    We contracted with Steve B****** to build a sunroom, covered deck and garage below the sunroom. He subcontracted with **** ******** in Kingsville to pour the concrete floor. It rained within 2 days and we discovered large pools of water on the floor up against our foundation. Steve B****** said "This isn't a problem. Once there's a roof over it you won't get water in here." He implied we were unreasonable to expect the floor to be jackhammered out and repoured "just for a poor finish. It's just a garage." We had a few other issues that were never resolved. Steve never requested a final building inspection. We consulted with the Harford County Building Inspector to seek guidance on a different issue. During that meeting, 10-4-2023 we were informed our project FAILS FINAL INSPECTION. According to the Building Code: Any garage floor attached to a dwelling must have slope toward the exit door to facilitate liquid to drain. The inspector elaborated, "If you have fuel leak out of your vehicle it must drain toward the exit door and NOT back toward your home. This is a serious fire hazard." Steve B****** is required to build according to code. Instead of doing the honorable thing and fixing this issue, he hired a lawyer to avoid liability. Our claim was declined through MHIC because of the time frame. The poor workmanship is indefensible. All Steve had to do was hold the concrete contractor accountable and insist it is repoured and corrected according to code. We are now facing $10,000 in cost to resolve this deficiency. The walls were framed, finished and painted. All of that work has been ripped out to repour the floor, then reinstalled. We trusted Steve B****** and were confident he would ensure this job was done correctly. His son shared how honorable they are and that "if there's ever a problem, we'll fix it." Unfortunately our experience has been to the contrary.
