The Farm LLC is a company that owns many houses in Lexington Kentucky. They have listings for rentals on ******* ****, and on ***********. The company has many reviews on these websites. They have been in business for 9 years on ******. They send you to their personal website to actually book. The website was official. It is now taken down. The company offers nightly rentals that include many excursion options so you can tour around Kentucky. They also do weddings. I booked the house for my husband's 50th birthday. They offer personal chefs that will cook for you and private chauffeurs to drive to to the distilleries. We paid for most of the excursions for our group of 15. Our trip is one month away. The company stopped responding to emails. I tried to find a phone number to call the company and that's when I saw reports that they were in bankruptcy. I called the ********* **** ******** and talk to the girl who is in charge of business licenses for nightly rentals in Kentucky. She told me these people have been known to cancel 20 days before guests are scheduled to arrive and not give any money back or they book multiple people for the same dates and then tell guests they overbooked the property on accident. The lady at the city office said I need to report them in order to get my money back. The city is aware of their scams but doesn't have the power to stop any of it. They are currently still active on all nightly rental platforms accepting bookings.Initial Complaint

Date of transaction 02/10/24. Order *********** I only found out about the bankruptcy a week or two ago. Our vacation is set for This July 10-13 of 2025 at the clubhouse estate in Lexington Kentucky.. I paid them over $4400 and now I can’t get hold of them, can’t get them to answer the phone, or answer an email. So I researched This issue and found out they had filed bankruptcy. I am in no way willing to let this pass. I am a fairly new widow and this is a lot of money. Please help me and tell me what to do. My booking for my wedding was canceled and they are only offering to give our money back over the course of 24 months if we give them all of our bank information. They owe us about 1100 dollars. I tried to contact The Farm several times and was not able to get a response from them until I messaged Jacob Martin himself on VRBO. Who also would not respond until I told them that if they would not refund me my money in full that I would file a police report for theft. Eventually, they promised to refund me my money in full within 48 hours if I sent them my cashapp tag. However, when I asked them to verify that I would be getting a full refund at once, not in payments, they stopped responding entirely. Also just a side note, they allowed me to book the property in February, and had me to drive over 5 hours to visit the property in May all after they had already filed for bankruptcy back in January. Also, when I arrived at the property, the employee of The Farm who told me to contact her when I arrived at the property was completely unresponsive as I waited at the gate outside of the property. The only way I was able to get in was by waving down a person who was doing lawn care on property grounds. Otherwise, I would have drove 5 hours for nothing and had to turn around and go home because The Farm did not respond to my calls or messages on the date I was scheduled to view the property. I desperately need my money back. I cannot afford to take payments for the next two years. Please help us.Initial Complaint

I reserved the Thoroughbred Estate house for Oct 24-28th 2024. I paid my last deposit on August 28th 2024. I called them to ask a question on Sept 30th and nobody responded. That wasn't like them since for a year they responded within hours! I called all the numbers I had and most were disconnected or vm was full. Someone finally called me back and said I should have received a letter that my reservation was cancelled! I have 30 people with no place to go now!! The farm canceled our stay at one of their locations because of their bankruptcy. They told us that we would receive our deposit back on a monthly payment plan and currently we are still outstanding on the payments from August and September… The plan was made so that we would get paid out on the 5th. This happened in April of 2024, 6 months before I was supposed to use one of their venue/lodging locations for my wedding.Initial Complaint

In July of 2023 we reserved a property at 1400 Willis Branch Rd, Richmond KY 40475 from The Farm LLC for a large family reunion. The rental was to occur on July 26 through August 2 2024. We paid the total rental of $11,000 up front in order to get a discount. At 9pm on July 25th, the night before our entire family was to arrive, we were informed that the reservation was cancelled. We were told to provide our bank account information and we would be refunded over 24 months. As most of the family was already on the way and we assumed it was a mistake, we went to the property only to find another family in it who had also rented from The Farm LLC. The company no longer responds to texts, phone calls, or emails and we have not received any refund.Initial Complaint

We booked a rental property through Mr Martin/The Farm, LLC directly through The Farm, LLC's website. This was a 3 night reservation on Labor Day weekend 2024 for $3,520.84. We paid the full amount up front. We received an email yesterday (7/26/24) informing us that the property we booked was "no longer in their portfolio" and that the company had filed for bankruptcy. Our only recourse was to give them our bank information, and they said they could pay us back over the course of 24 months. I'm not willing to give this company my bank information, nor should we have to wait 2 years to receive full reimbursement. Meanwhile, the property that we booked (The Farm's Luxury Getaway on the Potomac) is still listed on the Airbnb app. We have tried to call but they have a voicemail stating the only way to contact them is through email via [email protected]. We hope the BBB is able to help in this matter, we understand several others have had similar issues with this company.Initial Complaint

The Farm, LLC claimed to provide a luxury estate property, of which I paid almost $6k for 4 night stay in Lexington, KY in May 2024. Once arriving at the property, we realized that this was in no way a luxury estate. The photos are not up to date and there were many items that were safety issues. My 81 year old father in law tripped over the flooring and my 9 year old niece couldn't get out of the bathroom because the door handle fell off. I contacted the property manager after the stay and was offered a $3500 credit to use the company again. I asked for a refund instead, but never heard back. I just emailed again and the email bounced back. I search BBB and found out that this and worse has happened to others and that they have filed for bankruptcy. I feel like this is a scam company and should be held responsible.
