    On December 9, 2024 this company performed an inspection at my home for a perspective buyer. The inspector broke the diverter in my shower. I had to have a plumber come out to fix it. The cost was $195.00 I am seeking reimbursement. RJ Inspections **** had no right to touch the diverter and break it. The inspector was not a licensed plumber, and my plumber said it should not have touched. I have a video to prove what the inspector did. I have a copy of the bill from my plumber. I emailed them, however they did not respond.

    For the record, the person filing this complaint is not our client. She has no contract with us or has ever paid us. This is the seller of a home that we inspected. My understanding is that our client (the potential buyer of the property) back out of the deal after the inspection. We are not sure why the buyer backed out, but it seems like the seller may be bitter that it fell through, is blaming us, and now accusing us of damaging her property. 

    Our inspector inspected the property on Dec 9th, 2024 and noted certain deficiencies that were found during the inspection as he was supposed to. One of the things that was found was that the tub spigot was loose at its attachment to the wall. This was noted and even had a video included in the report. The video showed the inspector gently pulling at the tub spigot to show that it is loose at the wall. Our recommendation was to have a plumber address the issue which may include securing it, tightening it, and/or caulking it. 

    From the receipt that this person provided, it seems as though the plumber did exactly what our recommendation was. It is interesting that the client waited 2.5 weeks since the inspection to have a plumber address the noted issue and claims that we damaged it. It seems to me that the client is not happy with our report and the client's decision to not buy the property. So 2 weeks later decided to bring in a plumber to do some repairs and is looking for us to pay for them. She sent us on Fri Dec 27th midday and then without speaking to anyone or giving us a chance to respond, reported us to the BBB.

    Her claims of us damaging the property are false. We did not damage it and simply found an area in need of potential repair.

    Dear BBB:

    For the record. I did contact RJ Inspections both via telephone and email.  They did not respond. That is why I went to the BBB. As for waiting 2 weeks for the repair, it was the Holiday and the plumber could not come to fix it until 12/27/2024. Also, my shower spigot worked fine until the inspector pulled on it. I noticed something was wrong the day after he came when I went to take a shower. As noted in the plumber's report, he stated not to pull on it, that's what caused the damage. I couldn't use the shower for two weeks. As a seller, I did not give the inspector permission to break my shower.  He was just there to inspect. Therefore, I filed the claim with the BBB. RJ Inspectors need to take responsibility for what they have done. I am a senior and widow of a disabled spouse, this is not good business practice. I have sold property in the past and those professional inspectors never damage my property. This company needs to do the right thing and be responsible for the damage done to my property. Sellers do have recourse, and I shall seek it.
