    I made a payment of $995.00 on 5/10/23 to Chapman-Turner Property management. The payment made as a deposit on a rental house. I received the lease agreement on 5/17/23 and learned it was a 12 month lease. I did not want to do a 12 month lease. I made this known to the company and their response was a 6 month lease but for $200 more per month. I declined the offer and asked for a refund of $995.00 for my deposit. They declined with no explanation, or any type of negotiation on said refund. I did not occupy the house and any amount of time.

    ****** ****** collected the $995.00 from Mr **** on May 10, 2023 with a move in date of May 18, 2023 after receiving his application and approval. Please note his reason for moving was separation and his current address was **** ***** ***** ***. We sent him the lease on the 17th and Mr. **** stated he did not want a 12 month lease and requested a 6 or 9 month lease. We quoted him $1095.00 for a 9 month lease and $1195.00 for a 6 month lease. He told Ms  ****** that he only wanted a 6 month lease at the $995.00. I then instructed Ms ******. to approve the 6 month lease at $995.00. For the record, it was advertised as a one year lease on ****** which is where he contacted us from.  I started receiving lengthy threatening texts from a number and the sender would not identify them self. After requesting the identity of the sender, I was apprised that the person texting was the owner of ***** ***** *** and the person he was supposed separating from. Also please note this was Thursday, May 18, 2023 in the afternoon. I then asked her not to text me as this was between Mr **** and I. He text me at 4:23 PM on that same Thursday, May 18t, 2023 requesting his deposit back. I explained to him that I needed to review the facts and would get back to him but wanted to resolve this fairly. I reached out to one of our local eviction judges to get his advice. He said I was not obligated to return the deposit but I also said I wanted to resolve this fairly. This was on Friday May 19, 2023. Mr **** did text me on Friday morning to ask if I had made a decision. ( 16 hours after his first text) I told him no. My bookkeeper called in sick on Monday and Tuesday of the following week (May 22 & 23).  Mr **** text me on Monday , May 22, 2023 and I told him that I would get it resolved that week and that I was inclined to prorate the number of days that I took the property off the market until the day he refused to sign the lease that he had agreed to. On Wednesday my book keeper returned to work and issued a check refundin the amount of $706.10. I text Mr **** and he came to the office and picked it up and the check has been negotiated. I feel confident that his girlfriend actually filed this complaint but the matter has been resolved.
