An appraisal was done for my house I was planning to purchase. It was done around June 20th. The appraisal was done so poorly that I have never seen a case like this before. I asked at least 10 people around me and they all agree. The builder sent comparable thats was completely disregarded. There were many mistakes and errors all over the report such wrong photo of the house, wrong address, wrong bedroom count, wrong county. I am filing a compliant against this company for unethical behavior. Even after all the evidence was provided and i asked people in the same neighborhood with same exact house and their appraisal report came in a lot higher, the appraiser did not modify the report. This cost me significant amount of damages, besides the money spent on the report, I lost a lot of value on the house and incurred high cost that I need to pay for and might make me not be able to buy the house that I designed.Business Response

Date of Transaction was August , 2023.This appraisal company doesn't use the national guidelines to conduct their appraisals. I had to spend money again and get another company to appraise my property. Their appraisal was so off the **** that I almost lost the deal. They won't even accept that their practice is wrong and correct the report. We have real estate agents that work in that area that can pull live rent comps saying that this appraisal is wrong but they won't correct it. They even contradict their own appraisal showing comps. I and my lender then get the run around when we tried to appeal the report. I have 2 other appraisals on this property besides theirs and they both have followed the guidelines and you can see where class valuation hasn't done their due diligence. How can every one else be wrong and only them be right. Specially since other companies are following the national appraisal guidelines.They even accused me of lying when I got an BBB agent assigned to my case to help me. Clearly this company needs to take account of their practices and follow the law and national guidelines or have their license to appraise properties revoked. They will keep getting away with such practices if they are left unchecked.Business Response

The complainant refers to other appraisal reports that were completed, we cannot speak to reports completed outside of our purview. We are reaching out to this appraiser to get the borrowers concerns addressed and have also refunded them the entire fee. The complainant is also referring to "national appraisal guidelines", we are unsure of what he is referring to here. In addition, he claimed that we had 5 opened complaints, which was not the case according to our account, we had no other open complaints. Class Valuation is an **************************** ***** whose client is the lending institution involved in the real property loan. This is a Business-to-Business (B2B) arrangement and Class Valuation is procuring an appraisal to evaluate the real property for a mortgage financial transaction and to guard against violations of Appraiser Independence.Initial Complaint

Class Valuation had to do two appraisals Sept 2022 for my home refinance due to loan size. One appraisal was done right and I paid $850 the 2nd appraisal I paid $850.00 charge for the Appraisal Report we completed on 9/19/2022, and ClassicValuation refused to send the appraiser back to my house and evaluate the correct house size dimensions as reflected in the 1st appraisal that they did plus me confirming from an older appraisal report that the 1st appraiser got the right dimensions while the 2nd one got the wrong dimensions which impacted final value. I am not complaining of the appraiser usage of comps in the area but the Basic dimensions of the house that hugely were wrong and impacted the final value. Two appraisers sent within one week one did not do their job, period. Therefore the 2nd Appraisal could not be used on the decision of the loan size and degraded the amount of loan that I would qualify for and therefore was reported to WellsFargo as a refund and ********** credited my account on Nove ********* and a permanent credit was granted by ********** March 2023 as ClassicValuation fought the case for 6 months. Both parties Clasic Valuation and I agreed that **********'s decision on the $850 is Final and there is no Appeal. On June 27th 2023 I received a phone call from a collection agency hired by Classic Valuation which were not aware that ********** decided the case in my Favour and that I do not owe anything to ClassicValuation. I am trying to get resolution on an appraisal that was completed incorrectly and the company will not reach out to the ************ ********************* OR have the appraiser reach out to them to speak to the staff appraiser due to the appraisal being completed as a commercial appraisal on a residential form. HUD only does residential mortgages. I am the underwriter of record for the appraisal and the direct endorsement underwriter for FHA. The *** is asking to speak with appraiser or the *** to explain whatnis needed and the *** is not allowing movement on this. The broker and myself have been working on behalf of the borrower to get this striaghten out since the borrower has paid for this servixe that has not been completed correctly. The order # is *******. I have no other recourse then to file this complaint unfortunately.Business Response

I paid $175.00 for an appraiser to revisit a home we were in the process of buying. The deal for the home fell through so I called to cancel the appraisal. They said they would cancel it and refund the money to me. Then I got an email saying that they were only reimbursing me $87.00. I called them and they said that the appraiser went out anyway even though I canceled it. Now they won't send me the report from the appraiser or the rest of my money.Business Response

I was charged $505 for an appraisal on a condo that should never have been done. All communication with this company was handled through the mortgage broker. I don't know what date the supposed appraisal happened and I have never received the report .On June 8, I went under contract for a condo at **** ******** in **********. I immediately started receiving payment requests for the appraisal, although I did not want to pay for it until the inspections were done. About a week later, the mortgage broker called and said I need to fill out the credit card authorization because the lady from the appraisal company was going on vacation and was worried it might not get done before the scheduled closing date. I again told him that I did not want to pay for it until the inspections were done. He assured me this would not happen. So I filled out the form. The inspection had to be done in 2 parts, on June 13 and was completed on June 17. After reviewing everything, I decided not to proceed with the purchase and notified my realtor. The cancellation docs were signed on 6/21. The next day I noticed the appraisal charge of $505 on my credit card transactions dated for June 16. I immediately sent an email to the mortgage broker asking why this happened when he said it would not. He called a week later and offered to pay for the next appraisal out of his commission, but I will not be working with either of these companies again. I disputed the charges with the credit card company, but they said that I did not validate the complaint. I don't know how to get my money back, and I have never received the product for which they charged me.Business Response

We do see that the appraiser actually completed the inspection on this property prior to the client giving us notification that this order was to be cancelled. In the cases where an inspection has already been completed, we must contractually compensate the appraiser half of their original agreed upon fee. In this instance, the fee charged to you should have only $253.00, not the full fee of $505.00. We will be reimbursing the card provided originally the appropriate fee of $253.00. Please note, that we rely on the client for all communication, since we are acting as their 3rd party oversight. Thank you for bringing this to our attention and the staff member involved will be coached appropriately on how to handle these in the future.
