Simply put, United Wholesale Mortgage *****. I honestly think their underwriters are smoking crack.1.) Underwriter made multiple mistakes during the approval process. Some of the conditions made absolutely no sense. For example, pay off two credit cards but using statement balances from two months prior... When you pay the statement balance in full on time and every month, that amount is not current. Despite me showing they were paid and demonstrating my practice of paying in full, they still demanded the statement balances from two months prior. Oh, and one of them, they demanded I make the minimum payment. Again, made no sense. 2.) Underwriter condition of 6 months reserves for property taxes in addition to paying the first property tax bill at closing. OK, this is going to cause a massive overage at the end of the year and recalculate it differently the next year to cause a massive shortage. 3.) Did not get the cash to close dollar amount until late afternoon the DAY BEFORE closing, which was scheduled for 8:00 AM. Had to haul a** to the bank to get wire transfer in before they closed. Had clear to close for nearly TWO WEEKS prior. What were they doing the entire time?4.) Communication? Silence is UWM's preferred language.5.) Only redeeming thing about them is the mortgage insurance is not bad.United Wholesale Mortgage, Inc.

UWM is ABSOLUTELY THE WORST MORTGAGE COMPANY to deal with. I have bought and sold numerous houses and my experience with them has been horrific. I'd give negative stars if I could. We tried for three years to get insurance and property taxes set up in escrow, even though it was supposed to be set up at the start of the mortgage. They have you on voicemail eternity, going through useless prompts, not recognizing the info you put in, extended (literally thought rigor mortis was setting in waiting), and then they always need to send you to another group. You have to verify over and over again, with "I don't know why they sent you to us, but let me forward you to the correct group". And when someone finally picks up, guess what? Can you please verify all of the information you just spent 35 minutes punching in your phone, over and over again. Nothing is ever resolved. Their slogan of "We make lending easy" is the worst kind of oxymoron. Our loan is finally being transferred to another lender, and I AM ECSTATIC!!!United Wholesale Mortgage, Inc.

UWM is a wholesale lender working with a network of local mortgage brokers to originate mortgage loans throughout the country and does not forward solicitations directly to consumers either via phone or by mail. Regrettably, third parties not affiliated with UWM often attempt to solicit business from consumers while claiming to be our representative, and unfortunately, UWM is unable to limit this activity. Additionally, the contact you have received appears to be identifying themselves "working for the VA" which would be outside of UWM's ability to control. Absolute worst ender to deal with. Their tag line of "we make lending easy" should be changed to "we will make your life horrible by providing bad information, lying to you, telling you the last person you spoke to at UWM gave you the wrong information, we won't actually call you back but say that we did and make you submit any requests in writing because that department doesn't take/make calls and you will regret every second of dealing with us"...that would be closer to the truth. I have reached out on numerous occasions to UWM in regards to a home equity loan that is in my mother's name. I have asked for a copy of the application they say they have on file but I have not received a copy. I told UWM that I have checked with all family members and no one knows anything about a home equity line. We are being billed monthly and it's ruining my mom's credit and she did not request a line of credit for $25,000. I've told UWM that she is in a memory care facility, so she did not request any home equity loan. I am her POA and want to see the application to determine if this loan was requested by someone I know. We are not paying for something we did not request. I even hired an attorney to speak on my behalf to see if he could get a copy of the home equity loan application, but to-date, he has had no luck with UWM and UWM is not responding to the attorney calls. This situation has been going on since July of 2024 for me. I just got the attorney involved towards the end of 2024. UWM should reimburse me for the attorney fees because they were advised back in July of 2024 that I speak on behalf of my mother and she did not request a home equity loan. They have letters on file wherein, authorizing me to speak on her behalf. I don't understand what's the hold up. If you have an application on file let me see if a member requested, so we can get it resolved, because my mom has been in memory care for approx 2 years. We pay our mortgage to UWM, but I don't know if the home equity loan has anything to do with the mortgage. I got involved back during pandemic to help my mother who was going through some financial issues.United Wholesale Mortgage, Inc.

I have not had a great experience with United Wholesale Mortgage, when it came to my construction loan process and the transition to a mortgage. I have constantly reached out to them to get information. The lack of communication is unforgiving. I have asked for UWM to request for my initial appraisal to be appealed (given that it is impacting my process of the loan transition) and their response is: "I do not have a contact I can provide you with as that team is primarily a back end operations team that does not have contact with borrowers. They will reach out to you if they require any specific information from you regarding your request."How do you not have contact with borrowers? Just do what you want? It is very concerning. As a result, most contact you have regarding your loan should be directly with your broker. Our affiliated broker wanted an appraisal through your service for our cash-out refi. So, we paid and the home was appraised. Only to discover the appraiser did not include any of the houses that were for sale in our neighborhood or even within 5 miles of our property. Due to this, our house was appraised at approximately 60$ per square feet lower than all other houses in our area, which resulted in an appraisal amount nearly $90,000 lower than it should have been.We submitted a "Reconsideration of Value" request through our broker but out of sheer stubbornness, she refused to make a reconsideration and provided her resume instead. Because of this, we have no choice but to sell the house or file for bankruptcy. This woman's pride is costing us everything.United Wholesale Mortgage, Inc.

It should be noted that the appraiser of your loan was an independent agent who was selected through the UWM appraisal direct service. They are not an employee of United Wholesale Mortgage. Regarding the valuation of your home, please note that many factors can disqualify a comparable property from being used in a valuation including whether or not the property is sold by owner with photos available as well as the available square footage of the property. UWM holds no vested interest in the valuation amount of your property and had no influence over the decision of your appraiser. We have tried multiple times to set up auto pay (both on the phone with a person and online) and instead of informing us that it hadnt been set up, we just get late fee notices AFTER the fact!! You cant get a person on the phoneUnited Wholesale Mortgage, Inc.

Got a clear to close and then last-minute they made LARGE closing cost changes of greater than $14,000 dollars that made my cash to close increase by this amount. Was given the change in closing disclosure at 5:20PM on the day before closing, which was at 10:00AM. They are legally required to provide this 3 days before closing. They didn't change the closing date and therefore I had to make a very rushed decision with no time to challenge or even get an answer to questions. SAVE YOURSELF A LOT OF MONEY AND DO NOT USE UWM (United Wholesale Mortgage)!!!!!United Wholesale Mortgage, Inc.
