Subject: Housing Discrimination Complaint Regarding Gemstone Communities We expressed interest in purchasing two trailer homes from Gemstone Communities: 7 Oak for $2,500 and 14 Elm for $1,000, where ***** ***** intended to live. On 9/25/24, ***** visited 14 Elm, took a tour, and submitted her application after paying the $25 fee. Due to technical issues, we submitted her ID and income information in person. On 9/27/24, ****** ******, a leasing agent, advised us to put applications under my name (*********** *****) and my husband ******* ******* names, listing ***** as a tenant. She later told us to delete that application and submit one in ********* name and one in mine, stating that one person could not own two properties, and we paid two $25 fees.On 10/4, we learned we lost 14 Elm despite being told we were next in line. ****** stated that approvals were based on who submitted paperwork first, which was confusing since we submitted everything on 9/27/24. She also mentioned additional homes were available. We learned of other trailers needing minor rehab, but we were denied access to proceed. ******** inconsistent communication and process delays prompted us to seek legal advice. She previously claimed ********* income was sufficient but later denied his application for "insufficient income" after we submitted his pension details. On 10/10, I submitted required documents. Despite my combined income with ******* exceeding $100,000, we were denied due to "lack of income." When I contacted AmRent, they confirmed our credit scores were above the threshold. We received no clear explanations for our denials, and ******, the regional manager, hung up on me multiple times. We were not provided with policies detailing application decisions. We believe we faced discrimination and misinformation, suggesting violations of the Fair Housing Act (FHA).
