      We bought this house (builder spec home), closing on 7/27/2023. We have had several problems: shower not draining, kitchen sink leak causing damage to the under cabinet floor and island wall. These have been addressed. The building supervisor took the lock plate off the the door jamb because the door would not lock, stating that he would be back the next day to replace it. That was about 6 weeks ago and he still has not come to fix this. Also, when we did the walk through, I mentioned that the top of the tub was dirty and looked terrible but that I could clean it. When I tried to clean it I realized it wasn't dirt, but all scratches. I have asked numerous times to have this repaired and am now being told that if it wasn't written in the closing documents I'm on my own. This was brought to the attention of all of the many people that I have been told to talk to yet no one will make good on this. This is the worst builder I have ever dealt with and am very regretful that I didn't look at reviews from previous DRB home buyers!

      The homebuyer's lock concerns were previously addressed. No complaints of "tub scratches" were made by the homebuyer until 2023, well after any applicable warranty period with respect to the tub had expired.  Accordingly, no further action is required by DRB Homes with respect to same.

      Pre Closing Inspection date 6/16/2022 by Longstone Inspections Closed on the home on 6/28/2022 One year Inspection date 6/13/2023 By Lonstone Inspections We had our final inspection before closing and we were assured by the contractor that it would be resolved before we moved in and when it didn’t he told us to reach out to the warranty dept. because all of this was under warranty and he didn’t have time to fix them as promised. Some items that needed to get completed were finished after alot of back and forth. The items that should have gotten repaired were not and we were given the run around for quite some time. We have been handed over to multiple departments and still haven’t had a resolution. Items that needed to be addressed : 1) Missing kickout flashing on the roof 2) Caulk Missing at various locations 3) Porch ceiling sagging 4) Squeaks and poops in flooring 5) sealing the doors according to manufacture reccomendations 6) Trusses are damaged at the load bearing point ( we were provided with a generic engineer letter when the damaged wasn’t accessed to see if that generic letter applied to our damage trusses) 7) Roof damage due to construction scaffolding etc. All these items were warrantable and they have given us multiple reasons as to why they wont fix it. One of which was the inspection wasnt done before closing which is a lie because we sent them the dated inspection. We reminded them that we even scheduled the inspection before our final walk through with the contracter and they just stopped replying to our emails and phone calls. We also sent them our one year inspection report that shows these items were indeed not repaired. Multiple people in the community are having the same issues and they still havent had their repairs. We are so dissapointed that we have been treated like this as first time homeowners. We want these items repaired so we can finally put this behind us.

      We purchased a home from Dan Ryan Builders. At the time of the final inspection, the home was not ready to deliver. There were many workmanship issues but they were adamant on closing before the end of the quarter. I'm assuming to boost their sales on the books. When we brought up the issues, they promised us that we would just need to create tickets for them and they would be handled. At the final walk thru, the kitchen countertop was damaged. We were told they would be fixed. We had to constantly reach out about the items as they were not proactive at all. Countless emails and phone calls. They sent representatives to the home and acknowledged that the countertop was defective. They sent the owner of  the countertop company that installed them and he too confirmed that it was defective. After months of going back and forth, they are now saying the damage took place after closing and it is not covered by their warranty department. We were lied to and tricked into signing off on the final inspection report. Now, we have a damaged countertop since day one that we were told would get fixed and they are not taking any responsibility. I have a copy of the email chain where they approved it and now, they are reversing course. It looks like it is a recurring theme with this builder by reading other consumer complaints.

      In no way was the homeowners home not ready to deliver at the time of settlement.  That certain minor items,which in no way affect the habitability of the home, may have required attention prior to (or following closing) is inapposite to the homeowners concerns.  DRB Homes did not promise to replace the homeowners kitchen countertops, and the e-mail chain referred to by the homeowner does not show any agreement by DRB Homes to replace the homeowners kitchen countertops. DRB Homes solely indicated to the homeowner that DRB Homes would buff/clean the homeowners kitchen countertops (which was previously completed).  As previously detailed to the homeowner, the homeowners concerns are not warrantable, and no further action is required of DRB Homes at this time.

      I apologize for the delay. The house being habitable was never in question. We purchased new construction. At the very minimum, the house should be habitable. What this complaint is about is that Dan Ryan lied to us numerous time. We were misled into signing off on the final inspection being promised that the items were going to be taken care of by opening tickets. We were told not to worry about it and that it was normal. This was a lie to us as the consumer and they did not deliver. If we want to get technical, the house was not ready as per the purchase agreement. For example, the house had the wrong windows installed on the second and third floor. The bottom bathroom did not have the vanity installed and a basic sink was installed just so it can pass the inspection. We have communication evidence of this. Please reopen this case and relay this response to the builder. Thank you.

      Over the last two (2) years I've been waiting for the home builder to correct an issue inside of our master bathroom suite. They have sent entities out to fix the issue, they have identified the issue in their emails (I have copies) but they have not fixed the issue. I first alerted them to this issue in November 2021. They first tried to say the door of the shower was wrong, the shower door installers came out and said no. They then came out and replasterd and repainted but they never fixed the leak, the leak came back. Then they came back and did it again the same fix, the same issue happened. Then they came and put silicone in the shower door and guess what, the leak came back again. They are not fixing the original issue and the issue just keeps coming back. Now they are not returning our calls and emails. We now have black mold in our shower. And they are trying not fix an issue that started before our warranty ran out. What is happening: When we take a shower the water is pooling behind the wall and the wall is getting wet at the corner of the shower, the shower door, and now there is black mold growing in our shower. The Builder's Warranty Center has not answered our emails since July 2023. They wrote in their last email that they didn't know what was going on, then their project manager wrote back in the email that I have a copy of that the shower pan in our shower is misaligned and/or too small for the shower base, needs to be replaced with the appropriate size and the wall needs to be retiled, baseboards replaced and wall replastered. This is unacceptable at this point as long as we have been waiting. We have been working or were hearing from ******************* but she has not responded since July 2023.We are requesting that they complete the job, replace the shower base, retile the wall, replace the molded grout, replace the molded wood behind the wall, replace the baseboards and respackle/replaster the walls.

      I purchased my home 1 Oct 2021 the roof us now leaking in less then two years. I call warranty line they tell me roof leaks are not a emergency. The water is coming the house iny master bedroom they house 3 storys so its not like go up there to put something to stop the leak. One if this now leaking in to my house it has been leaking for while to completely come through the wood. Which can cause mold which could cause harm to my wife who has asthma however is my a emergency for this company. This poor workmanship and shows a lack of consideration for people homes that we paid a high price for. It also can be danger for my family if my ceiling falls in.

      I had to pay to get fix when it was because of the poor work that DAN Ryan Builders employees did. Failed to seal a pipe properly on roof now I have replace dry wall and pay for another roofing company fix your contracted companys poor work.  I will leaving yelp review on DRB to let people know thst the companies that work do bad work and make sure make you check everything multiples times.

      With construction of a new home, *************** used some sort of foam insulation to surround the exterior foundation. Due to lawn service the foam has chipped away looking horrible. I have contacted DRB multiple times via email requesting the name of the insulation they use so I can repair/replace it but they have ignored all communication

      We were looking for a home in the **************, ** area. ***************/DRB Group/DRB Homes was offering townhomes for sale. At the time, they were advertising that the homes would be delivered by mid-May 2023. When we went into the office, we let the sales person know the sale had to be complete no later than mid-June. She confirmed the mid-May delivery date for the town home we were interested in. She also stated they were on schedule to complete the home by that date. She made additional promises along these lines, confirming our timeline to complete the sale and assuring us that the home would be delivered on that time line. Based solely on her assurances, we signed the contract with DRB Homes/DRB Group/ Dan Ryan Builders. More than a month later, we were informed that the company decided to change the delivery date from mid-May to end of July - at the earliest. Because of their unilateral change, we had a $30,000 loss. When we questioned the delay, they said they had 2 years to complete the contract, and they could change the delivery date to whatever date they wanted without consulting or informing us before hand, They were willing to let us of out of the contract, but multiple executives stated they had no responsibility - moral or otherwise, for unilaterally changing their delivery date, Since that time, we have approached them with multiple offers to resolve the situation - all of which were summarily rejected by Dan Ryan/DRB Homes/DRB Group. Since that date, we have also discovered that they lied to all people in our row of town homes regarding the delivery date causing the other home owners additional costs and expenses as well. Their position continues to be they can lie, but we have to buy. We want them to live up to their contract and make this right by compensating us for our losses caused by their lies and misleading actions. Unfortunately, we are not the first families in the DC area to be misled by this firm. Others should BEWARE of Dan Ryan/DRB Homes.

      DRB Homes denies that it provided a firm completion or delivery date for the home that the homebuyer contracted to purchase, and, in any event, as the homebuyer’s contract specifically states, any estimated completion or delivery date provided by its sales representatives is not binding upon DRB Homes.  DRB Homes has attempted to negotiate a resolution of the homebuyer’s concerns; however, the parties have been unable to come to an agreement, and the homebuyer has initiated alternative dispute resolution procedures.  As such, this complaint before the BBB is duplicative of said procedures and should be closed in favor of the parties' pursuit of said procedures.

      My contract was signed with DAN RYAN BUILDER for a newly constructed home in the ******** at ********** Townhomes in Upper Marlboro, MD in Oct. 2020, in order to secure my home I paid a $10,000 deposit. After close to three years of construction delays no one who paid deposits still has taken delivery of their home and has not been to closing and most of the houses have not been constructed. My realtor has been in contact with the DRB representative but there has not been any dates given for the completion of my home.

      The delays experienced in this subdivision are outside the control of DRB Homes.  DRB Homes has consistently communicated with the homebuyer and/or their agent over the course of said delays.  As a gesture of good faith, DRB Homes offered the homebuyer the option of terminating their purchase contract and receiving a refund of their deposit, which they declined.

      We purchased a new build from Dan Ryan Builders (DRB) in Nov/Dec timeframe. We recently went to install backsplash and discovered intensive mold behind our cabinets. After tearing out cabinets, countertop, and drywall, we realized DRB had screwed into the main water drainage pipe when installing the cabinets. This has caused a slow leak over the last 2.5 years which resulted in black mold. Damages cost us over $5,000 and potential health issues which resulted in my son getting administered a nebulizer. DRB is failing to take ownership of this negligence. When purchasing a "luxury" new build, I do not expect this type of negligence.

      I purchased a home from DRB. The home was brand new I am the first home owner. I was told my the staff to include salesman, project manager, and assistance project manager that I have the option of adding a shower to my half bathroom located in the basement. I could either do this project with them or do it with a private contractor. I was told all of the plumbing was already pre installed if I were to ever change my mind. I hired a private contractor to begin the work of installing the shower in my half bath. During the process it was discovered that the plumbing was never installed for the shower or drainage. When I contacted the project manager I was told they made a mistake and they are not sure what happened. It seems as if they were not truly expecting me to have this add on installed, therefore they did not complete all of the work as promised. Now I am out of a contractor, I am still in the middle of demolition that cannot be completed without the plumbing, and virtually have a bathroom that cannot be used.

      I want to begin by thanking you for assisting me with my issues about the drainage in the bathroom. Someone came out today and checked things over and managed to find the drainage. They just had to dig a little deeper than what my contractors were. I would like to extend my sincerest apology for the trouble I caused. I am honestly quite embarrassed and feel as if I have overreacted by blaming DRB for faulty practice and construction. Please take this E-mail as my written apology."
