      My contract was signed with DAN RYAN BUILDER for a newly constructed home in the ******** at ********** Townhomes in Upper Marlboro, MD in Oct. 2020, in order to secure my home I paid a $10,000 deposit. After close to three years of construction delays no one who paid deposits still has taken delivery of their home and has not been to closing and most of the houses have not been constructed. My realtor has been in contact with the DRB representative but there has not been any dates given for the completion of my home.

      The delays experienced in this subdivision are outside the control of DRB Homes.  DRB Homes has consistently communicated with the homebuyer and/or their agent over the course of said delays.  As a gesture of good faith, DRB Homes offered the homebuyer the option of terminating their purchase contract and receiving a refund of their deposit, which they declined.

      We purchased a new build from Dan Ryan Builders (DRB) in Nov/Dec timeframe. We recently went to install backsplash and discovered intensive mold behind our cabinets. After tearing out cabinets, countertop, and drywall, we realized DRB had screwed into the main water drainage pipe when installing the cabinets. This has caused a slow leak over the last 2.5 years which resulted in black mold. Damages cost us over $5,000 and potential health issues which resulted in my son getting administered a nebulizer. DRB is failing to take ownership of this negligence. When purchasing a "luxury" new build, I do not expect this type of negligence.

      I purchased a home from DRB. The home was brand new I am the first home owner. I was told my the staff to include salesman, project manager, and assistance project manager that I have the option of adding a shower to my half bathroom located in the basement. I could either do this project with them or do it with a private contractor. I was told all of the plumbing was already pre installed if I were to ever change my mind. I hired a private contractor to begin the work of installing the shower in my half bath. During the process it was discovered that the plumbing was never installed for the shower or drainage. When I contacted the project manager I was told they made a mistake and they are not sure what happened. It seems as if they were not truly expecting me to have this add on installed, therefore they did not complete all of the work as promised. Now I am out of a contractor, I am still in the middle of demolition that cannot be completed without the plumbing, and virtually have a bathroom that cannot be used.

      This matter has been resolved with the homeowner, and the homeowner sent the following e-mail to a representative of DRB Homes:

      "Good afternoon ***********,

      I want to begin by thanking you for assisting me with my issues about the drainage in the bathroom. Someone came out today and checked things over and managed to find the drainage. They just had to dig a little deeper than what my contractors were. I would like to extend my sincerest apology for the trouble I caused. I am honestly quite embarrassed and feel as if I have overreacted by blaming DRB for faulty practice and construction. Please take this E-mail as my written apology."

      We are extremely dissatisfied with our experience purchasing a new home from your Dan Ryan. We purchased our home on October 29th, 2022, and it came with a 1-year builder warranty. We submitted a list of issues to the builder warranty prior to the 1-year anniversary, which was an extensive list that included issues from the initial handover that were poorly handled. One of the major issues on the list was the creaking floors, which have been poorly remedied considering the years of experience Tim stated the contractors have. The builder scheduled a flooring technician to come and assess the floors after the warranty had expired on November 16th, 2022. However, this person identified that they could not do anything about the creaking floors as it was a subfloor issue and that they had to contact their office about it. When I recently contacted the builder regarding this issue, I was told that they have no information regarding any further issues with the floors or any flooring technician being sent to my home in November. Additionally, they stated that they have a signed document from October saying that all repairs had been completed, which is simply not true. Furthermore, we discovered that the gas line was never connected to the fireplace, which could have been fatal when the valve was opened in the basement. The builder has provided substandard repairs and even put nails in laminate flooring after stating that it's something they do not and would not do. To date, we have never seen the certificate that confirms that the house passed all inspections. It is unacceptable that the builder has ignored our report of the flooring issue prior to the expiration of our 1-year warranty. I demand that this issue be resolved immediately, and that the builder take responsibility for their shoddy workmanship.

      DRB Homes has previously performed several mutually agreed upon repairs and has otherwise determined that certain of the homeowner's concerns do not exceed the tolerances prescribed by the homeowner's limited warranty agreement and/or are not otherwise warrantable.

      I am rejecting this response because: Builder, according to their own document admission only performed mere evaluation on the issue stated. They also ignored further outreach to resolve the issues. Why offer a warranty and not fix the issues?

      I've sent multiple emails to DRB GROUP's warranty department. Emails were sent 12/6/22, 12/14/22, 1/30/23, and 2/13/23.. All of my emails have been ignored.. All of the floors in my homes have major buldging in them. The Vinyl one both side of my home on the outside is buldging up really bad. Nothing is being done. My home has issue with the foundation and no one is trying to fix it,, I called Aqua Graud and I was informed my home has foundation issues, and it doesnt have enough floor joist to support the home. I was giving a bill for 15,000 to repair the issue. I'm still under warranty and shouldn't be having so many issues.

      I closed November 2022 and my construction manager stated he would repair any outstanding things on the home from my inspection report & from the provided list at closing. My real estate agent got this in writing. These things have yet to be attended to. It took 2 months for someone to even respond to inquiries, stating the construction manager moved to another property. So he left for another development and didn’t follow through with his promises after closing. I’ve filed multiple warranty tickets that have yet to receive a response. My front door lock does not open by code entry and does not lock on the door panel. My upstairs laundry room washer drain was placed on the dryer side. The plumber came to move the drain plumbing, removed my LVP to do so. I had an appointment for the floor guys to repair my floor and move my washer/dryer back to my laundry room. Nobody showed up for the appointment and never followed up. I sent an email and text messages, with no response. I missed work for these repairs. No communication and no apology. I have a brand new washer and dryer sitting in the hallway of my home, a half done floor in my laundry room and no idea of when I’ll be able to do laundry in my own home. Still awaiting cabinet repairs and shower tile repairs from November 2022. No date has been set for these things to be completed. My caulk in the kitchen is nonexistent. Door knobs have fallen off. Outlets weren’t working in the kitchen, however the electrician never showed up. Luckily it was due to a switch not being flipped on the breaker so I didn’t need them anyway. I just want communication regarding my home repairs and for people to actually show up for appointments that are set. Bad customer service.

      Contracted to build two rental properties in Clemson, SC. Selected identical floor plans. Closed on 30 Jan 2023. Significant issues were identified at in-person walkthrough on 4 January 2023 by buyer. Due to terrible condition of homes, buy hired 3rd party inspector for final walkthrough at end of January. Inspector identified water heater exhaust out of code (exhaust placed near window). They builder moved the pipe to the center of the garage without consulting the buyer for placement. At closing, buyer identified the pipe placement as a flaw that needed to be adjusted—the home aesthetics were damaged and value of home decreased. DRB now refuses to negotiate a fix. NOTE: DRB has also closed with other buyers in the neighborhood on homes with the out of code exhaust without knowledge to the buyers.

      DRB Homes previously explained to the homeowner that the water heater vent stack could not be moved to an alternate location from where it was ultimately installed.  The water heater vent stack's current location in no way decreases the value of the homeowner's residence or otherwise "damages" the aesthetics of the homeowner's residence.

      My husband and I was attempting to purchase a home (townhouse), through DRB Home Group for the community ********* located in Charles Town, West Virginia. We signed into a contract, my husband and I, on the agreement being we would obtain a ** Home Loan. We were unable to obtain a ** Home loan and can not afford an *** Home Loan due to high interest rates and other life factors. We notified the mortgage company, ***** *****, and in particular, ******* ******** Private Mortgage Banker NMLSR ID *******, who is handling our loan process, that we would not qualify for the ** Home Loan after many attempts to obtain a Certificate of Eligibility, even through congressional inquiry via our local congressman's office. Once we notified *******, we asked to issue a denial letter for the ** Home Loan to the builder and when sending, to please Carbon Copy (CC) us on all emails regarding our loan process. He spoke proceeded to send an email that we were not CC'ed on to the builder point-of-contact, Stephanie H*** of DRB Group, stating that I notified him that we would not qualify for the home loan but "did not" want to attempt *** financing, which was untrue. We just knew that we could not afford it. After asking Stephen numerous times to ensure we are made aware of/ provided copies or CC'ed on all correspondence, he continued speaking with Stephanie behind our backs about ensuring our loan would not be cancelled so we would have to proceed with purchasing a home we cannot afford the monthly mortgage on. The builder has noted they will need a denial letter for two forms of financing, which we are currently trying to obtain. However ******* ******** and Stephanie H*** have had untrustful, dishonest, and unethical correspondence of attempting to force us to proceed purchasing a home we don't want nor can afford the mortgage interest rate/APR. We paid an Earnest Money Deposit of $5,000 and want our money back and this builder has people forcing us to buy a home we can't afford.

      On 2/2/2022, I purchased a house with DRB. We had a 1 year warranty that covered everything. Our major problem is the upstairs floor. It is uneven and has dips. DRB came and fixed a portion of the floor, but refused to fix the unevenness in my jack and Jill bathroom and behind the door in the master bedroom. I have a bookcase against the wall that leans back because of the unevenness. Two weeks ago I broke my toe trying to use the restroom going into that bathroom and catching the dip. Again, DRB fixed the spot that was the most severe. It was worse than they thought when they pulled the carpet back it failed the 3/4 test. If they pulled the entire carpet up I am sure the entire floor would have needed to be fixed by the framer. But they refused. I want the framer to come back in, pull up the carpet upstairs and even put my floor so there wont be any other injuries to me or my family.

      I went through with building a home with Dan Ryan Builders last year in July. Everything was going well until recently when I took a major pay cut. With me taking the pay cut the home is currently unaffordable. I was originally approved for the loan through one of their preferred lenders. Near the closing date I had to get another approval from them because the first credit approval expired. Upon them reviewing my credit file and recent paystubs I was denied the loan due to funds. Dan Ryan is telling me they will not give my deposit of 10k back because I defaulted on the loan. I am just trying to get my deposit ack and move on from the home. Please help. Thank you!

      The homebuyer was advised that he had defaulted under several provisions of his purchase agreement with DRB Homes, notwithstanding the homebuyer's alleged change in financial circumstances (which in any event did not entitle the homebuyer to terminate said purchase agreement or receive a refund of his earnest money deposit), and DRB Homes was entitled to terminate said purchase agreement retain the homebuyer's earnest money deposit.
