On the first of August I attempted to pay my monthly rent to this company.I moved in the house in May 2023 on a 2 year least.At that time the company was under a different address sometime time in 2024 they moved to a new address.I had a online banking checking account with citizen bank which I paid my rent from.At some point in ***************************** to change my online address for them because my payment was going to their old address.While trying to pay my online rent for August and change to the new address I inadvertently sent them 2 checks for august rent for ******* after being alerted by the bank that my account was overdrawn meaning there was not enough in to cover both checks I called and asked to return my second check sent by mistake.They refused leaving me with no money to live on forcing me to borrow on my high interest credit card and paying an overdrawn fee,saying they would apply it to Sep rent which was not their decision to make because Sep rent was not yet dueBusiness Response

We have been trying to help this tenant, however, we need to be sure that nothing bounces back on our end. We cannot refund money we do not have. We were in the process of communicating with this tenant when this complaint was lodged. Also, the payment would be $1350 not $2700, I am confused. The tenant made 2 payments of $1350, one for Aug rent and then paid it again, not sure how this equates to a $2700 refund.Customer Answer

I have had a property with this company for almost 2 years. The company has called me almost every month with some type of complaint trying to collect repairs. I filed a complaint previous with bbb.org and after they realized I had insurance on everything and repair everything myself they stopped calling. North Bloomfield claims to have a separate repair company that they don't communicate with and this is how they keep confusing going to keep your money. An attorney warned me about this company and I am now warning everyone to stay away from this company. They claim the tenant stop paying a drop a case to remove their tenants from the property. They understand that the money they keep would not be worth it for a regular civil suit. I promise you I am not done. All I did was try to find out what was going on with my property and they tried to make me a problem because they couldn't take advantage of me when I pay them every month. Please do your research before getting involve with a company like them and stay away from a company with rude customer service that use third parties for everything. THIS IS THE WORST REAL ESTATE BUSINESS EXPERIENCE I EVER HAD IN MY LIFE. I have already responded personally to ******************. We are releasing him from his contract and refunding any money we are holding. For what it's worth, we had a very difficult time getting ****************** to meet his legal obligation to keep the home in good repair. He has an old home and refuses to make timely repairs or allow us to.
Below is a copy of the email I sent him earlier today:

About a year ago you and I had a conversation regarding some maintenance issues your tenants were having.While I dont recall the specifics, I remember it was a legitimate problem that you were reluctant to repair or have our contractors repair. As I thought I explained to you at the time, maintenance and repair issues are not something that can be put off until you feel like it, or when I get to it, or because they dont need that, or when they pay me my rent, or more recently let it burn, Im insured, or one of any number or excuses you have given for not taking care of fairly routine repairs.
You and NBP are obligated by law to keep the home in good repair and make sure all systems are functioning properly. The law does not care if the tenants are paying their rent or not. Because of that, our attorney had no choice but to dismiss this case. If he had (truthfully) told the judge that repairs were being withheld due to non-payment of rent, its very possible the judge could have issued an arrest warrant for either you or myself personally. If you think Im kidding, you should spend some time in court. Ive seen it happen.
For that reason and others, we need to disassociate our company from your property. You have shown that you are unwilling and unable to provide the services you are legally obligated to provide, therefore we cannot represent either you or the home. We will be closing the account and canceling our contract. Our office will send you a final statement and accounting within the next few weeks. You should not have hired us in the first place if you did not intend to let us do our job and properly manage the property.
The way I see it you have three choices:
1.You can hire your own attorney to continue the eviction process, or
2. You can file the court case yourself and represent yourself in court. Or, (and probably best)
3. You can **** it up and fix the problems the tenants are having and they will probably start paying you again.
As I suggested during our last conversation, owning rental properties is not for everyone and this might not be a good investment vehicle for you. Houses break all the time.

*********************************You can look at the company responses to every complaint and see that they respond with whatever makes their company look good with plenty of lies and excuses. The responder name on this email is not someone I have spoken with and he/she has never talked to me about anything. I ask who the owner was a dozen times. You have not posted any records of anything you suggest on your portal. You are making excuses because the tenant stop paying and you couldn't take advantage of me because I have a team of repair people I deal with and plenty of business credit to fix my own repairs. You did a repair without my permission almost a year ago. I recall clearly and never provided me any receipts, pics, or etc. I received a call from a man who sounded intoxicated trying to argue with me and once again trying to say I ignored a repair.
NOTICE THEY DIDN'T NAME A SPECIFIC REPAIR THAT I IGNORED!
The office manager "*******" was always rude, argumentative, and always didn't have answers to anything. The "maintenance" and office always seem to separate themselves from each other when it's convenient. WHY WOULD I STOP MY INCOME FOR A SIMPLE REPAIR OR SOMETHING I CAN FIX WITH MY INSURANCE. PLEASE MAKE IT MAKE SENSE! PLUS TAKE MY PROPERTY VALUE UP!
North Bloomfield so called repair department "*******" called and sent me an e-mail the day before the court eviction date (June 8, 2022) saying the power went out and the home seems to be on fire. LOL! I ask her why wouldn't they not call the electric company and the fire department. AGAIN! I have insurance and there is no way I can repair a fire and DTE restore power for free. You can clearly see the games this company play.
Stop trying to bring legal or illegal suggestions in a repair. I've been renting and flipping homes over 10 years. It is illegal to not properly certify the home properly with city and/or county ordinances and that's due cause for a warrant for arrest. Not because you claim that I'm not fixing a repair that you still haven't provided proof of. It would be one thing if I made appointments that I missed or ignored their calls. My responses are not guesses and I have proof and records. IF REPAIRS WERE THE ISSUE YOU WOULD HAVE GAVE ME EMAIL WARNINGS AND MADE THE REPAIR WITH PROOF! Their office team and so called repair women ******* called me every month with some type of sales pitch or suggested repair and when I handled my repairs every time through insurance she said she was not going to connect ME to the tenant any more because that wasn't her job.
PLEASE NOTICE THAT WAS NOT MENTIONED ONE TIME.MY LAWYER TOLD ME TO ASK YOU AGAIN. PLEASE SEND ME CANCELLATION DOCUMENTS OF OUR CONTRACT AND MY REFUND SO I CAN MOVE ON WITH REMOVING YOUR TENANT OR COMMUNICATE WITH THEM ABOUT WHAT IS REALLY GOING ON!!
You have my information. Please contact me anytime. I want what is best for my tenant and my property. I WILL POST THIS ON THERE WEBSITE AS WELL AND WE WILL SEE IF I GET A RESPONSE OR CALL. LOL!
PEOPLE PLEASE PAY ATTENTION! THE RESPONDER ANSWERED NONE OF THE QUESTIONS! THEY NEVER PROVIDED ME ANY PAPERWORK ON THE EVICTION BECASUE THEY DIDN'T WANT ME TO KNOW. THEY NEVER SENT ANY PAPERWORK PROVIDING THE ENDING OF THE CONTRACT AND CONTINUE TO HAVE TERRIBLE, ARGUMENTATIVE, NONE COMMUNICATION.
I'M NOT USPEST AT ALL. North Bloomfield can call me at anytime and we could handle anything they are suggestion. They want call me or answer my calls because they know I am willing to fix my repairs and they are trying to keep my money they are withholding.
