I occupy a unit in the Barretts Delight Drive Complex. I moved into my unit on 3/23/23. Since being in this unit, the tenants above me have made ongoing daily excessive noise. The noise includes heavy banging and stomping on the ceiling which shakes and trembles the ceiling as it is being done. Starting 4/13/23, I filed a noise violation notice with Henderson-Webb. I made a phone call to Resident Services on 4/13/23 and have also sent four emails to the administrative office. In those emails, I included video recordings of the loud banging and stomping on dates 5/5/23 and 5/6/23 as proof of my complaint. The company has been made aware of this issue and there has not been any remediation made obviously since it is still occurring. I have PTSD and am in therapy and on medication for this mental disorder. Excessive banging is one of my triggers due to a traumatic experience. This issue interferes with my treatment and I was just hospitalized on 3/23/23 to 4/12/23 due to a stressor. I now have to deal with the irritant of my medical condition on a daily basis. These tenants need to move to a bottom floor apartment if they insist on making such loud banging noises, which violates my lease agreement guidelines. I would like for the company to issue a noise complaint and/or move these occupants from an above apartment as stated by residency laws since they are not abiding my lease agreement regulations. I notified Hendersen-**** as a tenant Tall-Oaks for 17 years never late on rent payments. I gave the required 60-day notice that I was moving via email on 2/16/22, moved from ******************************************** L 3/25/22 & paid both *************** rent. I left the keys in the after hours drop-box on 3/25/22 @ 4a at ****************** as told by ************************ I received notice on 4/26/23 from ********************, P.A. that I owe $2,913.54. Representative: My name is Jakita ******** I am currently residing in ** ***** ***** *** The way in which you conduct business is lack luster and fosters miscommunication. My experience is outlined below: December – I received a pet violation advising me to remove the pet immediately. December 12, 2023 – I submitted a notice to vacate as well as a request to add a pet to the lease. December – Rcvd confirmation that the lease would not be extended beyond March 31, 2023. March 27, 2023 – Submitted a request to extend lease to March 31, 2024. March 28, 2023 – Spoke with resident services about lease extension request was advised to complete a pet packet and remove the pet from home. March 29, 2023 – Completed pet packet was told to pay fee once approved and a new lease would be signed then. Made arrangements for pet to be housed until addendum signed. March 31, 2023 – Paid nonrefundable pet fee of $250. Asked about new lease. Ashley (floater) new nothing about it and decided to reach out to her manager. Went home to continue to pack as this was the last day on my current lease. Received a call at 5:04PM from Ashley informing me that her manager has approved a new lease for me to sign as long as I sign it by Sunday, April 1, 2023. April 1, 2023 Signed new lease and pet addendum. Assumed everything was fine. Stopped packing. April 4, 2023 Contacted resident serves spoke with Rita who informed me that the new lease would not be honored due to housekeeping violations so the notice dated December 12, 2022, would stand. Advised to leave on or before April 14, 2023. April 5, 2023 Charged $1325.00 rent for the month of April.Initial Complaint

I recently rescinded my contract agreement with Hendersen Webb *** and they still haven't returned my money from the rescission. It has been well over 20 days and they are still soliciting for a debt that I am not liable for. The rescission was done on February 21st 2023 and I have proof.Initial Complaint

I received a letter in September stating Hendersen Webb was not renewing my lease for the following year 1/31/2023 I had to vacate property which I did. I became a resident at Windmill Chase at Loveton Farms in May of 2022. From the first day, there had been problems with the residents below me. They had 2 small children (under 4 yrs old) who were allowed to run back and forth through the apartment endlessly, until 11:00 pm every day, while also frequently screaming at the top of their lungs. My floor (top floor apt) was constantly vibrating, as if on top of a subway. Management was notified on numerous occasions via email, the only method allowed by Henderson****** When attempting to contact "Resident Services" via telephone, residents are then told that they must submit their complaint via email and "Upper Management" would get in touch eventually. That situation was only settled when the residents vacated 5 months later, presumably at the expiration of their lease. Then, beginning the following month, the smell of marijuana began to invade my unit on a daily basis, in a supposedly non-smoking community. Management was again notified, responses took 2 weeks. It took an additional 2 months for this issue to be resolved. Now, as my lease was expiring at the end of April and I had received nothing via US mail or email regarding the process, I inquired at my leasing office on February 15th as to when I might receive information. A full 2 1/2 months prior to expiration. Only at that point was I told that notices had been sent out in mid-January and needed to be responded to by Feb. 9th. I had apparently missed this deadline by 1 week! And I had no intention of renewing this lease. At the recommendation of the leasing agent, I followed the usual processes by putting a request in via email to be given consideration in this matter. The response 2 weeks later, received via US mail on March 2nd: Too bad. Your lease automatically renewed. You'll have to "Buy Out" the lease with an additional 2 months of rent. No consideration. I sent in a request to terminate my lease because the community is no longer safe for me and my children. There have been 2 shootings and drug trafficking. I am a single parent that fleed domestic violence and was diagnosed with PTSD. Being awakened by gun shots has been triggering and traumatic. *********-Webb sent me a letter stating that I will be responsible for the lease until they re-rent the unit. This is not what I was told and I didn't agree to this. There is no way that I can pay rent in two places. I have 2 young children and I am a teacher. The money I make currently barely covers all of our expenses. I just want this nightmare to end. I have done everything in my power to resolve this issue except hire an attorney which I can't afford one. I have been told someone would call me back 3 times and no one has. We moved into our unit and August. Despite being told that it was move in ready and it has needed a number of repairs that are still not complete. We even reported finding mice, and haven't received a response from property management. Thank goodness we have cats! We kept putting in request for the same things to be fixed over and over again to find out property management lost OUR KEY!! They lost their key to our unit. I had to take off work to accommodate them. So, I stayed home today, 11/11. I let property management know I was home and instead of them making a copy of MY key, we would feel much safe & prefer them to change the locks since the property management lost our key. They said sure thing for 50 bucks! We always pay our rent early. We paid a deposit which who even knows what for at this point. We do not have condiment bars in our refrigerator. The garbage disposal doesn't work and the sink is always backed up with water. Our windows don't lock. My bedroom is two different colors. We have an 2 outlet not working. The community washer can not run the same time as the dryer, otherwise they shut off. Now they want us to pay 50 bucks to change the locks after they mishandling the key to our unit. I live in the Hartland Run apartments ran by Henderson-Webb. I've been here for three years and nothing has been fixed. I called about my dishwasher that was broken as well as my stove vent fan not sealed which caused so much black mold in my cabinets. They took my cabinet doors and taped my vent up but never gave me my doors back and after complaining I finally got a different set. I have had mold issues in my air duct vents. Our washing machine was left overflowed and after calling emergency maintenance they had an attitude and said it wasn't an emergency so it says like that for 2 months. They raised my rent but ruined my kitchen floor while ripping out my dishwasher. They left me without water or a dishwasher and trash all over my kitchen for a week. Left an air dehumidifier and didn't come back for a week. You call and ask for assistance and they never come. Ive had a bug issue they refuse to fix correctly. They messed up my carpet with old water. My a/c unit blows out room temperature air. My bathroom vent broke three times already, and when I first moved in there was old stove knobs in my garbage disposal I had to dig out and I'm supposed to keep paying rent here when now my health is in jeopardy because of my asthma issues and the terrible ventilation in here. Not to mention there's a huge hole in my wall behind the water heater and my electrical wiring isn't grounded so my lights are risking a fire. This is a terrible place to live and I regret spending money here. Someone was also ***** in the apartment next door and no one was made aware and we all have kids. The cops put a huge packet on the door to the outside for everyone to see and that's how we found out since we all got pulled out of our apartments by swat over that. I am a "tenant" of property owned by Hendersen-webb. The property is located in Glen Burnie, MD called The forest Apartments located at *** Mountain Ridge Court. I was in the pre-moving stage where I was deep cleaning the apartment before moving into it. I have pictures of this apartment not only having issues that the needs attention such as hole in the wall, the water ran black and carpet not placed and secured. To top that all off there is a bed bug infestation. I reached out to the leasing office on the 5th of August which was also my move in day to inform them, I was told I would be contacted by management ten days later no call or Email. I reached out again with more pictures of multiple bed bugs crawling on the walls and this time I sat and watched as the leasing agent attempted to call the Director which would be her supervisor and the director did not answer so a voicemail was left, this was on the 15th of August. I have stopped moving in and moved my stuff back into storage until these issues are resolved or I am refunded Fully the money I put towards moving. This isn't a livable apartment and I feel like the office isn't attempting to work with me and resolving this. Attached are photos showing bed bugs on multiple occasions and different walls. I've counted 5 Monday.
