    If you are looking for an apartment, AVOID this property management company! DO NOT USE THEM! I live at the Reserve at ************ in *********, **. Beware of this property! I signed a lease with them back in August. They said all the right things to help my mind rest assure that I was moving into a nice place. Well the trouble began almost immediately. I was working with their agents on the property for almost 2 weeks before move in and I explicitly told them what I wanted upon move in which was stated in the agreement which I signed. Well upon move in I showed up and I stated in my agreement I wanted a garage, they kept telling me that I never asked for a garage..... Well I showed the paperwork and their tune quickly changed. After a few hours and sweating a bit on where I was going to store some belongings they finally called me and gave me a dingy garage so far away from my apartment. Its on the other end of the property, where they have open garages closer to my actual apartment. I also don't appreciate that none of their maintenance people work after 5pm Monday through Friday. I have to work 8am to 5pm Monday - Friday and I don't like strangers inside my space while I am not home, I also own a dog. They had to do an emergency work order in my apartment for the people who live below me. I had to take time off of work to accommodate them to do the work. I think it is absolutely crazy they do not have people who work after hours or weekends. Considering what I am paying in rent alone, I expect to get more for my money. Extremely disappointed with the property and the management team.

    Ive been living at ************** for over 8 years, recently I have to transferred to another building due to new neighbor from upstair consistently making noise tfrom having their baby running around in the house, from the time we renewed our new lease I was trying to get the promotion they have for 6 weeks of free rent, the manager told me it is only apply for new resident, I clearly remember during the past year there is one time we renew our lease the manager was gladly to have that offer applied to our new lease, I just think now they dont care and valued their old residents as much as previous management team.

    I've been living at ****** at ************** for over 13 months and this complex is in shambles. The property is borderline blighted. The pool is a swamp. The gym is 80 degrees with a hole in the ceiling for 3 months. We have watched the maintenance disappear. Our neighbors moved in with broken windows that haven't been repaired for over 3 months (still broken at the time of this post). The pool has 1 working pump so it's always closed for cleaning because it's over-ridden with algae. Our ** unit broke in June and we've been waiting over a month for the replacement during a heatwave. The electrical panel for the ** actually went up in flames and we're lucky it didn't start a bigger fire (see pics). They fine us if we don't want to bring our bins in the house even though the breezeways are infested with insects. We have noticed that the landscapers have been reduced to a single guy on a lawnmower. We get charged for exterminators each month that haven't sprayed in months. We're paying rent and fees for services that we are not getting. No one picks up the trash but we get charged for that, pest control, and limited access to amenities because they're inoperable. They're charging people thousands of dollars to break a lease that THEY already have broken with this NEGLECT.Please look at my ****** folder that I continue to update almost daily with how terrible our uninhabitable living conditions are here: ************************************************************************************ We desperately need HELP!

    Here recently a maintenance man almost ran over my dog, blowing through a stop sign at about 35mph. After telling him to watch it, he gets out of his car and attempts to fight my brother and I! we refused to fight him, he called us "Fucking pussies" we walked away and he said "go f*** your f***** boyfriend". These people represent your company and If you cant trust your employees, yore running a bad business. I have been here for almost a year and have yet to have 1 month of solace. This is criminal.

    My main complaint against this organization is that it does not re-invest yearly money earning into any of the property's it manages.Past, Present and future residents are at a lost from the beginning moment the lease agreement is signed by both parties.1. the property advertised in Apartment Guides, Yelps etc. is not what the property actually looks like nor has ever.2. ******************* provides you with a list for you to sign off on within 3-5 days after you move-in.Note: the list dictating issue/problems marked that you could see physically at the time are never resolved.3. ******************* deflects your expressed issues, problems and concerns by telling you to "read the lease agreement" etc. as if you missed something and it's your fault you didn't tell them of the defect(s) they already knew existed.4. Communication between said resident and the leasing office is always a one-sided adventure down "common sense" and slippery slope conversation with them finally telling you; "their professionals" and "your unprofessionalism will not be tolerated" to expressing in so many words gesturing "if you don't like it you can move."5. I've personally found it necessary to complaint with the city's ****************** "Code Enforcement" and the ****** ************** ******** of HUD. I've relentlessly tried reaching any one of its corporate offices team members, including the *************************** at no avail.6. In my humble opinion there a bunch of thieves, scammers, racist fear mongering, creating deception and taking advantage of "We the People" current disadvantages in securing employment and housing.These are the actual events and occurrences of my personal ******. Come to find out most residents have expressed similar occurrences. e.g., who just reply "I've had enough" "I'm moving".

    I had to take one of their properties to small claims court to get my security deposit back. After winning the settlement their property is giving me the runaround trying not to pay me, which is what I expected. However I did not expect to have that happen from West-Shore LLC. Its interesting to see that this issue isnt just caused by their properties but something that they practice themselves. I have tried to reach out on multiple occasions to get the money that was awarded to me but them and their property are completely ignoring me.

    West Shore LLC advertises luxury living on all of their leasing websites. From the reviews Ive read about other properties, and the experiences Ive had at The Sovereign, TX, I would say the living is far from luxury. Management (and I believe it starts at the top) is only concerned about money and not about the quality of life they are providing their tenants. All amenities at this property are neglected. There is not maintaining of anything. Our gates have not been working since sometime in the winter. The breezeways have not been cleaned in almost two years. The pool bathrooms have not yet been opened this season, the gym is filthy and they do not provide cleaning solution to wipe down machines, the dog park is a health risk to our animals and trash is everywhere amongst the community, there has been an ongoing trash issue since West Shore took over. Complaining, and even notifying management does nothing but rendered an attitude, excuse, and arrogant response. From reading the reviews of SEVERAL other West Shore properties this seems to be the trend. I have lived here before West Shore bought this place and it was a luxury complex. West Shore has done nothing but run this place, and again from the reviews, many others, into the ground.

    One year living at West Shore LLC property in *********, **. Problems are plentiful: Short on maintenance staff so even small repairs take weeks or even months; this past year the pool water was not maintained which led to frequent closers; one of my neighbors had to wait two months for their A/C to be working. The list goes on and the rent keeps going up!

    I have lived at Deerwood (OWNED BY WEST-SHORE LLC) in *****, ** for almost 7 years and have paid this complex over $90,000 in rent and fees. After consistently raising my rent over $150/mo each year and attempting to raise it over $400/mo last yearI finally decided it was time to find a house. Deerwood has not only ripped off long term, faithful tenants, but they have also refused to properly provide timely repairs, I was left with no air conditioning and an 87 degree apartment for 2 nights and had to beg a neighbor to fix it as I have a dogthe pool has been closed for 2 months, the sidewalks are a tripping hazard, wooden benches are broken from rot, the walking bridge is also impassible from rotting wood, the trees limbs are touching the asphalt in multiple areas of the parking lot, roofs are missing eves, doors and walkways are covered with mold and mildew, dont even get me started on noise and the astronomical power billsyou get the picture. So yes, its time for me to find a new home. I put a contract on a new house and was originally under the impression it wouldnt be done being built until late August, early September. My 12 month lease is up in October, so this timeline would work well for me to move out and not have a dual mortgage. Unfortunately as it can happen with new homes, its now finishing in July. I really thought someone at Deerwood would be understanding and willing to negotiate me leaving my lease a month or two early. I was dead wrong. I cant believe how rude, unempathetic and cold hearted they are. I literally burst into tears as they told me I had to pay a whopping $6,278 to leave early, not the $2998 I had agreed to in the lease contract. But of course its my fault for buying my first house and it closing early... I will never ever understand how companies can get away with this kind of evil behavior. Its despicable. I regret spending the last 7 years investing so much money into a heartless corporation.

    They hire vendors, get them to do jobs, DO NOT PAY THEM, and hire new vendors, and then dont pay them! Its a revolving cycle with this company. They also will not return emails, calls, voicemails, or text.
