      I have emailed them repeatedly since April of 2023 about the stairwell E reeking of pee. Constantly I have been told that they are working on it, trying to get someone scheduled, etc. It is now October. The smell from the urine is so bad you can smell it from the elevator that is 30 feet away. And letting urine soak like this not only destroys the carpet, it also destroys the subfloor. Not only is there a camera in this stairwell, they refuse to do anything at all about this issue. Your options do include buying a carpet cleaner and having maintenance or the office staff clean it regularly since you refuse to use the camera to your advantage to find this person letting their pet pee everywhere. You can even install more cameras to help catch said person. Regardless, this has been an ongoing issue for six months now. There has been no attempt to resolve this issue whatsoever.

      I lived at the Bluffs from July 2013 to December 2019. In that time, the service went from *STELLAR* to sub par in ever conceivable way. When I moved out, I thought that I had a zero balance having paid my last months rent online from out of state. Come to find out, they reported me for non rent-payment **4 YEARS** after I moved out. I only found out about this while renewing my current lease. No one from the Bluffs contacted me about this balance, no one said that I owed a balance, and no one has even sent a notice of the amount owed. Now I am playing phone tag with dominium trying to find out how much they claim is owed, and how I can go about disputing or paying the balance. This is outrageous and is par for the course for what I expect from them. They are holding my ability to rent a new place hostage, if I owe a balance, fine, provide me with a direct link or contact to pay. With the understanding that it will be immediately resolved on my rental record. If they cannot prove I owe a balance, they should not be reporting to rental agencies that I do owe one. I want this cleared from my record and resolved. I am resorting to filing a complaint because contacting them has proved unsuccessful in the past months.

      Bluffs decided to opt the apartment community into a trash valet service. This service is only offered to residents during a specific time, which is when I am working. They are requiring residents to store said extra trash can inside their homes, but refuse to take back the can for residents that would like to opt out, such as myself and my fianc. We have no space to store this extra trash can, and have reached out several times via email, but either have been ignored, or have basically been told oh well, you have to store it. The apartment is now stating they will start charging residents who leave it outside of their residence. I have literally no space to store this can, and this service should be offered as an opt in program vs an all residents need to comply program. The hallways now reek of trash, and usually have trash overflowing into the hallways.

      The implementation of Valet Trash was set up to as a service to our residents and as an effort to keep our hallways cleaner. Trash bins can only be set out in the hallway from 5-7pm, 5 days per week, if set out earlier or later, residents are subject to a fine. Residents are not obligated to utilize the service but we do ask that you store the bin in the home in the event you decide to utilize the service. It is a 13 gallon, brand new trash can that takes up very minimal space. The option to opt out was not given as it is an amenity provided to the entire building.
