportunity shifts and what our clients desire to learn. We get that may not have resonated with you, which is okay, and constitutes a refund, which has already been given, but good practice is to simply ask at the workshop. At the workshop, we teach tax lien investing, tax deed investing, and we also teach clients about potential opportunities when acquiring real estate through tax liens and deeds, which is what the majority of clients want to learn how to do. That includes multi-family properties, but that certainly is not all we spoke about. But we get it, whatever you focus on... expands.

On September 28th, 2023, my wife and I attended a free seminar through Tax Lien Code. They gave us a glorified sales pitch to invest in a 3 day workshop where they would teach us everything we needed to know about purchasing tax lien properties starting as low as $50.00. Once we attended the workshop they worked give us access to the website and support center. This workshop was $1497 but if we signed up that same day, it would be $997 for two people. While we were a little hesitant, we decided to sacrifice and invest in our future. The class was October 6th - 8th 2023. We attended the first day of the the class only to be quickly disappointed. This workshop did not focus on tax liens, tax deeds, and redemption deeds. They focused on “selling” you more classes and training for $40,000. We paid $997 of our hard earned money to have someone try and convince us to “invest” more in our future. They asked us to fill out some forms with personal information so they could gauge where we were financially in order to know how to help us better. We filled out the forms they provided and they stated they would not pull our credit, that remains to be seen. Red Ridge is the third party company they have there to let us know if we would potentially qualify for funding. This was nothing but a glorified sales pitch and SCAM. It was sad seeing so many disappointed and disgusted looks throughout the class. All of these hard working and even elderly people were clearly misinformed. We are requesting a FULL REFUND in the amount of $997. BUYERS PLEASE BEWARE. Tax Lien Code has NO integrity and they clearly offer false advertising and misguided information only to try and sell you a “DREAM” and take advantage of as many people as they can!Business Response

This is a bizarre venue to request a refund, ***** *** ********. You could've simply asked us for a refund directly and we would've gladly given it. At the event this past weekend, for example, when we were together, or simply by contacting Customer Support as is described on your order form. You could have also received a refund by sending in the Refund Request form (which was included in your folder from the event) to our office, if you'd prefer to avoid a phone or email interaction.
We make it easy to get a refund... we're not interested in working with people that aren't interested in working with us, nor do we want their money. But to accuse us of having "no integrity" without even asking us for a refund is feeble at best. Unless, of course, "no integrity" refers to us offering more products? Even though we stated at the beginning of both events you've attended that we are an education company and that we would offer optional, additional products? It's also even states that on your agreement that you reviewed, signed, and initialed at the event. But it is true that we took 30 - 45 minutes during the three-day workshop to describe those optional, additional programs. It's no secret that we sell education, tools, and resources. We are very open about that. Is that what makes us a "scam?" Did you expect to receive all of our products for free? Or is it because they're expensive products that you believe it's a "scam?" We are not ashamed of producing expensive products. We are literally the best at what we do. It's expensive to do what we do. It's no wonder our competitors all seek to be like us. We're the best and we're expensive and that's okay.
A simple solution, if something isn't interesting to you, is to simply say, "No, thanks." You received exactly what you paid for, the three-day workshop, the online training, tools, resources, the county lists and online due diligence tools, support for a year, education videos and trainings, and more... It's strange that you would say we have no integrity and are a scam.
But also, to file a complaint after attending the full three-day course and after we delivered to you all products, tools, resources, and education that we agreed to deliver... we kept our part of deal, and we have even already refunded you (the receipt being attached here).
When you're at the cash register of the grocery store, do you demand to speak to the manager because you're offended that they offered candy bars near the register?
...and with chocolate smeared on your face, you file a complaint with the manager calling them a "scam" and telling them that they have "no integrity?"
Tax Lien Code is only interested in doing good business with people qualified and interested in doing business with us. We have to trust that individuals are in a position to participate when they tell us that they are qualified and able to participate. When we discover that someone is not capable or when we discover that a client is disgruntled and we cannot resolve their concerns, we are always happy and quick to provide refunds. That's what high integrity companies do.
