    FAKE scam checks have been sent to every home owner in my zip code by a person calling themself Joshua H****, This scammer does not list any type of business name and the address listed on his fraudulent solicitation is a virtual office. i contacted the phone number listed to get my info removed from their databases. the person answering the phone said the business is called Impact Home Team and they could not help me. this person/company is sending blue fake checks (for over $100,000) to everyone in attempt to try and deceive people. please make this stop!

    *Please note we have never done business with the person who posted this complaint. All positive remarks listed here are from folks who we have actually done business with.*


    Like most other successful businesses, our company pays for marketing services. In our case it is to buy more houses form someone who wants to sell them.

    This is clearly not a scam, as you can call the phone number and ask about the business, and ask to be removed from future mailings (which you have been upon checking).
    Additionally- the mailer says "I am ready to turn this into a LIVE CHECK for your property at _______". It does not pretend to be a real check, and is not a scam. 

    There is no deception either, as many Dundalk residents have responded favorably to our straight forward approach. They have called, we have honored our offer, and subsequently bought their house. 

    Many people prefer to sell their house in private, without a realtor or people walking through their house constantly. For those people, we are perfect for what they need. 

    Our businesss has an outstanding reputation and reviews, and that is because we are do honest business. 

    The FTC notes that 1,100 people call them per day to complain about *** **** *** ****** coupons. 1100 people are mad about getting coupons in the mail. This is nothing more than a different version of that same complaint.

    This business is highly fraudulent because it doesn't even list the actual business name!  It hides behind some guy's name and nothing else.

    Also, and most importantly, there is no way for a person to OPT OUT of all these.  I have five more family members who do not want these fake checks to be sent to them, or any other solicitations.  no one signed up for this crap and no one wants it.

    also, the example of  *** **** *** ****** is also bogus because those stores went out of business a long time ago and those coupons haven't been mailed to people in years.  plus, those coupons were REAL and could actually be used by people.  the coupons didn't try to deceive people with fake checks.

    the impact home team is disgusting in the way it scams senior citizens or poorly educated people who can't tell it's only a scam.

    We used The Impact Home Team company in Towson Md September of this year, was upfront about damages to house but was asked to reduce their offer price of $124,862 by $25,000 first due to termite damage which we told them there was. We finally split that amount but their motto is no money, no repairs. Lack of communication and the gentleman that was helping me told me to put stucco damage porch in the latent defect space on contract in which the owner tried to say I lied. I told him this is what I was told to put and that I have the messages to prove this. I feel taken advantage of and very misled. They kept telling me that they had someone that could get me a loan with my credit score at that time. I had explained to them that I had just paid off Bill's and that my score wouldn't go up by the time they wanted. Kept saying no worries and asking me why was saying that Couldn't get me a loan. So with th reduction of sale price and the misleading on the loan myself and my husband had to move into a mobile home and now i have to pay more a month than i told them from the beginning i could afford. With that being said, ******** unfortunately fell into a terrible position and tried to pass that onto us. When she bought this house a year ago, her realtor never disclosed that the house had terrible termite damage among other latent defects. Terrible situation that wasn't her fault and no homeowner should have to go through. But....she tried to knowingly pass that situation on to us without telling us the house had termites. Our inspector found them and we spoke openly about the situation with her. We told her we would not be able to move forward with her, but she insisted. I told her I would not do business with anyone that would not have a 5 star experience with us. She agreed that it was not our fault and she would leave a great review. We agreed to a new price (at which we would pay for HALF of the damages!!!), and she agreed that if we went forward she would have positive things to say about us. Totally disappointed that we helped to clean up her mess and she wants to blame us. We were 100% upfront with ******** throughout the process and helped them escape their nightmare situation. Again, ******** 100% wanted to move forward with the sale AFTER we discussed the termite damage and price reduction. "Lets move forward and get it over with" she kept saying. Before us, several buyers walked away from the sale, but she begged us to help. So we did. We are helpers for those homeowners in need, and will always be honest about whether we can help or not. This response is totally false, we were totally upfront with this company from he beginning. As for notifying me about what their control found I was notified by text or email by the person handling the settlement part if this transaction. In this email was a worksheet from their contractor showing the information which I was never notified about prior to receiving this. I never once said I would give a excellent review for this company. I never begged them to get me out of that house and to their response that I was all for going forward with the price drop, no I was not eager or happy at all. I basically was told nothing else I could do, I had a deadline coming up on September 19, 2022 to have everything finalized. I already prior to receiving this worksheet and price reduction on contracted sales price I had already had movers scheduled, put down payment on the new place which I was basically forced to move into because of the previous promises that they could not follow through with. So what was I really suppose to do. On top of all this I was taking my disabled husband to dialysis 3 times a week and to Baltimore for needles in his eye. Also as for other buyers walking away, not sure who they are referring to, I had spoken with two other companies in reference to them buying that residence but decided to go with Impact Home Team because for one the offer was more, and from speaking with Vince at the residence and what their advertisements showed I felt they were going to be the best company. Once again I feel the advertisements and them saying in person " no money need, no repairs to seller " are fictitious. I feel they get you hooked with this and then can do what they want. Not once did they offer to cancel contract during the price reduction conversations. Basically they made it sound like the only solution. I believe I stilldo have the messages with the worksheet, please feel free to ask for them if needed. Thank you your your time. The file included was an accident, couldn't remove
