I submitted a bid to purchase a *** ******* county tax sale property described as a vacant lot with access going through. This attached parcel map was posted on the auction bid lot description page. My bid was placed based on the parcel map the seller provided, when i actually went by to see the actual lot, there really was NO street going through nor any access to the lot. I reached out right away to both the seller ** county tax sales and Bid4assets, request this sale to be canceled and retracted for providing the buyer misleading and inaccurate information. This parcel map provided on your auction page shows access to the lot. In reality there isn't any access at all to the lot. Neither the ** county nor the Bid4assets customer support take any responsibility for providing misleading and incorrect information. Instead the kept my initial deposit of $5035.00 I am requesting a full refund of my deposit, for Mis advertising and offering to sell a lot that provided a parcel map showing access, yet there was no access.Business Response

*** ******* County provided county assessor maps as a guide, but it is the responsibility of the buyer to do their due diligence prior to bidding including inspection. Please refer to the Seller specific Terms and Conditions that *** **** agreed to at the time of bidding:
G. CAUTION: INVESTIGATE BEFORE YOU BID The purpose of the auction is to collect the unpaid taxes and to convey the tax-defaulted property to a responsible owner…Streets shown as such on the maps offered by the *** ******* County Assessor’s Office may or may not exist, and in some cases may be future streets. The burden is on the bidder to research thoroughly, before the tax sale, any matters relevant to his or her decision to bid. Bidders should inspect the property before bidding but may NOT trespass onto private property. Tax-defaulted property is sold on an “as is” basis. The County makes no warranty, either expressed or implied, relative to usability, ground location, or property lines of the properties. The prospective purchaser must determine the exact location, desirability, and usefulness of the properties. The TTC will NOT refund any deposit applied to, purchase made toward, or any payment made on a purchase agreement for a property sold at the auction based upon a bidder’s error or failure to investigate. The County assumes no liability for any other possible liens, encumbrances, or easements, recorded or not recorded. Bidders should investigate thoroughly all properties of interest prior to bidding.
Based on the aforementioned, Bid4Assets is unable to accommodate *** ****’s request. The bid deposit has been forfeited to *** ******* County.
We appreciate your cooperation and understanding.
