I signed my lease for a home in the highland location on 12/31. We were told we get a Month free. We were told we could move in in January early February at the latest. I called up to see if there was an update and they kept telling me they were waiting on consumers energy. I then talked with consumers energy, and they told me that they didnt even have an appointment set for my place until February 21 which was only made a couple days and that they had just received. I then called the office and they told me only a couple more days. I then told them that I had talked to consumers and told them what I was told. She said there wasnt a date set yet. They rushed me to sign because I was originally supposed to sign the 30th but when I called to reschedule for the 1st they told me I had till the 31st to sign or they had someone else who wanted it. Not once have we received a call from the office with an update. When WE call the office for an update they say they have no idea even though consumers energy confirmed you knew they werent coming until they had payment and a date set. I asked ******* ********* if we would be able to move in by February 14th because thats when our lease ends where we currently live. She blamed it on consumers, but the hold on consumers was that they didnt pay and make an appointment yet. Then they started offering me other homes in the park, and ******* asked me to come see another home which was $1099 on the phone but after I drove an hour to the **** ******* told me someone else was signing on that home so she showed me another one that was $1199. I decided to move into this one and ******* told me they were hoping for Thursday or Friday, but Monday at the LATEST. I sent the lease transfer form over the next day. Later I called to ask if they knew if it would be Thursday Friday or Monday, and ******* said around middle of the next week. They have no idea what theyre doing, AND they wont honor my month free.Sun Communities, Inc.

We sincerely apologize for the delays you are facing due to a utility hold. Our team has been keeping you updated throughout the process. Unfortunately, that doesn't move the process along any faster, and we recognize your frustration and eagerness to get settled in to your new home. As always, please give us a call with any questions or concerns that may arise. We look forward to passing along the good news soon that your new home is ready for you!Review fromStephanie S

If we happen to find any type of pests in our homes we do our due diligence and have the home treated by a licensed, insured pest control company. Unfortunately the time frame on treatment can vary. In this particular instance, this resident has another home at one of Suns other communities until the lease is up at the end of the year, and is in no way homeless.Review fromMorgan R

The office management has terriable customer service. They do not answer any questions they give you the run around about what is going on or what to do. They continually keep saying they are closed or in meetings all day. The office coordinator is extremely rude and unprofessional. The office manger does not do their job. They will not tell me where my 15000$ went. Nor will they explaine to me where my other 1500 payment went. They say my account is behind but will not accept my payment. They are shady and are not telling me where my payments to them did go. Now they are trying to make me leave my home with no explanation of where my money I have already paid is an will not take my payment I do have. This is fraud and horrible businessSun Communities, Inc.

The last payment received from this resident was on 10/2/24 in the amount of $1496.78. This brought the account current through 10/31/24. We did not receive any payments in November or December. The resident is welcome to stop into the office any time discuss and/or to receive a copy of the resident ledger showing all payments and charges as well as the current balance due. We apologize that our office was closed last week for the Thanksgiving Holiday and look forward to assisting all residents any time Monday through Friday from 9am to 5pm during our normal office hours.Review fromWendy S

Sun Communities is in shambles. The park where I am staying has broken laundry facilities, broken fitness center, broken water pipes, and I could go on with much more. Incentive programs that are advertised are not being honored as printed. If you want to stay at a Sun Location check it out first and talk to residents. ************ tells lies all the way through and advertises the opposite of what they really have within the park.Sun Communities, Inc.
Date: 12/10/2024
At this time we have had an opportunity to review these matters as well as speak with the customer. This was related to a payment error for a referral incentive as well as issues with laundry availability. After reviewing the issue pertaining to their incentive, there was no intent to deceive the customer. This was a program oversight and we are in process of rectifying. At this time we have also replaced all of our laundry equipment and the facility is available for use.Review fromSrwey L

I've been an owner resident in SUN COMMUNITIES for 14 years. I am finding it impossible to get a call back or speak with a live person outside of my community. The website says calls will be returned within 2 business days. That isn't happening. We have no pass down of info about our community. It's very frustrating and expensive!Sun Communities, Inc.

We encourage you to please work with your community office directly. If you would like to speak to anyone at our main office, you can do so by calling ************. Thank you for your residency.Review fromCatherine T

Where do I start? People seem friendly but they turn on a dime. A tree that was compromised by a hollow fell on my home in July - not weather related. I had reported that tree out of concern several times to the administration of my community. Sun Communities denied my claim as they stated the tree was on my property, not according to my prospectus' lot measurements!! Even with additional information from the city and poor judgement on the community's administration and their tree maintanence company, Sun Communities still denied my repair claims. This is not the only horror story in my community regarding these well established Water Oak trees that the Sun Communities is now making renters' responsibilities. Hey when you rent a home or apartment and the water heater breaks, it's the landlords responsibility to repair or replace. This tree was Sun Communitities property not mine. Now I understand we are to sign waivers to use any of the ammenities like the pool, spa or fitness center. If we don't sign, they will lock us out!! But we still have to pay! If you're thinking of buying in a Sun Communities property, THINK AGAIN!! Too many rules and the cost of living there keeps skyrocketing each year. Do your homework before buying and speak with existing residents. It all sounds great until it isn't!!Sun Communities, Inc.

We apologize for any frustration experienced regarding the community regulations. As a resident-owner of Water Oak, you agreed to the terms outlined in the prospectus at the time of your move-in, similar to responsibilities in an apartment community. Maintenance of trees, as specified in the prospectus, is indeed a resident's responsibility. Regarding the comment about signing documents for amenity use, the only required document is a standard release form for the fitness center, which is similar to what you would sign at your local YMCA. We value all residents, and encourage you to share any further comments or concerns with our team in the community office. We are here to assist you.Review fromPhyllis F

Was sold this and was lies. They said that we would be able to find places in *********** area and when we called they told us they are no longer taking them as clients. So we had no where to stay. Other places were charging extra money to stay there that wasn't correct from them. We never got a contract in paper. We asked more than 2 times for a copy. Still never received one.they are now harassing us. I want to get into the class action lawsuit.Sun Communities, Inc.

We would need more information on which location this is referencing to be able to give a more personalized response. We urge this guest / resident to call our *********** at ************** to provide more details so we can formally address their concerns.Review fromBrion M

I do not live in the community, but have visited Suncountry Lake ******, and was made aware that they had cabins for sale and I purchased one, or should I say tried purchasing one three weeks later it all fell apart when I asked to see the paperwork before I handed over the check. The closing was pushed off to the next day. I was presented the paperwork and there were requirements being made of me that we never heard of before the rent to leave. The cabin was $911 which is outrageous but I knew that what I did not know that they were changing the contract From one year to two years for me to leave the cabin in their park for two years after I bought it for cash. Very unprofessional if you go and read all the reviews you probably find somewhere else to live and or visit.Sun Communities, Inc.

This complainant was made aware that this was a contingency of the sale of the cabins at a discounted rate. He was unwilling to agree to these terms, so we declined to proceed with the sale.Review fromAimee Y

I only put 5 stars so the review will remain at the top. I have lived in Sun Communities for 5 years. Renting, for a disgusting amount, ever increasing year after year. I have NEVER called or asked the office for anything. The ONE time I complain about somethingThere was glass broken all over a bus stop. I went home and got a bucket and a broom and I cleaned it all the best I could. I then reached out to the community spokesperson to let them know there was still glass. As I couldnt get it all nor should I have to. When the spokesperson called maintenance and was assured it would be cleaned up BEFORE any children arrived. And by the third group of children came nobody had come. So the spokesperson now reached out to the office. When told maintenance did nothing ****** in ****************, ** Rudgate Manor says wow in the time she took to complain she couldve gotten a broom and cleaned it up herself I PAY $1600+ to live in this rat infested dump with a bunch of Hills Have Eyes characters in the office AND I DID CLEAN IT UP. SOMETHING THAT IS NOT MY JOB. The only one that isnt completely useless is ******* *****. She is helpful. The rest of them are awful rude horrible people.Sun Communities, Inc.

We received a message from our answering service that a call came in on 9/15 (Saturday) regarding broken glass. Our maintenance technician went out Monday morning and the glass was gone. Our teams walk all amenity areas daily during the week to clean up debris. If something like this occurs on a weekend, it is handled Monday morning.
