    Horrible management company. We move out of the Claremont this month. We will NEVER live in a PB community ever again. They entered our apartment with out notice, and took photos of the “mess” without our consent or knowledge until after the fact. They then gave us two days to fix the “problem” or they would look into the eviction process. As tenants, we are entitled to a right to privacy and to be able to live in our apartment with our things. I absolutely would have understood if there were bugs, or the apartment smelled and was bothering other tenants. This was NOT the case, it was just clutter. Not a single bug or anything smelly in site. We both work full time, and have chronic health problems that make it hard to keep up with their “magazine home” expectations. They then came back after we cleaned up, and got upset that a Costco pack of paper towels I bought THAT DAY was sitting on the floor by the kitchen table. They said that I would have to fix that for their “next visit.” Not only that, but it took them 6 months to fix our air conditioner. It broke 3 times in a span of 3 months because instead of fixing it, they would put a bandage on the true problem. Then, because it was almost winter (Oct2023), they said they would fix it in the spring, at latest April 2024. I called multiple times over March and April and asked for an update. They did not fix it until May 2024. They also enacted a trash service in an enclosed secure building. They have us put the trash cans in front of the doors into the hall, which is a fire safety hazard should we need to evacuate. Also, it makes the hallways REEK of garbage. But our clutter was the problem? Absolutely not. We knew we would not be renewing our lease, but them entering as they did sealed the deal.

    We appreciate your feedback regarding your time at Claremont. It seems as if the communication regarding inspections, and expectations could have been presented differently. After looking at the activity history for your specific apartment home, I would like to clarify a few things. The routine pest control notice that was sent on 8/23/24 indicating that pest control would be entering your home on 8/26/24 was your indication of just that-your home would be entered for routine treatment. When pest control entered, they were unable to perform their routine services due to severe clutter in the home, and reported this back to the management office.

    The management team is required to address these concerns, as clutter in the home that obstructs the walkways, is a potential hazard should there need to be an emergency exit of the apartment. Clutter is also the main attraction for rodents that are looking for food/shelter. The housekeeping notice that was sent that same day (8/26) was simply a request to tidy up the apartment, to ensure unwanted guests (rodents or other bugs) did not make their way into your home, as well as ensure unobstructed emergency exits if needed.

    As notated in you account upon a follow up inspection, significant improvements were made and no additional attention was required.

    In regard to the A/C concerns, unfortunately when the temperature is below a certain level outdoors, the systems are not able to be worked on as an accurate diagnosis cannot be obtained. Again, looking at the notes on your account, it appears that you were provided with a portable A/C unit from 2/27/24-5/1/24 at which time, the condensing unit was replaced. Our resident's comfort is top priority for our team which is why you were provided a temporary solution during the winter months until a permanent fix was able to be made.

    We hope that this clarifies a few things and appreciate the time that you called Claremont your home and urge you to reach out with any additional concerns.

    I regret to say that my experience with "??" has been nothing short of horrific. The property managers appear to be utterly incompetent, lacking the basic skills needed to manage a commercial property effectively. Given their apparent lack of expertise and professionalism, the maintenance teams seem to be composed of individuals straight out of high school shop classes. The owners, who seem to spend most of their time in the mountains or lounging on the beach, appear completely disconnected from the reality of their properties. I would be genuinely curious if they have ever been on-site during the day or evening. A simple walk around the premises would reveal a litany of issues: burned-out lights creating an unsafe environment and dead trees that give the property an abandoned, neglected feel. Overall, it is evident that there is a severe lack of care and attention to detail at every level of management within "??". I strongly advise anyone considering their services to look elsewhere. Your property deserves better.

    My complex (Stonebriar Apartments in Overland Park, KS) was run by Price Brothers and it was absolutely terrible. I will never live in a Price Brothers property again, and I recommend that you avoid them too. The office also opened late and closed early so that it would be difficult to reach them during non-working hours when you’re not Here is a list of complaints that I have gathered against them. - Failure to exterminate brown recluse spiders (Our complex failed to meet provision 26 on page 4 of the Lease Agreement, ensuring a safe and livable space to live in). This issue went on for the entirety of our lease. - Refusal to transfer us or provide a temporary living solution during extermination when we requested to be moved due to the spider issue - Failure to properly fix and replace many items and appliances in the apartment in a timely manner - only replaced if they discovered that said appliances were damaging the apartment. - Maintenance workers were incompetent. - Maintenance worker even used our air filter vent cover as a table for his shop vac, bending it severely in the process. - Failure to replace air filters at appropriate times. Maintenance workers falsely reported them as replaced until we discovered how disgusting our filter was. - Emergency maintenance supervisor was incredibly rude when my air conditioning failed this summer. He yelled at me on the phone for calling, and told me that I froze up the unit, treating me like I was stupid, when it turns out that the fan is what had failed. According to page 30, “no air conditioning if the outside temperature is seventy-five (75) degrees or higher” is considered an emergency, but he was rude, and did not fix it in a timely manner. - We gave our notice to vacate 4 months in advance, and they required we let them inspect our apartment soon after. This was nowhere close to our requirement to give them notice two months in advance and was an invasion of privacy.

Our office hours are set for 9:30 am – 5:30 pm unless we have a company event or training. We do acknowledge the concern you had with extermination efforts. We don’t see the request for temporary housing to have been able to accommodate you. According to the maintenance requests, we do see they were all addressed within 24 hours of the request.     When providing notice to opt out of my apartment lease renewal I was told that 60 days notice was required. When done in the last month of lease I was responsible for 'market value' rent after lease ended, plus an additional $150 fee per month. This sounds eerily similar to car dealership 'add on' administrative fees, and seems both excessive and questionable. I was informed that this is standard practice in the industry. My conclusion is that this practice puts this industry on par with most car dealerships.

    Incompetent leasing agents and horrible communication skill with the residents. Not sure whos in charge of hiring the maintenance but im sure the background checks are not required.

    Absolute trash organization. Threatened to have my sons service dog evicted. For them losing paperwork. They charged me a pet deposit. Never returned it after i update the service dog information. I gave notice of moving out on 7/24. They charged me rent until 9/11. I had two vehicles stolen from the property the day after maintenance. They rented out my apartment after i told them i was extending my lease a year ago. **** charged me for a new lease after i had moved out. They are money hungry liars. Go somewhere else.
