When I moved in there were repairs to be made. I moved here October 2024 it's not April 2025. Painters scrapped and filled the walls and left it this way. This goes on and on being told next week . Please read other reviews from their website. This is happening to many residents at several locations.Business Response

Applied to Allium Place Apartments on 11/4/24 and paid an application fee of $50 for two adults. I have not received any response from the resident office. When I called the property no one answers and it has almost been 3weeks since I summited my application and documents to the property website.Business Response

On December 21, 2023 I made an initial complaint to my rental office via phone call followed by emails, concerned about visible mold in my unit which waa spreading fast. It wasnt until January 2024 that the property manager began sending me emails stating things like call the emergency line, sending him emails wont fix the problem and even that hes not always available. The was a piped that was eventually serviced in the bathroom. The wall was left cut open for at least one week with a large utility fan blowing for days. I had to call the rental office to get an update on when the job will be completed including the mold. Moving forward to currently, on approximately October 2, 2024, I called back into the rental office and spoke to the property manager again, ****** ******, and I complaint about the progressive of the mold all over my unit from the incident in December also a new issue in the A/C unit closet of my unit. When the ** cuts off it sounds like a bucket or water it being poured on the floor. Ive expressed once again to Mr ****** that its not safe to be in there, now there is more mold & more progression. You can smell the foul smell before you walk into the apartment. I have two children who live with ****** have requested to move into a different unit as well. They are stopping the leaks (allegedly) but not the mold.Business Response

I am rejecting this response because: The information provided from the property manager is not accurate. I began sending emails with my concerns as proof & receipt that the concern/damages were being reported. There is not physical form to fill out for maintenance nor is there a website or any form of internet access where residents can submit requests online. In the past, the emergency line has been called and no one will show up. Mr. ****** specifically told me, via email, that emailing him wont get the issue fixed. As the property manager and no access to maintenance directly, I would think that reaching out to the property manager would actually put a move on fixing the problem. Moving forward, the pipe was fixed however it took two weeks (plus) for the wall to be replaced. After that, it was verbally reported that there was still visible mold in different areas. It appeared that it was painted over in some places and it also appeared that the job was finished. However, mold was still present and is still present today. It was stated that the two issues were unrelated and while that may be possible, Ive been a resident in this unit since 2013 and no major repair or inspections have ever been completed. I feel this could have been prevented with proper maintenance inspections. My most recent issue with mold was addressed promptly with the contractors. Unfortunately, I can not say the same for maintenance. They still have not come to complete the job by changing the filter or the insulation. The paint is brown in places, the paint is falling off the wall, the carpet is discolored & the vents near the balcony are black. I spoke to Mr. ****** about this verbally on approximately October 15th. I have expressed interest in a 3 bedroom due to my family size however, Ive inquired & accepted to be transferred to another 2 bedroom unit given the conditions of the unit Im currently in. No one should have to live in and breath mold.

I applied to this **********, tax credit community. We submitted our application on 9/21/24. 2 days later Im guessing the leasing agent or property manager Told us if we didnt submit documents that same-day by 5 PM we would have to repay for the entire application, even though it was the companys fault on the late reaching out. We have called the number for *****************, Apartments in *******, ******** up to 30 times, no response. We have reached out to property management Company, which is habitat America, no response. We did really like the community, but this process has got us a little bit worried and were just feeling like weve been ripped off because we havent had correspondence with anybody from the company or the management company since 9/25/24. At this point we would just like a full refund. Its terrible that an equal housing community takes no consideration for applicants or future applicants.Business Response

I am rejecting this response because:The property manager didnt respond once the documents were sent. They cant show proof that attempts were made to contact us regarding the documents or our application. As the community is LITIHC I feel like its unlawful to simply take the application fee and not follow up. We can show we called the office the SAME day 9/25 to confirm application and the documents emailed. or speak to someone regarding our application. No response. No response from their corporate office can show where we reached out. I will be following up on multiple ways on this as I believe this was very unprofessional and inappropriate conduct for a tax credit property operating under federal laws.
In your response Habitat America please provide owner , HR, and compliance information so that we may speak to them regarding services since this response was the best your office can generate after your property dropped the ball on our app and falsely cancelled it.

Good morning, I have been a resident at ************** and ***** for five years and everything has began to go downhill in the last two years. Due to our building changing management every 6 months it seems, it feels like my concerns constantly go unanswered but I usually power through until this most recent situation. The central air in my unit has been broken for over two months I put in work orders for repair 4/6/24 and again on 4/15/25 the air was temporarily fixed. On 5/8/24 I put in a new work order then again on 5/14/24 still no resolve then after putting my final work order in on 5/23/24 I came home to an a/c unit plugged up in my living room with no email or phone call informing me on this decision, no notification that maintenance had been in my unit, no instructions on how to use the a/c and most importantly no one from the rental office or maintenance has told me if this is a temporary or permanent solution. I initially decided to just deal with it but temperatures are rising it is early in the summer so it is only going to get hotter and the a/c supplied to me is not an acceptable substitution because it only cools my living room I pay for central air so that is what I expect to have. The entire time I have lived here my BGE bill has been less than $70 now with this unit they placed in my home by *** bill has now doubled and I am more than willing to provided statements proving this. I am writing to give notice of my rent going into escrow. The building as a whole has central air but for some reason my unit does not and instead of fixing the issue they put a band aid on it and now it is costing me.Business Response

************************* in *****, ** is managed by Habitat America and they have been without HOT WATER FOR ***** DAYS now. The community manager, ****** *****, who works in the building still has no idea of when the repair will occur. I contacted her supervisor, ****** *******, by phone at 1:49pm on 10/23/23 and sent an email at 2:21pm on 10/23/23 asking for the status of the repair and have not received an email back or call back. It is now 11:30am on 10/24/23. In addition to not receiving a response from Habitat America, there has been minimal communication with the tenants on the issue.The ************************************************ (***) has informed me that hot water is required to be repaired within ***** hours (varies by state) and it has now been ***** days. Although hot water is essential everyday of the year, it is only more essential with evening temps in the low 40s. There was an issue of miscommunication as far as my paperwork even after multiple requests to follow up. The leasing manager filed eviction proceedings with out making any changes or offer of resolution. I had no idea about the eviction because the court docket address was incorrect. I had no time to respond to what was happening or no clue what was going on until the last moment. I had no problem with paying or getting anything done. I just needed certain things to be addressed so that I knew how to move forward. Now due to someone elses lack there of to do their job I am at risk of losing my home.Business Response

My AC has been on a decline since July 2023. It officially went up 8/14/23 and I put in a work order on 8/15/23. Maintenance did come out on the 18th and told me that my TV was giving the thermostat the wrong reading, changed the filter and advised me to close the downstairs vents at night. All 3 were ineffective. A week later I sent an email explain that my house is reaching temps of ***** degrees at night. Maintenance came out again said they would call HVAC *** to come see what's going on. HVAC *** comes out and says he found the problem but a ticket needed to be put in for him to do the work. A week later 8/26 still no results, correspondence etc. I called the after hour emergency on Sunday 8/27 because now the heat is effecting my health. Maintenance told me that he would have someone out the next day and indeed he did. HVAC *** said that the compressor is bad and need to be replaced. I emailed and physical went to to the office requesting window units until ita fixed. I have neurological health conditions and can not be over stimulated/overheated or I will have a seizure. Manager said she was waiting on a response from maintenance (that was roughly at 3pm). Didn't receive any further information. It's now Tuesday August 29th and my AC is still broken. This is totally unacceptable. Also, I called the after hour emergency number again to see if they can bring me a window AC yesterday and never got a call back. Temps are expected to reach 90 degrees again in the coming days. I can not and will not live like this.Customer Answer

We value all residents and their concerns and make every effort to ensure during the hot/cold seasons our maintenance staff responds to these work orders as soon as possible. The **** system is currently under warranty and when Ms. ******* initially reported having issues, maintenance responded to troubleshoot the system but ultimately had to order a compressor which was installed by the contractor. As of August 31st the system is fully operational, and resident is satisfied with the outcome.

I live at ********************** at *******************************************************************************************.. The elevator has been out of service on and off over the past 5 years. There is only one elevator here that has been completely out of order for over a month and a half now. The manager here in my building does not know when it will be operating again with no timeframe. Ive called corporate for a week now but I get disconnected. I left multiple messages and emails with no response to corporate. We have over ************************************** this building who are confined to wheel chairs and walkers who are not able to go up or down 4 floors. We are unable to carry groceries, laundry and go to doctor appointments, etc. This is a fire hazard and must be addressed. There is no evacuation in place for disabled tenants. The *** site stated the elevator should be fixed promptly if not, then another elevator needs to be installed. Id appreciate if you can assist me with this matter. It is a health and safety concern. ********************** Apartments are fully aware of the malfunctioned elevator. We do not take this lightly and have been working directly with ************, the manufacturer, to repair it. Our team notified all residents of ********************** Apartments regarding the malfunctioned elevator on Monday, August 14th - Stating, "We are working diligently with the contractor to fix the elevator and will do our utmost to have it working as soon as possible." Management is also working daily with Habitat America Executives,including the Director of Maintenance, to ensure the necessary moving pieces proceed accurately.
Along with TK Elevators, two building inspectors arrived on August 17th to investigate the issue. Both parties came to the agreement that the cause is due to a specific part defect. Unfortunately, the required item for resolution is currently on backorder, which has caused prolonged repairs.Because it is imperative that the elevator cannot be down for a significant amount of time and needs repairs immediately, ************ advised our team that they will have their expert engineers repair the part, and plan for re-installment by the end of this month (August 2023).
If any unforeseen circumstances come and repairs are delayed, we will continue to keep residents updated.
