      We purchased our home over 6 weeks ago and at that time we were told grading was within our spring escrow. At new home orientation, the project manager told us that we could put a fence up as long as the gate was large enough. We waited 2.5 weeks before putting the fence up & placed a 10 gate in. 6 weeks later - spring escrow schedule came out and there was no grading scheduled for our home. I start reaching out and no one has an answer for me. Finally, we get an email from the project manager saying he specifically told us not to put a fence up (which was incorrect) and that our grading would no longer be done. I asked when we would expect a check for the amount already paid and we were told it would be a credit to our mortgage but no one knew when. Stated that wasnt acceptable as we needed the money in hand to hire someone to do their contractual duties. Then got in touch with another individual that stated it would absolutely need to be a check sent to us. Stated she would talk to her manager and get back to me. Now NO ONE is answering us. We dont have our money we already paid and we dont have the contractual duties completed by Allen Edwin. Weve also already had a leak in the bathroom, are still waiting on a door to be replaced, waiting on a window to be replaced and the concrete contractors broke the latch on our gate. I simply want either a check in hand or the grading to be done but no one can give me a response.

      The company required me to give them an $1000 emd to buy a home. The home was discovered to find have fraud in the title, I sent them a mutual release however they refused to return my deposit. I was essentially forced into signing an agreement for them to keep my ******* money.

      The fraud in the title to which Customer refers is based on a fraudulent deed recorded by someone who was criminally prosecuted for recording the fraudulent deed.  Documents were recorded by Allen Edwin to remedy that problem.  Customer was not requested to close until the title insurance company committed to issuing a title policy to confirm the fraudulent deed was not an issue.  The President of the title company even spoke to Customer to confirm that the issue regarding the fraudulent deed had been resolved.  We went above and beyond to fully resolve the issue, and met all of our obligations under the purchase agreement.

      We closed on our house February 12, 2024. We were told that due to it being a winter build, our yard would not be able to be properly graded until the spring. When April/May came, we were told that another hired company would be out to grade our yard. We had told Allen Edwin that we already had a company ready to come and do our landscaping, we were just waiting for them to finish the grading and put in the easement behind our neighbors house. They said their plan was to slope the yard down a bit in order to have the stormwater run off instead of collecting in our yard. That company never came out. Then we were told a different company would be coming out. That never happened either. Allen Edwin never followed through. Since April, we have been contacting them almost weekly to have this situation amended. Every time we speak with them, we keep being told something will happen next week. Or I will find out more information and call you next week. We have been in our house for almost 6 months and our yard has yet to be graded. The storm water collection in our backyard gets pretty bad and Im afraid its going to cause damage. We don't know what to do to get this situation resolved. We have sent multiple emails and made many phone calls/text messages. We dont know who else to contact. We also have damage to our kitchen island that was there when we moved in. That is also supposed to be fixed, but we keep getting the run around on that, too. People would be scheduled to come out, wed take off of work, and then they wouldnt show. Thats happened twice this past week.

      Their communication is mediocre at best. When we do get a response, it has been to tell me the company will be out to grade our yard sometime next week. This has been said to me multiple times and still no one has been out. So while their response is that theyre in contact to resolve this issue, I cannot accept that because this has been the case for 4 months now. Words mean nothing without action.

      My wife and I closed on a house on 2/20/2024. We were more than happy with the house, the location, and the care that was promised to us when things went wrong. When spring came, my wife and I noticed a gigantic lake that would show up in our back yard. We didn't think much of it, since Allen Edwin promised to take care of us at the 2 month check in appointment. The company decided that the lake occurred due to the drain not working correctly in our back yard, so they came out and "fixed" it. Nevertheless, the lake still remained on the next big rain. When we called back to tell them that the lake was still there, they said it wasn't their problem and we would have to fix the leveling ourselves. After paying this company more than $400,000 dollars for this house, the mounds of dirt all over the neighborhood from other houses going up, and a motto that said that "We build homes for friends and family" we felt that this would eventually be taken care of. We were very wrong, and the company kept telling us that everything is fine and that it is our responsibility now. After talking with 2 landscape companies to grade our land, an irrigation company that kept putting off our installation due to this land issue, and a lawn maintenance company hired to seed our land, we decided that we could not wait for Allen Edwin to solve this problem for us. We decided to just forego the issues and pay for dirt to be delivered and spread to level the land and fix this mistake made by Allen Edwin. We requested that they reimburse us for this unnecessary expense on our end, and were refused two separate times, still citing that the land was not an issue. My complaint is that Allen Edwin created a dip in our land that did not let the water run to the drain properly, refused to take responsibility for this mistake, holds to the drain being the problem when it is the land, and is not living up to the contract we signed that should include water running away from the house to the drain.

      Within the first few months of moving from a brand new build home from Allen Edwin we notice the furnace leaked water and its very loud. Contacted Allen Edwin ************* service they sent A1 mechanical staff out. All they did was caulk where the leak was and sold us a device that should help keep the noise from the furnace down. It leaked again the next day. We was advised for fast service, we can contact A1 mechanical our self. A1 said to give them time so they can get a hold of the manufacturer. Months went by, they want to replace the drip pan, It leaked again. They came out to caulk and want us to wait and see. Again, the problem was never fixed. Contact Allen Edwin they said warranty is over and that I have to deal with A1 myself. A1 keeps on sending people out to ***** but never fix.

      I purchased a house from Allen Edwin Homes in February of 2024 for $429000. Allen Edwin Homes thinks that putting a house together in 3 months during the Winter is a good idea. My house has a beam that is visible through the ceiling and looks horrible. Allen Edwin Homes has the audacity to say thats normal, thats how all of their houses look like and there is nothing they can/will do about it. I have called Allen Edwin Homes customer service a few times asking to speak to a supervisor however, they turned me down without an explanation. All I ask Allen Edwin Homes is to fix my house or give me my money back and they can keep their paper house. See photos for better reference.

      We have investigated the seam in the ceiling the Customer is concerned about.  That seam is purely cosmetic and not visible standing six feet away under normal lighting conditions.  We have concluded that no further work is required.

      Allen E**** employs a concrete trade company who has left my driveway in an unsatisfactory state on two separate pours of the concrete. When expressing my displeasure for the status of the driveway which is covered under the warranty of the home, Allen E**** instead forwarded my email to the owner of the concrete company. The owner of the concrete company “******** ********” based out of Fowlerville, MI, (they do not show in BBB database), approached my yard uninvited and initiated in verbal conflict, harassment, and blackmail. A police report needed to be filed due to the level of belligerence from Joe A*******. I informed the members of the service team of this event occurring on 8/23/23 at the time of writing this on 8/28/23, there has been zero attempt of resolution for this matter despite my numerous attempts at both phone calls and emails. The concrete trade company is continuing to operate at the next house over despite events which transpired

      I am rejecting this response because: Allen E**** service department is well aware this complaint is more than trash left in my garbage can. Allen E**** employs a subcontractor who came onto my property and harassed, blackmailed, and cursed at me for expressing my dissatisfaction to Allen E**** for the status of an unacceptable driveway pour. Allen E**** forwarded this email to this subcontractor who then verbally berated me on my property. A police report was filed and Allen E**** continues to employ said subcontractor within the neighborhood. To reduce this matter to simply trash left in my bin is completely disrespectful, and shows a total lack of care for the customer from a service department.

      I purchased my home closing date April 3 and gave a list of items that needed to be completed. I am a single woman with children that lost their father and this is my first purchase alone. I assumed a new build with a warranty would be the way to go. I was treated by the project manager Brian as a single ignorant woman and he dismissed many of my concerns such as my slider door is fine that they all come smashed in the middle. I moved in the second week of April and was excited to have a new home for my children. I had a list of my concerns and met with Frank on 6-15-2023. He agreed that my grading was not complete and that they needed to correct this. Natalie at Allen E**** told me that I needed to establish grass. We have had a lot of hot weather and no one in the neighborhood has planted grass. While I was out of the country for almost 3 weeks there was flooding. I have photos and videos. My yard is now in the drainage ditch as the road flooded as well. I was initially told that my yard was along the ditch before purchase and this was in the paperwork in which I was given and shown by Brian that was where it was. Now I am told that I have to pay for a survey to see where my yard is. Brian just stated to me while Natalie was on the phone that he can no longer speak with me as I am retaining a lawyer. This is a new build and surveys should be included in the purchase. The original grading was not completed, and my yard now looks like a ski slope. I cannot walk along side of my house without leaning down. The way in which they have left this neighborhood is horrible. There was a huge log stuck in the drain and is still there which will clog the drain again. I was told that the HOA would maintain that side and now Brian has stated that I am lying and I never saw him before the purchase of the house. This is untrue as I met with him twice once before closing to go over the problems in the house. attached photos and a copy of the email with no reply only phone calls

      The Customer appears to express surprise by the dimensions of her lot and the existing of a drainage easement encumbering her corner lot.  Included among the Customer’s sales documents is a map which clearly shows a drainage easement encumbering her lot.  Though Customer references the need for a survey, the dimensions of the lot and the drainage easements which encumber it are clearly depicted in the sales documents.

      In addition to receiving the sketch, Customer signed an addendum wherein: 1) Customer was advised that it was important to install permanent vegetation as soon as possible because ground cover will prevent soil erosion and maintain the proper grading of the lot; 2) Customer agreed to  use care when preparing and installing her lawn to avoid impeding drainage and protect the integrity of drainage swales or easements.

      We have included a photo of the home after Allen E**** completed the final grade on June 1, 2023, which was completed consistent with our obligations.  Based on the photos Customer submitted with her complaint, she neglected to install a lawn, which led to erosion after a rain event.  We do not know why she neglected to do so, notwithstanding the aforementioned addendum she signed.

      We do not know whether Customer intends to irrigate the drainage easement but we do not have any reason to believe there are any issues involved with low water pressure for her home.

      I am rejecting this response because of multiple reasons.  They have not even tried to understand my issue. I was unable to plant vegetation due to extreme heat which is also in the signed documents provided by Allen E***** as well as I have a year to establish vegtation, which they neglected to put in their reply.  I additionally had to wait for my two-month home warranty check which was not until Jun 15 and the yard was required to be regraded as it was not done correctly per Frank, warranty reviewer.  I was then out of the country for three weeks and there was flooding.  I have had a survey completed and the easement has been marked.  This is where Brian told me my lot line was when purchasing the home to get it sold because it had issues seeling because of the ditch (three neightbors also looked at my home and did not purchase due to this).  I put my trust in Allen E**** that they would take care of this being a single woman with children.  Once I purchased my home I had three leaks and asked Brian for help and he stated and I quote "you bought the house, I am no longer able to help and you must file for warranty."  I had to wait til the next day to use my kitchen.  There has been erosion due to blockage in the city street which was never cleared from the bags in the drainage system.  There was also silt fence that was ran over by construction equipment and was not fixed until Friday July 28.  There has been three significant rains and I cannot plant until I have a retaining wall which is awaiting approval by the Allen E**** HOA.  I have been told that this is a design flaw for the drainage system/ditch.  I have been told that Allen E**** is responsible, the HOA is, the city and I am.  I was told that any change to this problem will void a warranty.  I have left messages requesting the city engineer review the problem also.  I now have to spend 10,000 on a retaining wall for an issue that all they had to do was to regrade.  This is causing the area around my house to lose dirt and will eventually cause foundation issues.
      With all this being said, Allen E**** customer service is horrendous, and I was told to plant vegetation so many times I cannot count without them even listening to my issue or coming to my house.  Frank has agreed this is still not done correctly and Brian is a horrible project manager.  Brian even sent me an email requesting me to give him high rates on his survey.  This has led to so much frustration.  I am ready to contact the Fox 17 problem solvers to get me help as to how to fix my problem without voiding my warranty.  I am asking for help in fixing something in which THEY BUILT!  Customer Service is rude from the start even on my water complaints and other neighbors have also complained about the flooding issues at the end of the road as well as the quality of the homes.  They have lived in their homes months now and still do not have their house binders for the HOA information and Allen E**** is not accepting responsibility for a home that is overpriced and low quality.  We are coming together as a community to address our problems.
      Additional issue, is that the hole in the drainage ditch leads to a drainage pond and this does not have a grate over it. I have 4 grand children as well as neighbors with small children in which they can easily fall in and be sucked into the drain.  The water from the top of the neighborhood flows as fast as a small stream and goes almost to my knees.  I also have video of this during the rain. This is AN EXTREME SAFETY CONCERN for children as well as pets.  I am afraid that a small child will DIE before they even address this issue.  I am hoping that this will be taken care of by whomever is responsible.  I was told I cannot fix as this will void my warrantly AGAIN.  What happens when the drainage pond is full and it floods up to my house.
      As you can see there are many issues needing to be addressed and I am hoping that someone will take care of this.  I have been in contact with my insurance company for liability issues with the drainage ditch if someone is to die from this.  I have had experience with children being sucked into those as their grandfather saved a small child by his work with the same issues.

      On the day of the final walk-through 2-15-23 on our new home at ******************************** our Project Manager for AllenEdwin home (***********************), our Realtor *********************, myself and my wife identified approximately 80 paint and finish defects as well as protruding nails, lack of nails in drywall in garage, etc. The four of us placed blue painter's tape on the defects and we were told that the defects would be corrected and new paint applied. The tape was removed by a painter (to our knowledge) with only one area in garage that had application of spackle but quite possibly the missing nails may not have been remedied. The painter later in March 2023 sent a hard-working team of 2 individuals to apply spackle to the defects, again removing the second set of blue painter's tape we had applied to the original defects.On closer inspection, it appears that there are smears of spackle in these defects but the actual filling in process was not accomplished. There was no new paint touch-up appled. In the meantime, we have also noted that one windowsill has a large warp in the center that is all of us overlooked at the walk-through but AllenEdwin states they will repair at some time. This was initially to be taken care of in 60 days, but now we are told that : ..."we (AllenEdwin ***************** will be moving forward with having your concerns reviewed at the 2 month orientation appointment. This will allow everyone to be on the same page and understand what the plan of action will be. We complete repairs in occupied homes throughout the 1 year builder warranty period for all of our homeowner, including drywall and paint repairs.This is NOT the "move-in ready" home that AllenEdwin promised. We do not want to place furniture that will cover the areas that need repairs.We moved in a few pieces of furniture but plan to have these repairs completed ASAP according to what we we promised on 2-15-23. This will be the THIRD time we apply blue tape on the same defects.

      Hi again. 2 concerns: Allen Edwin builders with subcontractors who do a poor job with STRUCTURAL construction, then this gets covered up with drywall etc. We were able to inspect the construction as it progressed and caught many deficiencies, which we requested be remedied before it was covered up. Also a shady Project Manager who himself caused 2 specific issues of a dishonest nature. I'll elaborate below.

      The two dishonest acts by the Project Mngr: He told us that items on our "punch list" would be taken care of ASAP, we had mutually placed (approx. 80) pieces of blue tape with the help of our Realtor AND Project mngr. A few of those areas were caulked, but approx 75 areas had the tape removed as if they had been fixed. This required us to reinspect the entire house and put up more blue tape again. These tapes were again taken down by the Project Mngr without fixing anything and we had to go back in and replace them yet again. This was happening AFTER closing with his assurance in writing that they would be fixed.

      His second dishonest act was in the garage. My husband saw that nails were missing attaching the (insulated) drywall to the studs. We pointed this out to the ** and he later spackled over the area with the missing nails. My husband used a magnet to check if the nails were actually there, and there were NO Nails. The ** purposely covered the area up. He was mystified and asked my husband how he knew. My husband has years of construction experince and answered, "I used a magnet."

      We moved in 3 years ago into **********. Portage Mi. Since then have had nothing but issues with Allen Edwin. There is severe flooding in our neighborhood. Especially the houses along our road. Our backyards continue to flood. We have all tried to get AE to help they say to wait for yards

      As we have explained to the Customer numerous times, his rear yard is encumbered by a drainage swale, which was designed consistent with engineering and municipal requirements to allow water to move throughout his neighborhood to designated catch basins.  Drainage easements are specifically intended to have water flowing across them during rain events.

      Drainage areas can be affected by neighboring properties through the lack of lawn establishment or potential change in grade through lawn or landscape installation.  These items can change or impede the amount of water flowing through the drainage easement.  However, drainage easements are meant to move water and the one which traverses the Customer’s yard is functioning as designed.

      The Customer has contacted us during nearly every significant rain event, as the water is passing through the drainage swale in his yard – consistent with its design and function.  We have inspected the area shortly after the rain ends and the surface water had been discharged to the neighborhood catch basins and was no longer present in the drainage swales.  In other words, the drainage system is functioning as designed and approved.

      Based upon previous communications from the Customer, we retained engineers to review a topographic survey for the neighborhood and the engineers confirmed that the storm water management system approved for the neighborhood was functioning as intended.  That information was shared with the Customer.  Notwithstanding our efforts, it appears that the Customer is unhappy that a drainage easement encumbers his property.  We are not at liberty to alter drainage design features for the benefit of an entire neighborhood simply because a resident has some personal objection.
