    Horrible place to rent from. As you can tell by their responses to the other reviews they take 0 accountability for their awful properties. All you have to do is look at their reviews on Google and you get the same complaints. Roach infestation, black mold and outlets that were a safety hazard are just a few of the issues that I dealt with. It's no coincidence that a lot of the reviews are the same complaints but according to VP apparently VP aren't responsible. 0 accountability from these people. Fix you properties and stop blaming the tenants

    Valleys been alright to me. My building is taken care of and any issue was handled quickly and professional by Gabrielle. I'm sure these people leaving bad reviews are probably terrible tenants. My neighbors are cool and I have no bugs or roaches. Rents a little high but I have parking and a clean place and they leave me alone so it's all good so far. Been here 4 months now. You get what you pay for also. They have cheap properties and they have ones a little more expensive, def get one of the more expensive ones to avoid problems. Valleys alright so far ????

    I am not surprised they are not BBB accredited. They are slum lords who prey on the low income, disabled, elderly and the vulnerable. They definitely need to be reported to someone who is bigger than Washington county as they are all "friends" of Valley Properties including judges, lawyers and county inspectors. Its sad that they are so heartless but they will have to answer to something bigger than anyone one this earth one day. I don't see how they even sleep at night.

    Terrible! If I could give zero stars I would! They have the justice system in the palm of their hands so don’t try to sue! The photos and videos I have is enough to get any company shut down but they never will be unless taken to higher courts. DO NOT rent here you will immediately regret! Roaches, mold, roof collapse, nasty carpets. My son developed health issues because of living in a property from valley properties! If you want to sue make sure you hire a PI. They need to be taken down immediately!

    Customer has rented from VP from 2015-2023 at 2 different locations. In each case, she chose to stay considerably longer than the one-year lease. VP works to correct issues as they arise. In this case damages were caused by tenants' pet (s) and this was proven in court.

    Like any other company Valley properties is in business to make a profit. But this can only be achieved if tenants are respecting their least obligations from the time in which they sign it until the day it expires.Howevet ..if the terms of agreement is deliberate and wilfully disregarded it will lead to the landlord taking some course of retaliatory action against current and future tenant's in an effort to compensate for any destruction to their property.such as police raids pest infestation which can be attributed to poor sanitary conditions of .apt dwelling which attract roaches and rodents , ,burn marks in the carpet or bare surfaces within the rental unit.Just to name a few. It cost landlords a lot of money to repair damages caused by tenants ; It cost money to hire a pest controller to eliminate the roach and rodent colonies caused by open and improperly disposed food .it cost money to evict tenants ! It cost money to haul junk tenants leave behind after they vacate property belonging to rental agencies So you people who expressed your displeasure with Valley Properties and who my liner notes will bring not only comfort but understanding about landlords Lastly..I have been living in a property owned by Valley for morethan 2!years and because of the bad quality tenants and not Valley I will be looking for another place to live ******* * ********

    I moved in Aug 2013 and and moved out in 2019 in 2014 my Fiance got up to go to work and woke me up and said hey the bathroom is flooded so I got up called Mark the Maintenance guy he came out after a while don't remember when they finally fixed the Ceiling but it was a while anyway I cleaned the bathroom. In the room I was in now my boys room I cleaned and their bathroom. some major work had to be done to the boys room and bathroom when I moved out other than that apartment was cleaned other have moved in a lil after we moved out it is now 2023 and they send pictures of stuff that's not mine saying I owe them they are the worst people to rent from and say I owe them rent for July 2019 I moved out June 14th 2019 and never looked back

    This property was left in deplorable condition and was "unrentable", when they moved out. It's important to note that after evidence was presented in court, that a judgment was entered in favor of VP.
