I have tried for two years to contact and receive access to the neighborhood/community pool, which requires a gate access card, that we pay for in our HOA fees. We were supposed to receive them upon closing on our home. We were never notified that a new company purchased our HOA. We have never received any information about our HOA since moving in or the new one. Once I found their info, I tried to call and was transferred to voicemails and never received call backs. I have a special needs child who just wants to swim. We have no access but all of our neighbors do and said they got their gate cards immediately. Our title company had to find the contact number for the HOA because it is nonexistent to the public for some reason, mostly because we had no idea our HOA had even changed hands. That should have been told to everyone living there. We love our place and neighborhood but we want to be able to use what we pay for and enjoy it and it shouldn’t be so hard to access it. But when I call now they refuse to even answer the phone. I even offered to pick up the card when I was able to speak to someone so they didn’t have to mail it and we could get them faster before summer was over. No one ever calls back and no one will resolve this. I can’t pay my fees this year until we get our gate cards.Business Response

I believe that you are reaching out to the wrong entity. HOA Management Services does not manage any properties outside of South Central Kansas at this time. We are located in Wichita, KS and not in Tulsa, OK.Customer Answer

Ok…the phone numbers and address match what my Tirle Co and City clerk gave me (?) and their voicemail says they are “based out of Wichita, KS with a home office in Owasso, Oklahoma or call our 24 hour emergency number for “life threatening damage to the property” (assuming that means only property they maintain, not after hours questions for their maintenance or any other possible issue, though we have never complained. And again, Title Co said they purchased our previous HOA several months ago (no one in any of the 4 subdivisions knew anything about it that I am aware of). And it is the contact info is not listed anywhere for anyone that pays fees to find and access. But, I have the Owasso address and I can drive there. It’s a 15 min drive for me out of town. I will drive there this week as well as send a certified letter to their “Tulsa address at 1804 S Denver Ave” to make sure they receive it. Best I can do. And I will still hold the HOA fees until they respond. Or send the fee letter back explaining why I am holding it and why they can’t charge late penalties or interest. All I can do.Business Response

Our office was affiliated with a separate management company called "LionHeart" in Oklahoma between October 2022 and April of 2023. We had no involvement in their individual associations during that time and LionHeart continued to operate beneath our company umbrella during that period. The local owners of LionHeart decided to retire in April of 2023 and all current association management contracts were assumed by their new owner--a company called Oklahoma HOA Consulting. All communication would have moved from LionHeart to Oklahoma HOA Consulting, and so we would recommend reaching out there. Unfortunately, we are not affiliated with Oklahoma HOA Consulting and have no input or control over how they manage their clientele.

1)My realtor did not tell me I was buying into a home owners association. I would not have bought a home in a home owner’s association . Here I am-im staying-im not moving. 2)I have been trying very hard to comply with everything. This summer I have multiple constant letters from HOA. The HOA is always on vacation and lunch and are lazy and unprofessional. The HOA ordered me to paint my house. I picked a color and started painting someone told me I had to get the color approved-I did not know and it did not say in the ordered compliance letter. I need the refund on paint, supplies, and labor-if the HOA does not approve the color. The HoA did not get back to me to allow for me to finish the job expediently.Business Response

A Board of Directors governs ******* ******* ********** *********** (HOA), and HOA Management Services carries out the instructions of the Board.
It is the buyer's sole responsibility to know what they are buying. *** ****** should have researched more or asked the realtor if this home was in an HOA if she did not want to live in an HOA. *** ****** has lived in this HOA since August of 2010. The Tyler's Landing Board of Directors has mailed out several newsletters over the past eight (8) years that remind residents to submit for approval before starting any projects (2014, 2017, 2020 & 2022).
Tyler's Landing has covenants that were filed with the Sedgwick County Register of Deeds Office on each Lot on September 30, 2003. Article VIII of the covenants explains that before any project commences, the owner must submit a request, which must be approved in writing before the owner can begin the project. In this case, *** ****** should have gotten written approval before painting her home. Not obtaining permission first is a clear violation of the covenants.
*** ****** was mailed a violation notice on 8.23.2023 stating, "Please contact me with plans to powerwash or paint your home, especially above the garages. Thank you." *** ****** started painting her home when a neighbor asked if she received approval first. On 9.8.2023 (Friday), *** ****** hand-delivered a Project Request Form and stated she wanted to continue painting the next day. The Community Manager informed *** ****** that the Design Review Committee (DRC) has up to 30 days to provide a decision on the request. *** ****** also failed to include the color she was painting the trim, so the Community Manager contacted her to find out this information. *** ****** did not like this and threatened to sue the Board and HOA Management Services. Had *** ****** followed the requirements per the covenants by submitting her plans to paint her home before painting, she would not be in this situation.
To use the excuse that she did not know she lived in an HOA that has covenants after 15 years is just not wanting to accept responsibility for her error. *** ****** has received 33 covenant violations since 2011. She has also called our office over 35 times since 2014 and has never asked for a copy of the covenants. She cannot tell me she didn't know there were covenants in this HOA.
******* ******* *** nor HOA Management Services will not refund any of these expenses if the request is not approved. This error is strictly *** ******'s fault for not following the covenants.Initial Complaint

HOA Management Services in Wichita, KS, has not been properly handling the conduct and care for my neighborhood of Northbrook in Derby, KS. Phone calls are not being returned, emails are ignored, no one will contact anyone back. Myself and multiple neighbors (easily over 30+ of us) have tried to reach them to NO avail - meanwhile our neighborhood is facing many issues such as lack of maintenance. A complaint has also been filed with the City of Derby and a citation was issued against HOA Management Services. It seems very irresponsible that a company can virtually ignore an entire neighborhood of individuals repeatedly. Concerns are not being addressed, yet, our HOA dues are still being cashed.Business Response
