My dad passed away on 12/28/2023. He owned a condo in ******* ******** that I sold on 4/30/2024. I attempted to call them multiple times after my dad passed to inform them and get details about making payments, as well as ask about who could help with a few minor repairs. They never returned my multiple voicemails. When it came time to sell his condo, they charged my dead dad LATE fees for 4 months and also had a past due balance over $1,000. My dad lived there for over 6 years and NEVER missed a payment. The past due balance was from 2021 - a bill he refused to pay bc he did not agree with how they handled it. They claimed his condo had a leaking shower that caused damage to a neighboring unit. He had multiple plumbers come out and they said it was NOT his condo causing the damage. This HOA didn’t care and charged my dad over $1,000 anyway. The payments that were late were only late bc he DIED and they didn’t return my calls to advise on how to handle his account. The only time I finally got in touch with this company was via email when my real estate agent and the title company for selling his condo got involved. When I asked them multiple times to remove the late fees and explained the situation, not ONCE did they show ANY kind of sympathy or compassion for my fathers sudden passing. They kept ignoring my question and refused to remove the late fees. I stopped by their office and saw the “by appointment only” sign on the door - that’s always promising. I guess they make so many people angry, they have to keep the door locked. So I called and explained I was in the parking lot and asked to make an appointment for now. They did let me in the building but then let me wait over 30 minutes to meet with anyone. When I asked to use the restroom and they told me NO, they don’t have a public restroom. I finally had to leave bc I had to pee and couldn’t hold it any longer. I never got to meet with the person I needed.Business Response

The property manager for this property talked with multiple people about this issue. The issue was the shower. The report from ******** **** ********* is attached who was hired by the original owner's insurance company. Any decision made on repairs, removal of late fees etc is made by the association's Board of Directors. Lewis Companies can not make these decisions.

There is a drainage problem on my property as well as other neighbors. Whenever it rains, the water builds up and remains for days. Consequently, the bottom of my and others, wooden fences are rotting. I have spoke to Lewis Company several times about this as well as other neighbors who are being adversely affected. We are being told that something will be done about this issue, however, nothing has been done. From what I've been told, Lewis Company need to add dirt to this area, or a drainage pipe, etc. I'm not exactly sure how they will actually fix this issue, however, they have been made aware to this problem for over 2 years now.Business Response

Mrs. ********* association, ******* ** *** *****, is in the hands of the Developers. They are aware of the drainage issue and have met with with Mrs. *********’s neighbor, Mr. ********** about the situation. Lewis Companies is the go between for the homeowners and the Developers. We can not make any decision on repair of the property.I have attached correspondence between the property manager and the Developer showing that the Developers are aware and have a proposed fix. The property manager has also spoken with Mrs. ********* and has made her aware of the meeting.

I am rejecting this response because: There is still a problem with the water not draining. From what I was told, there was a drainage pipe installed, however, after the first rain, the water was still not draining.Also, they have not made a decision to repair my damaged fence. When we (neighbors) contacted the developer (Mr. Wesley), we are told to contact the HOA and vice versa.
There are "passing the buck".

Lewis companies is the Property management company for the condo that I own. Lewis was advised of a broken patio door and homeowner was out of town for the summer. They failed to do the minimum of what they are contracted to do for management, service and care for the complex. This lead to weeks of our open and unsecured condo. Open to weather and person allowed to enter and steal from the unit.Business Response

Lewis Companies was notified that a rock hit a window by the lawn contractor. The unit number was not identified by the contractor, nor was the resident home. They asked for a unit number, which should have been identified by the Contractor's employee that hit the window. As a courtesy, the property manager for the association went to look for the hole in the window. She did not find the hole or see a window that was shattered. This was on a Friday. See the attached picture supplied by the Contractor. Again, note, no address.
We were told by Mr. ***** that his daughter returned to her residence on Thursday of the following week and he called to report the window that Thursday night after office hours. Lewis Companies went out to secure the window on Friday. The Contractor put the window on order that same Friday. It was on backorder, but again, the window was boarded. Once they received it, the window was replaced.
When Mr. ***** contacted our property manager, on that Thursday evening, he informed her that his daughter would stay in a hotel that night Nothing else was said. He, nor his daughter, ever contacted Lewis Companies again. No one was informed that anything was stolen, no police report, that his daughter was going to stay in the hotel until the window came in or anything about electricity.
When I initially spoke with Mr****** he was loud and very rude. I asked him what it was that he wanted and all I was told was that he was unhappy at how the situation was handled. Again, it was reinterated that the window was on backorder, that his residence had been secured and that the hole was not big enough to see upon the inspection. All he wanted was to complain.
I had a missed call from him that I returned a few days later. He again got loud and threatened a lawsuit for mismanagement. I asked him what he wanted, at this point. This is when I was informed that he may ask for hotel costs, that we assume was only 1 night, and electricity, nothing about stolen property. He would not stop yelling. This is when I politely told him that this conversation was going nowhere and that I was going to hang up. This was on a Friday.
On Saturday, I checked my emails from home and again he continued to berate me and Lewis Companies. I responded that he should do what he felt he needed to do, and that, at this point, I felt threatened. I informed him I was going to block his email address.
On Monday of the following week I got a call from the window Contractor. Mr. ***** had contacted them about the situation. I was contacted because Mr. ***** told them that he was personally going after me and that he was coming to town to file a lawsuit.
Lewis Companies did not have to repair the window at all. We did this because we have a great working relationship with the Contractor and were willing to assist. I also appreciate the phone call from them due to the threatening tone of Mr. *****.

I am rejecting this response because:On site doing landscaping. A mower threw up an object that struck my patio door and smashed it out.*********** immediately notified Lewis Companies of the damage with my condo’s location and even included photos of glass damage. Lewis Companies held information and failed to seek out location, specific damage and or even possibly looked for specific condo and or damage. My condo is on the ground floor and the smashed patio door faces a common area of other condos. Stating they could not locate it and further did not request or seek additional information or directions to my condo’s location from ***********. Lewis Companies having a confirmed report of a smashed patio door in the complex failed to take any necessary and required action to address the situation.The open, broken out patio door remained open, unlocked and unsecured for a total of 7 days.***Thursday August 3,2023My daughter returned home in the afternoon to walk in and find the condo in complete disarray, items strewn and ransacked all around apartment and quickly located the bedroom patio door smashed in. Glass everywhere and door standing wide open. She immediately called me to which I immediately contacted Lewis Companies. The staff whom answered my call advised that they knew the patio door was broken out and as it had been struck by a rock from their mowing company ***********. She stated to me that they could not find or locate which apartment was damaged. She did not provide any explanation when I inquired “why not seek more assistance from the mowing company to find it?” In my conversation with ******** with *********** she advised that they would have been happy to come out, meet someone and show them the specific location of the damaged condo.{This exact scenario had occurred to this exact patio door in August 2021. I was again never notified and was told this exact same information from Lewis Companies regarding that they could not find it so nothing was ever done to notify me, assist or provide services in any way. Another incident occurred in January 2023. My daughter and I returned to the condo after her Christmas break to find the Condo had no water. I checked area to find a busted water pipe outside my property service line. The pipe break was on the property side of the water supply line. I made phone contact with Lewis Companies and was told they were aware of a busted water pipe but could not find location and or specific affected condo. Lewis Companies’ own maintenance man had been the individual who shut off the water when it was discovered leaking from their supply line.Due to lack of service I was forced to call in an after hours plumber company to respond and I paid the service bill myself for its repair to get my daughter back into condo for her classes to start in a couple days}***Thursday August 3,2023I spoke to *********** and they had someone come and board plywood over the patio door that day. Reportedly a glass repairman would come out when possible and measure the glass door and it would be ordered and fixed when possible.***Friday August 11, 2023 *********** had my daughter meet with their Glass company repairman to get in and remove door frame to take to their shop.***Monday August 14,2023Glass company finally returned to condo and reinstalled a new patio door.^^^Smashed patio Door remained unsecured and open to elements as well as to the public for a total of 7 days.Total time from initial smashed patio door to its final completed repairs were a total of 19 days.My daughter was finally able to return to stay in the condo after a total of 12 days^^^In my communication with Lewis Companies management ******* ***** would not accept any responsibility and continued to push blame to *********** and to even the Brightside Park HOA Board themselves. After my third email attempt to explain my feelings and to seek further actions the of situation, ******* ***** blocked my future emails and will not speak with me by phone. She would not return phone messages.Even as of today the plywood that was used to block the damaged door still remains on my patio porch.

We purchased a ******* ******* condo unit that is managed by Lewis Companies on 6-3-2021. The official closing purchase agreement notes that we paid $580.50 to reimburse the previous owner for HOA fees they had already paid covering the period 6-3-21 to 1-1-22 (attached). However, Lewis Companies immediately included a $430 prior HOA balance, said to be from the previous owner, in our first (quarterly) HOA bill. This error was immediately communicated by phone and email to Darla Harris at Lewis Company; she requested a copy of our closing agreement to verify our payment. We have since sent her the closing agreement several times upon repeated requests over the past months and had no response or discussion by email or otherwise from anyone at Lewis Companies. We have now received a threat of a lien by Lewis Company unless we pay the erroneous fee. We expect Lewis Company to recognize the fee paid as legally documented in our purchase agreement and cease efforts to claim an additional $430 prior HOA dues from us.Business Response

In response to the complaint made by Mr. ****** for erroneous charges. Please note that I have attached both ledgers for Mr. ******* [previous owner of ****]. The ledger clearly shows that the dues at the time were $645 per quarter. They were due on January 1st, April 1st, July 1st and September 1st. Mr. ******* made his last payment on April 26th which was for the second quarter and paid his ledger in full through June 30, 2021.
Mr. ****** purchased the property June 3, 2021. All HOA fees were current through June 30, 2021. On July 1, 2021, the 3rd quarter dues were due in the amount of $645. [$215 per month]. Mr. ****** did not make payment in July, and although he submitted closing documents showing that he paid HOA fees of $580.50 Lewis Companies on behalf of ******* ******* Homeowners Association never received payment from Mr. Wojcik's closing attorney or title company. Mr. ****** did make a payment of $215.00 on September 3rd, 2021. This would cover the last month of the third quarter, the Homeowners Association is still waiting for payment for July 1, 2021, and August 1, 2021, in the amount of $430.00.
I did release the late fee in November 2022 of $50 when this information was relayed to Mr. ****** with the understanding payment would be made either from him or his closing attorney. There was a second late fee posted on January 2023 which I can release as well. However, the Homeowners Association is due the $430 for the dues not paid eighteen months ago.

Lewis company has neglected our property- AC, ROOF, SECURITY SYSTEM, Severe water damage and mold. Lewis company fails to inform homeowners of building damage that crucially impact us and our health. Lewis is procrastinating on repairing and treating mold from water damage. Lewis is not taking responsibility by making an insurance claim through their company. Lewis overcharged my ledger and is not treating my account the same as other homeowners. Lewis is not notifying us of unsafe persons as neighbors and is not taking a racial hate act seriously in our community; thefts on our property; police lockdown etc…Business Response

Tell us why here...In regards to the complaint, Lewis Companies will add the following response.
Addressing her ledger and late fees, her ledger is attached. Ms. **** has had months of no payment or payments that are late. Lewis Companies has numerous ways of offering payments from check, autodraft on our portal that even offers payment by credit card.
Ms. **** lives in a condominium. The air conditioning systems are the owner's responsibility to repair, not the homeowners association or Lewis Companies.
Roofing was damaged during the last storm. The insurance adjusters provided a scope of work for the association. **** was the roofing contractor selected by the board to make the repairs/replacement. **** was working on the roofs at the time a storm came thru that did allow some water to intrude in some units. **** has taken responsibility and is in the process of repairing owner's units. They did tear out drywall to aid in drying in Ms. **** condominium. This process has been taking them some time because of all the wet weather that has been in the Baton Rouge area.
I would add the the original scope of work on the roof did not include Ms **** condo from the insurance company. It was missed by the insurance carrier and **** aided Ms ****, in good faith, to assist in drying..
The interiors of each condo should be covered by the individual owners insurance as well. Ms **** could contact her carrier, if need be, and have the work done. If necessary, her insurance could subrogate.
